The 20th PropertyGuru Thailand Property Awards launch as market shows growing opportunities
Thailand’s longest-running real estate awards programme introduces additional categories as new buying and renting trends emerge
BANGKOK, Thailand — The 20th edition of the PropertyGuru Thailand Property Awards programme has officially launched, convening distinguished experts to discuss emerging opportunities in one of Southeast Asia’s most dynamic real estate markets.
The 2025 cycle of the PropertyGuru Thailand Property Awards launched today at the Renaissance Bangkok Ratchaprasong Hotel where industry stakeholders shared the latest insights on the kingdom’s property seekers.
The black-tie gala dinner and presentation of the 2025 awards will be held at a new venue, the iconic Dusit Thani Bangkok. Key dates for the 2025 edition are:
- 11 July 2025 – Entries Close
- 4-22 August 2025 – Site Inspections
- 8-22 August 2025 – People’s Choice Awards Voting Period
- 22 August 2025 – Final Judging
- 12 September 2025 – Gala Dinner and Awards Ceremony in Bangkok, Thailand
- 12 December 2025 – Regional Grand Final Gala Dinner and Awards Presentation in Bangkok, Thailand
Established in 2005, the PropertyGuru Thailand Property Awards represent the longest-running real estate awards programme in the kingdom. It is part of the PropertyGuru Asia Property Awards series, organised by PropertyGuru Group, Southeast Asia’s leading property technology company, to celebrate the Gold Standard in real estate.
Opportunities and trends
The Thai property market presents a variety of opportunities amid new consumer behaviours and trends, according to insights from DDproperty.com, the official portal partner of the awards.
According to DDproperty.com, the demand for rental properties remains higher than the demand for properties for sale. This is evident in the platform’s visitor data from July 2024 to February 2025, which shows that 52% of users chose to rent properties while 48% opted to buy.
Among buyers, 54% bought for personal or family use while 47% bought for investment. The relatively balanced proportion between these buyer segments implies that a significant segment of investors are partly drawn to attractive rental returns for both short-term and long-term leases.
New categories for 2025
The trends emerge as the 20th PropertyGuru Thailand Property Awards further recognise real estate excellence with new categories for 2025. These new titles are Best Construction Company; Best Custom Home Builder; Best Mega Township Development; Best Township Development; Best Completed Mixed Use Development; Best Oceanview Condo Development; Best Oceanview Housing Development; Best Multigeneration Living Condo Development; Best Multigeneration Living Housing Development; Best Smart Commercial Development; Best Renovated Commercial Development; and Best Renovated Residential Development.
The newly introduced categories reflect the shifting needs of property seekers and aim to reward innovation in Thailand’s real estate sector.

This year, the People’s Choice Awards will continue empowering residents to recognise Thailand’s finest developers based on reputation, track record, timely project delivery, and overall quality.

Jules Kay and Suphin Mechuchep were joined at the Bangkok launch event by Wittaya Apirakviriya, general manager, DDproperty, Marketplaces (Developer) and Think of Living, and Paul Ashburn, co-managing partner, HLB Thailand.
The independent panel of judges comprises consultants and experts in many segments of the real estate and construction sectors. As the official supervisor, HLB Thailand, part of “2024 Network of the Year” winner HLB International, will maintain the fairness, transparency, and credibility of the selection process.
Thailand real estate as the Best in Asia
Recipients of the PropertyGuru Thailand Property Awards may compete for the prestigious Best in Asia titles against peers in other markets at the 20th PropertyGuru Asia Property Awards Grand Final in December 2025.
This year’s PropertyGuru Asia Property Awards series has expanded to include markets such as the Middle East, Mainland China, Hong Kong, Macau, Japan, Australia, India, Sri Lanka, Cambodia, Indonesia, Malaysia, the Philippines, Singapore, Vietnam, and Thailand.
In 2024, outstanding developers represented Thailand at the Grand Final with Best in Asia titles for projects by Sansiri Public Company Limited and AP (Thailand) Public Company Limited.
