The culminating event is part of the regional PropertyGuru Asia Property Awards programme established in 2005. With a professionally run and supervised judging system, the Asia Property Awards is the gold standard in real estate.

Best Developer (Mainland China)  

Should have completed at least 2 developments in Mainland China from 2018 to the present. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Luxury Developer (Mainland China)  

Must have completed at least 3 luxury residential developments (For Housing Development should have an average price per unit over RMB 12 millions. For Condo Development should have an average unit price apartments with at an average unit price of RMB 100,000 per sqm and more) since January 2018. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Boutique Developer (Mainland China)

Should have completed at least 1 development in Mainland China from 2018 to present. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Hospitality Developer (Mainland China)

Should have completed at least 1 hospitality development in Mainland China from 2018 to present. Hospitality developer includes hotel and/or resort sector. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Mixed Use Developer (Mainland China)

Should have completed at least 1 mixed-use development in Mainland China from 2018 to present. Mixed-Use developers should include at least two interconnected components in their projects: residential, retail, office, hospitality, entertainment, etc. Companies that enter Developer categories must also enter at least 1 development or design category.

*Companies that enter Developer categories must also enter at least 1 development or design category.

SPECIAL RECOGNITION AWARDS

Special Recognition in ESG (Mainland China)

All shortlisted developers will be invited to submit details of their ESG activities. There is no direct entry for this category. The criteria used to judge developers’ eligibility for this award includes:
  •  Environmental features, systems and technologyz
  •  Social responsibility and diversity approaches
  •  Corporate governance and employee benefits

Special Recognition in Sustainable Design and Construction (Mainland China)

All shortlisted developers will be invited to submit details of their Sustainable
Construction activities. There is no direct entry for this category. The criteria used to judge developers’ eligibility for this award includes:
  • Energy-efficient construction practices
  • Use of waste prevention systems
  •  Use of renewable resources

Best Ultra-Luxury Condo Development (Mainland China)

Open to condominiums with an average unit price of more than RMB 50,000 per sq. Meter. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Best Luxury Condo Development (Mainland China)

Open to condominiums with an average unit price of RMB 30,000 to 50,000 per sq. meter. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Best High-End Condo Development (Mainland China)

Open to condominiums with an average unit price of RMB 15,000 to 30,000 per sq. meter. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Open to condominiums with an average unit price of less than RMB 15,000 per sq. meter. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Open to Completed condominiums and apartments project with hand over date since Jan 2020 to Dec 2021. Must have show unit

Best Connectivity Condo Development (Mainland China)

Open to condominiums and apartments which located less than 400m from closest transit station (Multi Modal Transport) or major highways.The development must be completed in the period between January 2021 and December 2026. Must have a show unit.

Best Waterfront Condo Development (Mainland China)

Open to condominiums and apartments which located no further than 1km from a body of water like a lake, river, canal, or ocean. The development must be completed in the period between January 2021 and December 2026. Must have a show unit

Best Eco Friendly Condo Development (Mainland China)

Open to condominiums and apartments that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2021 and before December 2026. Must have show unit

Best Luxury Housing Development (Mainland China)

Open to development with more than 4 units of houses and/or villas with an average unit price of more than RMB 50 million. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Open to a project with shared and own workspace amenity as part of a housing/apartment/condo project that can be used only by residents/tenants. The development must be completed in the period between January 2021 and before December 2026. Must have show unit.

Best Health and Wellness Development (Mainland China)

Open to residential projects that offer facilities and services that especially cater to senior citizens, such as daily fitness activities, onsite healthcare, senior-friendly surroundings and social programmes. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Best Hotel Development (Mainland China)

Open to hotels development. The development must be completed in the period between January 2020 and before December 2026.

Best Retail Development (Mainland China)

Open to retails development. The development must be completed in the period between January 2020 and before December 2026.

Best Office Development (Mainland China)

Open to office development. The development must be completed in the period between January 2020 and before December 2026.

Best Mixed-Use Development (Mainland China)

The development must be completed in the period between January 2020 and before December 2026.

Open to Commercial that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2020 and before December 2026. Must have show unit.

Best Landmark Development (Mainland China)

The criteria used to judge developers’ eligibility for this award includes: • Its role of spatial reference and dominance in the city or local area • Characteristics and uniqueness and shown in the design and construction • Economic and social value/impact of the development in the city • Diverse cultural meanings

Best Smart Building Development  

Open to residential and commercial development. The development must be innovative in the use of technology and be completed in the period between January 2020 and before December 2026. Must have a show unit. 

Best Green Development (Mainland China)

Open for Residential and Commercial Project. The development must be completed in the period between January 2020 and before December 2026. Open to developments with internationally recognised green certification (granted). Development must include relevant documents, images and certifications to support each entry as evidence of: • Energy saving systems • Water management systems • Waste management systems • Health related features.
