The event is part of the regional PropertyGuru Asia Property Awards programme established in 2005. With a professionally run and supervised judging system, the Asia Property Awards is the gold standard in real estate.

Best Developer

Must have completed at least 5 residential, commercial, hospitality developments in Singapore since January 2016.

Best Boutique Developer

Must have completed at least 2 boutique residential, commercial or hospitality developments in Singapore since January 2016. Boutique developments

Best Breakthrough Developer

Must have launched first project during or after 2020 and have at least one new project in the pipeline to be launched before the end of 2021.

Best Landed Developer

Must have completed at least 2 landed developments in Singapore since January 2016 till present.

Best Residential Developer

Must have completed at least 2 Residential developments in Singapore since January 2016 till present.

Best Lifestyle Developer

Must have completed at least 2 lifestyle developments in Singapore from 2016 to present. Lifestyle developers offer additional facilities in all their projects for residents to enhance their living experience, such as swimming pools, health and fitness areas, social spaces, children’s playgrounds, convenience stores. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Commercial Developer

Must have completed at least 2 commercial developments in Singapore from 2016 to present. Commercial developments include office and/or retail projects. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Hospitality Developer

Must have completed at least hospitality development in Singapore from 2016 to present. Hospitality developments include hotel and resort projects.
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Industrial Developer

Must have completed at least 2 industrial developments in Singapore from 2016 to present. Industrial developments include manufacturing and/or logistics sector projects.

Best Mixed Use Developer

Must have completed at least 2 mixed use developments in Singapore from 2016 to present. Mixed-Use developments should include a minimum of two interconnected components: residential, retail, office, hospitality, medical, entertainment etc

Best Co-Living Operator

The operator must have at least 3 properties in Singapore since 2019 

Special Recognition Awards

Special Recognition in ESG

All shortlisted developers will be invited to submit details of their ESG activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes: 

  • Environmental features, systems and technology 
  • Social responsibility and diversity approaches 
  • Corporate governance and employee benefits 

Special Recognition in Sustainable Design and Construction

All shortlisted developers will be invited to submit details of their Sustainable Construction activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes:  

  • Energy efficient construction practices  
  • Use of waste prevention systems 
  • Use of renewable resources     

Best Mega - Scale Condo Development 

Open to condominiums and apartments with 1000 units and more and at an average unit price of less than 2,500 SGD per sq ft.  The development must be completed in the period between January 2020 and before December 2025.  Must have a show unit. Exceptions can be made should show unit is not available due to Covid-19. 

Best Ultra Luxury Condo Development

Open to condominiums and apartments with an average unit price of more than 3,501 SGD per sqft. The development must be completed in the period between January 2020 and before December 2025.  Must have a show unit.   Exceptions can be made should show unit is not available due to Covid-19.  

Best Luxury Condo Development

Open to condominiums and apartments with at an average unit price of 2,500 SGD per sqft and more.  The development must be completed in the period between January 2020 and before December 2025.  Must have a show unit.   Exceptions can be made should show unit is not available due to Covid-19.  

Best Private Condo Development

Open to development with more than 4 units of houses and/or villas. Open to condominiums and apartments. Best Mixed Use Development

Open to the development which have two or more of office, retail, hotel or residential components. The development must be completed in the period between January 2019 and before December 2025.   

Best Integrated Development

Open to the development which have complete integration of amenities, retail space, transportation and lifestyle components. The development must be completed in the period between January 2019 and before December 2025.

Best Industrial Development

Open to Industrial developments. The development must be completed in the period between January 2019 and December 2025. Industrial developments include manufacturing and/or logistics sector projects    

Best Reconstruction Project Development 

Open to projects which have additional reconstruction of more than 20% of the total project. The development must be completed in the period between January 2019 and before December 2025.     

Best Smart Building Development  

Open to residential and commercial development. The development must be innovative in the use of technology and be completed in the period between January 2019 and before December 2025. Must have a show unit.   Exceptions can be made should show unit is not available due to Covid-19. 

Best Green Development

Open for Residential and Commercial Project. The development must be completed in the period between January 2019 and before December 2025. Open to developments with internationally recognized green certification (granted). Development must include relevant documents, images and certifications to support each entry as evidence of:  - Energy saving systems  - Water management systems  - Waste management systems  - Health related features.

Open to condominiums and apartments with 1000 units and more and at an average unit price of less than 2,500 SGD per sq ft.  The development must be completed in the period between January 2020 and before December 2025.  General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact.

Best Ultra Luxury Condo Architectural Design   

Open to condominiums and apartments with an average unit price of more than 3,501 SGD per sqft. The development must be completed in the period between January 2020 and before December 2025.  General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact.

Best Luxury Condo Architectural Design   

Open to condominiums and apartments with at an average unit price of 2,500 SGD per sqft and more. The development must be completed in the period between January 2020 and before December 2025. General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact.

Best Co Living Space   

The project must be completed in the period between January 2019 and before December 2025.   General criteria include concept, space planning, functionality, communal area design, private area design, colour, texture, finishing, comfort, materials selection, longevity, environmental impact, and interior focused (with a slant towards functionality & community building)

Special Recognition for Public Facility      

Open to healthcare, education, public service, transportation, public assembly and religious facilities that are owned, leased or operated by a governmental or public entity. No direct entry. The winner(s) will be selected by the panel of judges.
