Developer Awards

Best Developer

Must have completed at least 2 residential, commercial, hospitality developments in Sri Lanka since January 2017. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Boutique Developer

Must have completed at least 1 boutique residential, commercial or hospitality development in Sri Lanka since January 2017. Boutique developments. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Sustainable Developer

Must have completed at least 2 sustainable developments in Sri Lanka since 2017. Sustainable developers consistently implement environmentally sensitive design features, use low impact construction materials, and install energy, waste efficient systems. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Breakthrough Developer

Must have launched first project during or after 2021 and have at least one new project in the pipeline to be launched before the end of 2022. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Lifestyle Developer

Must have completed at least 2 lifestyle developments in Sri Lanka from 2017 to present. Lifestyle developers offer additional facilities in all their projects for residents to enhance their living experience, such as swimming pools, health and fitness areas, social spaces, children’s playgrounds, convenience stores. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Commercial Developer

Must have completed at least 2 commercial developments in Sri Lanka from 2017 to present. Commercial developments include office and/or retail projects. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Hospitality Developer

Must have completed at least 2 hospitality developments in Sri Lanka from 2017 to present. Hospitality developments include hotel and resort projects. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Industrial Developer

Must have completed at least 2 industrial developments in Sri Lanka from 2017 to present. Industrial developments include manufacturing and/or logistics sector projects. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Mixed Use Developer

Must have completed at least 2 mixed use developments in Sri Lanka from 2017 to present. Mixed-Use developments should include a minimum of two interconnected components: residential, retail, office, hospitality, medical, entertainment etc Companies that enter Developer categories must also enter at least 1 development or design category.

Special recognition awards

Special Recognition in ESG 

All shortlisted developers will be invited to submit details of their ESG activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes:

  • Environmental features, systems and technology
  • Social responsibility and diversity approaches
  • Corporate governance and employee benefits

Special Recognition in Sustainable Design and Construction

All shortlisted developers will be invited to submit details of their Sustainable Design activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes:

  • Environmentally friendly design features
  • Low impact materials selection
  • Design durability and lifecycle assessment

Best Luxury Condo Development (Colombo)

Open to condominiums with an average unit price of more than 40,000 LKR per sq. ft. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit. Eligible projects should be located in Colombo

Best Mid End Condo Development (Colombo)

Open to condominiums with an average unit price of 25,000 to 40,000 LKR per sq. ft. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit. Eligible projects should be located in Colombo

Best Affordable Condo Development (Colombo)

Open to condominiums with an average unit price of less than 25,000 LKR per sq. ft. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit. Eligible projects should be located in Colombo

Best Housing Development (Colombo)

Open to developments with more than 4 units of houses and/or villas. The development must be completed in the period between January 2021 and before December 2026. Phases of a multiphase development are also eligible for entry. Must have a show unit. Eligible projects should be located in Colombo

Best Residential Development (Southern)

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit. Eligible projects should be located in Galle, Matara, and Hambantota

Best Residential Development (Central)

Open to condominiums, apartments, houses and villas. in the Central part of Sri Lanka. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit. Eligible projects should be located in Kandy, Nuwara Eliya and Matale

Best Residential Development (North East)

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit. Must have a show unit. Eligible projects should be located in Jaffna, Kilinochchi, Mannar, Mullaitivu, Vavuniya

Best Residential Development (Maldives)

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Best Residential Development (Malé)

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Best Completed Condo Development

Open to Completed condominiums and apartments project with hand over date between January 2020 to December 2021.

Best Completed Housing Development

Open to Completed developments with more than 4 units of houses and/or villas with hand over date between January 2020 to December 2021.

Best Connectivity Condo Development

Open to condominiums and apartments which located less than 400m from closest transit station (Multi Modal Transport) or major highways.The development must be completed in the period between January 2021 and before December 2026. Must have a show unit.

Best Connectivity Housing Development

Open to developments with more than 4 units of houses and/or villas which located less than 400m from closest transit station (Multi Modal Transport) or major highways.The development must be completed in the period between January 2021 and before December 2026. Must have a show unit

Best Waterfront Condo Development

Open to condominiums and apartments which located no further than 1km from a body of water like a lake, river, canal, or ocean. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit

Best Waterfront Housing Development

Open to developments with more than 4 units of houses and/or villas which located no further than 1km from a body of water like a lake, river, canal, or ocean. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit

Best Branded Residential Development

Open to Residential property managed and operated by an International hospitality brand. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit

Best Integrated Work From Home Development

Open to a project with shared and own workspace amenity as part of a housing/apartment/condo project that can be used only by residents/tenants. The development must be completed in the period between January 2021 and before December 2026. Must have show unit

Best Pet - Friendly Residential Development

Open to condominiums, apartments, houses and villas. The project must allow residents to keep pets within their property and common areas. The development must be completed in the period between January 2021 and before December 2026. Must have show unit

Best Health and Wellness Development  

Open to residential projects that offer facilities and services that especially cater to senior citizens, such as daily fitness activities, onsite healthcare, senior-friendly surroundings and social programmes. The development must be completed in the period between January 2021 and before December 2026. Must have a show unit

Best Eco Friendly Condo Development

Open to condominiums and apartments that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2021 and before December 2026. Must have show unit

Best Eco Friendly Housing Development

Open to developments with more than 4 units of houses and/or villas that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2021 and before December 2026. Must have show unit

Best Office Development

The development must be completed in the period between January 2020 and December 2026.

Best Retail Development

Open to retail developments with more than 20,000 GFA. The development must be completed in the period between January 2020 and December 2026.

Best Hotel Development

The development must be completed in the period between January 2020 and December 2026.

Best Boutique Hotel Development

Open to hotels with maximum two (2) story’s, less than twenty (20) rooms and no banquet facilities provided. The development must be completed in the period between January 2020 and December 2026.

Best Mixed Use Development

Open to Mixed Use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2020 and December 2026.

Best Mixed Use Development (Maldives)

Open to Mixed Use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2020 and December 2026. Eligible projects should be located in Maldives

Best Industrial Development

Open to Industrial developments. The development must be completed in the period between January 2020 and December 2026. Industrial developments include manufacturing and/or logistics sector projects.

Best Eco Friendly Commercial Development

Open to Commercial that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2020 and December 2026. Must have show unit

Best Smart Building Development 

Open to residential and commercial development. The development must be innovative in the use of technology and be completed in the period between January 2020 and before December 2025. Must have a show unit. 

Best Green Development

Open for Residential and Commercial Projects. The development must be completed in the period between January 2020 and December 2026. Open to developments with internationally recognized green certification (granted), including LEED, BCA Green Mark, WELL Building Standard, EDGE, BERDE, LOTUS, BREAAM, Green Star, and others. The developer must submit relevant documents, images and certifications to support each entry as evidence of: -Energy saving systems -Water management systems -Waste management systems -Health related features

Design Awards

Best Condo Architectural Design

The development must be completed in the period between January 2021 and December 2026. General design criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact.

Best Housing Architectural Design

The development must be completed in the period between January 2021 and December 2026. The design criteria is applied to the full masterplan design and includes aesthetics, variety, accessibility, design innovation, materials selection, longevity, environmental impact.

Best Condo Interior Design

The development must be completed in the period between January 2021 and December 2026. Genera designl criteria include interior themes, colours, textures, finishing, functionality, relevance, innovation, safety, health, ease of maintenance.

Best Housing Interior Design

The development must be completed in the period between January 2021 and December 2026. Genera designl criteria include interior themes, colours, textures, finishing, functionality, relevance, innovation, safety, health, ease of maintenance.

Best Condo Landscape Architectural Design

The development must be completed in the period between January 2021 and December 2026. General criteria include consistency (flora & outdoor features), proportion, plant variety, innovation, accessibility, segmentation, special transition, ease of maintenance, environmental impact.
