The 7th annual PropertyGuru Vietnam Property Awards is the most respected and most sought-after real estate industry honours. The event is part of the regional PropertyGuru Asia Property Awards programme established in 2005. With a professionally run and supervised judging system, the Asia Property Awards is the gold standard in real estate.

Best Developer

Must have completed at least 5 residential, commercial, hospitality developments in Vietnam since January 2016.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Boutique Developer

Must have completed at least 2 boutique residential, commercial or hospitality developments in Vietnam since January 2016. Boutique developments
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Sustainable Developer

Must have completed at least 2 sustainable developments in Vietnam since 2016. Sustainable developers consistently implement environmentally sensitive design features, use low impact construction materials, and install energy, waste efficient systems.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Breakthrough Developer

Must have launched first project during or after 2020 and have at least one new project in the pipeline to be launched before the end of 2021.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Lifestyle Developer

Must have completed at least 2 lifestyle developments in Vietnam from 2016 to present. Lifestyle developers offer additional facilities in all their projects for residents to enhance their living experience, such as swimming pools, health and fitness areas, social spaces, children’s playgrounds, convenience stores.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Commercial Developer

Must have completed at least 2 commercial developments in Vietnam from 2016 to present. Commercial developments include office and/or retail projects.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Hospitality Developer

Must have completed at least 2 hospitality developments in Vietnam from 2016 to present. Hospitality developments include hotel and resort projects.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Industrial Developer

Must have completed at least 2 industrial developments in Vietnam from 2016 to present. Industrial developments include manufacturing and/or logistics sector projects.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Mixed Use Developer

Must have completed at least 2 mixed use developments in Vietnam from 2016 to present. Mixed-Use developments should include a minimum of two interconnected components: residential, retail, office, hospitality, medical, entertainment etc
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Luxury Developer

Must have completed at least 3 luxury residential developments (For Housing Development should have an average price per unit over 1 million USD., For Condo Development should have an average unit price more than US$ 7,000) in Vietnam since January 2016.

Special Recognition Awards

Special Recognition in ESG   

All shortlisted developers will be invited to submit details of their ESG activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes:
– Environmental features, systems and technology
– Social responsibility and diversity approaches
– Corporate governance and employee benefits

Special Recognition in Sustainable Design and Construction

All shortlisted developers will be invited to submit details of their Sustainable Design activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes:
· Environmentally friendly design features
· Low impact materials selection
· Design durability and lifecycle assessment

Special Recognition for CSR

All shortlisted developers will be invited to submit details of their CSR activities. There is no direct entry for this category. The criteria used to judge developers’ eligibility for this award includes:
· Charitable donations and activities
· Positive social impact
· Company funded advocacy
  

Special Recognition for Building Communities

All shortlisted developers will be invited to submit details of their Building Communities activities. There is no direct entry for this category. The criteria used to judge developers’ eligibility for this award includes:
· Projects’ internal and external infrastructure
· Connectivity of projects with local communities
· Benefits provided to the areas surrounding projects

Best Luxury Housing Development (HCMC)

Open to houses and/or villas with more than 4 units of houses and average price per unit over 1 million USD. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in HCMC

Open to houses and/or villas with more than 4 units of houses. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in HCMC

 Best Ultra Luxury Condo Development (HCMC)

Open to condominiums and apartments with an average unit price more than US$ 10,001 per sqm.  The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in HCMC

Best Luxury Condo Development (HCMC)

Open to condominiums and apartments with an average unit price US$ 7,001-10,000 per sqm.  The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in HCMC

Best High End Condo Development (HCMC) 

Open to condominiums and apartments with an average unit price US$ 4,001 – 7,000   per sqm.  The development must be completed in the period between January 2020 and before December 2024.   Must have a show unit. Eligible projects should be located in HCMC

Best Mid End Condo Development (HCMC) 

Open for condominiums and apartments with an average unit price US$ 2,001 – 4,000    per sqm.  The development must be completed in the period between January 2020 and before December 2024.   Must have a show unit. Eligible projects should be located in HCMC

Best Affordable Condo Development (HCMC)

Open to condominiums and apartments with an average unit price below US$ 2,000 per sqm.    The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in HCMC

Open to houses and/or villas with more than 4 units of houses. The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Hanoi

Best Affordable Condo Development (Hanoi)

Open to condominiums and apartments with an average unit price of below US$ 2,000 per sqm.  The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Hanoi

Best Condo Development (Danang)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Danang

Best Housing Development (Danang)

Open to houses and villas with more than 4 units of houses. The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Danang.

Best Residential Development (Phu Quoc)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Phu Quoc

Best Residential Development (Khanh Hoa)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Khanh Hoa.

Best Residential Development (Halong Bay)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Halong Bay

Best Residential Development (Southern Vietnam)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Southern Vietnam and outside of Ho Chi Minh City and Binh Duong

Best Residential Development (Northern Vietnam)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Northern Vietnam and outside of Hanoi.

Best Township Development

Open to township developments with at least on completed building in an ongoing project. The development must include landed residential, retail, education and/or medical facilities. The development must be completed in the period between January 2019 and before December 2024. 

Best Condo Development (Vietnam) 

Selected from the Winners of all Condo/Apartment categories.  

Best Housing Development (Vietnam) 

Selected from the Winners of all Landed categories.  

Best Wellness Lifestyle Development 

Open to residential projects that include a variety of facilities that cater to resident health and wellbeing. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit.

Best Condo Development (Binh Duong)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Binh Duong

Best Residential Development (Quy Nhon)

The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit. Eligible projects should be located in Quy Nhon.

Best Office Development 

Open to office building. The development must be completed in the period between January 2019 and before December 2024.  

Best Retail Development 

Open to retail developments with more than 20,000 GFA. The development must be completed in the period between January 2019 and before December 2024.  

Best Hotel Development 

Open to hotel developments. The development must be completed in the period between January 2019 and before December 2024.  

Best Integrated Resort Development

Open to integrated resort developments. The development must be completed in the period between January 2019 and before December 2024.  

Best Mixed Use Development  

Open to Mixed Use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2019 and before December 2024.  

Best Sporting Facility

Open to sporting facility. The development must be completed in the period between January 2019 and before December 2024.  

Best Industrial Development 

Open to Industrial developments. The development must be completed in the period between January 2019 and December 2024. Industrial developments include manufacturing and/or logistics sector projects.

Best Green Development  

Open for Residential and Commercial Project. The development must be completed in the period between January 2019 and before December 2024. Open to developments with internationally recognized green certification (granted). Development must include relevant documents, images and certifications to support each entry as evidence of:  · Energy saving systems · Water management systems · Waste management systems · Health related features.

Special Recognition for Landmark Design

Open to project with unique Landmark Design. The development must be completed in the period between January 2019 and before December 2023. Must have show unit. 

Best Smart Building Development   

Open to residential and commercial development. The development must be innovative in the use of technology and be completed in the period between January 2019 and before December 2024. Must have a show unit.  

Design Awards

Best Condo Architectural Design 

The development must be completed in the period between January 2020 and December 2024. General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact.

Best Housing Architectural Design 

The development must be completed in the period between January 2020 and December 2024. Criteria is applied to the full masterplan design and includes aesthetics, variety, accessibility, design innovation, materials selectionlongevity, environmental impact. 

Best Residential Interior Design  

The development must be completed in the period between January 2020 and December 2024. General criteria include interior themes, colours, textures, finishing, functionality, relevance, innovation, safety, health, ease of maintenance. 

Best Retail Architectural Design  

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, form, shape, use of space, design innovation, materials selection, longevity, environmental impact. 

Best Office Architectural Design  

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, form, shape, use of space, design innovation, longevity, materials selection, longevity, environmental impact. 

Best Mixed Use Architectural Design

The development must be completed in the period between January 2020 and before December 2024. General criteria include concept, form, shape, use of space, design innovation, longevity, materials selection, longevity, environmental impact. 

Best Co Working Space

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, space planning, functionality, communal area design, private area design, colour, texture, finishing, comfort, materials selection, longevity, environmental impact.

Best Hotel Architectural Design

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, form, shape, use of space, design innovation, longevity, materials selection, longevity, environmental impact.

Best Hotel Interior Design

The development must be completed in the period between January 2019 and December 2024. General criteria include theme, colour, texture, finishing, comfort, functionality, relevance, innovation, maintenance, health and safety.

Best Resort Architectural Design

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, form, shape, use of space, design innovation, longevity, materials selection, longevity, environmental impact.

Best Resort Interior Design

The development must be completed in the period between January 2019 and December 2024. General criteria include theme, colour, texture, finishing, comfort, functionality, relevance, innovation, maintenance, health and safety.

Best Landscape Architectural Design

Open to both residential and commercial projects. The development must be completed in the period between January 2019 and December 2024. General criteria include consistency (flora & outdoor features), proportion, plant variety, innovation, accessibility, segmentation, special transition, ease of maintenance, environmental impact. 

Best Township Masterplan Design

Open to township developments with at least one completed building in an ongoing project. The development plan must include land, residential units, retail, education and medical facilities. The development must be completed in the period between January 2019 and December 2024. Percentage of completed construction should be more than 20%. Must have a show unit

Special Awards

Special Recognition for Public Facility

Open to healthcare, education, public service, transportation, public assembly and religious facilities that are owned, leased or operated by a governmental or public entity. No direct entry. The winner(s) will be selected by the panel of judges.
