BANGKOK, Thailand — Bangkok set the stage for a landmark celebration as the PropertyGuru Asia Property Awards marked its 20th anniversary with the Grand Final Gala Dinner and Awards Ceremony on 12 December 2025. Held at The Athenee Hotel, a Luxury Collection Hotel, the evening gathered developers, designers, industry leaders, and partners from across the region to reflect on two decades of progress and recognise the projects shaping Asia’s built environment.
Over the past 20 years, the Awards have evolved into one of the region’s most established benchmarks of excellence. This anniversary edition reflected that journey, bringing together achievements across diverse markets and asset classes in a single, defining programme.
91 categories recognising excellence across Asia

This year’s Grand Final saw 91 categories presented in one evening, highlighting the breadth and depth of real estate innovation across the region. From architectural and interior design to sustainability, hospitality, industrial, residential, and township development, the Awards showcased how Asian developers continue to respond to changing lifestyles, environmental priorities, and long-term urban needs.
The scale of the programme underscored the Awards’ role as a comprehensive snapshot of Asia’s property sector today, where design quality, functionality, and responsible development increasingly go hand in hand.
An evening guided by familiar voices

The ceremony was led by emcees Bee Xoomsai Na Ayudhya and Jack Prinya Ruenprapa, who framed the evening with reflections on the evolution of the Awards and their role in setting the gold standard for the industry. Their opening remarks positioned the night as both a celebration of achievement and a moment to recognise the collective efforts that have shaped the programme over two decades.
Honouring the 2025 PropertyGuru Icon
One of the defining moments of the evening was the presentation of the 2025 PropertyGuru Icon Award, the sole individual honour of the programme. This year’s recipient, Khun Supaluck Umpujh, Chairwoman of The Mall Group, was recognised for her enduring influence on Thailand’s retail landscape.
Her leadership behind landmark destinations such as the EM District and the forthcoming Bangkok Mall has redefined the intersection of retail, lifestyle, and urban experience. The award was accepted on her behalf by Khun Ittirit Ratanadaros Umpujh, Assistant General Manager of EM District and The Mall Group Co., Ltd., drawing strong applause from the audience.
A special performance marking the occasion

Midway through the programme, the evening paused for a special performance by Khun Jiew Piyanut Sueajongpru. One of Thailand’s most recognisable vocalists, her medley performance added a celebratory interlude to the night, complementing the significance of the 20th anniversary milestone.
The pinnacle honour: Best Developer (Asia)

As the ceremony progressed into the developer awards, anticipation built toward the final honours of the night. These categories recognised organisations whose portfolios, track records, and long-term contributions continue to shape cities and communities across Asia.
The evening culminated with the announcement of Best Developer (Asia) 2025, awarded to Henderson Land Development Company Limited from Hong Kong and Macau. The recognition reflected the company’s consistent delivery of landmark projects, commitment to design quality, and forward-looking approach to sustainability and urban responsibility, positioning it among the region’s most influential developers.
A closing tradition that unites the region

The ceremony concluded with one of the programme’s most enduring traditions. Following the final announcement, all Asia Winners and Asia Finalists were invited to the stage for the official group photograph. Set against confetti and applause, the moment captured the collective achievement of the region’s real estate leaders and brought the 20th anniversary edition to a close on a shared note of pride and recognition.
