Best Luxury Lifestyle Landed Development

Open to Landed property with minimum selling price of RM3 million and above with features to support premium lifestyle. The development must be completed in the period between January 2025and before December 2030.

Best Lifestyle Landed Development

Open to Landed property with selling price below RM3 million that specify target market & features to support that lifestyle (Millenials/Retirees/families etc). The development must be completed in the period between January 2025 and before December 2030.

"Best Certified Green Landed Development

Open to Landed residential projects verified to meet recognised sustainability standards. The development must be completed in the period between January 2025 and December 2030. (For projects WITH recognised green certification)

Best Sustainable Landed Development

Open to landed developments WITHOUT formal green certification, but with credible sustainability intent. The development must be completed in the period between January 2025 and before December 2030.

Best Transit-Integrated Landed Development

Open to landed residential development that is located within a reasonable proximity to a transit hub (up to 3 km) or with direct access to key expressways/highways, that emphasizes ease of mobility, strategic positioning, and transport-oriented value-add such as self-built connected ramps, roads. The development must be completed in the period between January 2025 and December 2030.

Best Waterfront Landed Development

Open to developments with more than 4 units of houses and/or villas which located no further than 1km from a body of water like a lake, river, canal, or ocean with amenities integrated with said body of water preferred. The development must be completed in the period between January 2025 and December 2030.

Best Nature Integrated Landed Development

Open to residential landed developments that are designed and built to integrate with their natural surroundings. At least 60% of units must face nature and the project must offer convenient on-and off-site access to green spaces. The development must be completed in the period between January 2025 and before December 2030.

Best Investment Landed Development

Open to housing project with a range of facilities and management services that allow owners to rent out their property to long term tenants or as a holiday home. The development must be completed in the period between January 2025 and December 2030.

Best International Landed Development

Open to developments with more than 4 units of houses and/or villas in Malaysia developed/jointly-developed by overseas developer that best exemplifies a luxurious lifestyle for home buyers in terms of architectural design excellence(inclusive of landscape, urban design, interior, sustainability, security and design innovation) The development must be completed in the period between January 2025 and before December 2030.

Best Smart-Secure Landed Development

To recognise developments where technology and design work together to enhance residents’ safety & security, convenience, and quality of daily life. This is not about counting gadgets, but about meaningful outcomes that residents experience every day. The development must be completed in the period between January 2025 and before December 2030.

Open to completed developments with more than 4 units of houses and/or villas, with hand over date between January 2023 to December 2025.

Best Townhouse Development

Open to Townhouse project. The development must be completed in the period between January 2025 and December 2030. Phase of a multiphase developments are also eligible for entry.

Best Breakthrough Development (Landed)

Open to High-Rise or Landed residential projects. The developer’s first project must be launched between January 2021 and December 2025. The project must be either fully completed or at least 50% structurally completed at the time of judging. The development must be completed in the period between January 2025 and before December 2030.

Best Ultra Luxury High-Rise Development (Central)

Open to condominiums and apartments with an average unit price of more than RM2000 per sqft. The development must be completed in the period between January 2025 and December 2030.

Open to Residential/ Commercial titled property managed and operated by an International hospitality brand. The development must be completed in the period between January 2025 and December 2030.

 Best Rejuvenated Residential Development 

Open to residential projects that have additional reconstruction/renovation of more than 20% of the total project.  The development must be completed in the period between January 2023 and before December 2025.

Best Golf Course View High-Rise Development

Open to condominiums and apartments where 50% of all unit has view of the golf course. The development must be completed in the period between January 2025 and December 2030.

Best Township Development (Central)

Open to township developments in Central Malaysia with at least one completed building in an ongoing projects. Focuses on the execution and real-world outcome of a township. Townships will be judged on how well the limited land was maximized with smart planning, lifestyle coherence, attention to detail, and distinct identity.

Best Township Development (Southern)

Open to township developments in Southern Malaysia with at least one completed building in an ongoing projects. Focuses on the execution and real-world outcome of a township. Townships will be judged on how well the limited land was maximized with smart planning, lifestyle coherence, attention to detail, and distinct identity.

Best Township Development (Northern)

Open to township developments in Northern Malaysia with at least one completed building in an ongoing projects. Focuses on the execution and real-world outcome of a township. Townships will be judged on how well the limited land was maximized with smart planning, lifestyle coherence, attention to detail, and distinct identity.

Best Mega Township Development

Open to large-scale, masterplanned township developments with multiple phases, significant land area or population scale, and demonstrable delivery over a long-term development horizon. Scale Qualifiers (Meet at Least ONE): Minimum 1,000 acres Planned or projected population of 50,000 residents or more upon maturity Estimated GDV of RM10 billion or above over full development lifecycle Not eligible: Single integrated developments Transit-oriented precincts without township scale Townships still at concept stage with no completed phases Judges reserve the right to reclassify entries into Best Township Development if the submission does not sufficiently meet mega township scale.

Best Integrated Lifestyle Development

Recognises a thoughtfully planned cluster of developments that integrates residential, commercial and lifestyle components to create a cohesive, high-quality living environment. Eligible entries must comprise multiple buildings or parcels, functioning as an interconnected lifestyle ecosystem rather than a single mixed-use structure. Scale: Total land area generally below 1,000 acres.

Best Connected Township Development

To recognise township developments that excel in physical connectivity, accessibility, and ease of movement, enabling residents to move efficiently within the township and connect seamlessly to the wider city.

Best Destination Development

To recognise a large-scale, master-planned development that successfully creates a destination—not merely a residential or commercial project, but a place people intentionally travel to, live in, and engage with. Eligible Developments: Integrated townships, Waterfront developments, Resort-integrated or lifestyle-led developments, Transit-oriented destination precincts (if lifestyle-led)

Best Resort-Style Township Development

This award recognises township developments masterplanned around leisure, nature, wellness, and lifestyle experiences, where a resort-styled environment is integrated into everyday living rather than offered as a standalone hospitality component. Eligibility Criteria: A project should meet MOST (not all) of the following: A. Township Characteristics B. Resort-Living Intent C. Liveability Beyond Leisure D. Development Maturity

Best Commercial Development (Central)    

Open to mixed use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2025 and December 2030.

Best Commercial Development (Southern)

Open to mixed use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2025 and December 2030.

Best Commercial Development (Northern)

Open to mixed use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2025 and December 2030.

Best Retail Development     

Open to retail developments with more than 20,000 GFA. The development must be completed in the period between January 2025 and December 2030.  It honours visionary concepts, strong retail strategy, and thoughtful design that promise to deliver a vibrant and successful retail experience upon completion.

Best Hotel Development     

Open to hotel developments that demonstrates visionary branding, strategic positioning, guest experience excellence, and commercial sustainability to become a leading hospitality destination upon completion. The development must be completed in the period between January 2025 and December 2030. 

Best Office Development     

Best Office Development recognises an outstanding office project that delivers exceptional workplace quality, sustainability performance, and long-term value for occupiers and the city — regardless of building height or configuration. Eligibility: Single building or office-led development Standalone or part of a mixed-use scheme (office component must be dominant) The development must be completed in the period between January 2025 and before December 2030.

Best Industrial Development    

Open to Industrial developments that focuses on operational and strategic — ensuring the industrial development works for real-world users. The development must be completed in the period between January 2025 and December 2030. 

 Best Smart Building Development  

Open to commercial or industrial development that thoughtfully applies smart technologies to improve daily use, promote sustainability, and prepare for future growth, regardless of the scale of implementation. The development must be completed in the period between January 2025 and before December 2030. 

 Best Certified Sustainable Commercial Development

Open for Commercial Projects. The development must be completed in the period between January 2025 and December 2030. Open to developments with internationally recognized green certification (granted). The developer must submit relevant documents, images and certifications to support each entry as evidence of: Energy saving systems, Water management systems, Waste management systems and health related features

Best Eco Friendly Commercial Development

Open to Commercial that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2025 and before December 2030. 

Best Lifestyle Commercial Development

Open to shopping malls, retail boulevards, F&B-centric hubs, and entertainment districts that go beyond just selling — they offer experiences. The development must be completed in the period between January 2025 and December 2030. 

Best Completed Mixed Use Development

Open to completed mixed-use developments with hand over date between January 2023 to December 2025. Emphasizes mixed-use developments that demonstrate excellence in actual delivery of integration, sustainability, and visionary design, offering a cohesive, vibrant lifestyle destination for communities.

Best Completed Office Development        

Open to office buildings. Open to completed office development with hand over date between January 2023 to December 2025. Emphasizes office developments that demonstrate excellence in actual delivery of integration, sustainability, and visionary design, offering a cohesive, vibrant working environment.

Best Co Working Space

Open to co-working spaces that excel in design, functionality, community-building, accessibility, innovation, and well-being support to create a vibrant and productive environment for modern professionals. The development must be completed in the period between January 2025 and December 2030.

Best Wellness Development

Open to projects that offer facilities and services such as daily fitness activities, onsite healthcare, wellness, lifestyle and social programmes. The development must be completed in the period between January 2025 and before December 2030.

Best Senior Living Development

Open to projects that offer facilities and services that especially cater to senior citizens, such as daily fitness activities, onsite healthcare, senior-friendly surroundings and social programmes. The development must be completed in the period between January 2025 and before December 2030.

Best Rejuvenated Commercial Development 

Open to commercial projects that have additional reconstruction/renovation of more than 20% of the total project.  The development must be completed in the period between January 2023 and before December 2025.

Best Landmark Development

To recognise developments that achieve iconic landmark status through architectural distinction, cultural significance, and lasting contribution to the city or nation. Eligibility: Developments of exceptional scale, visibility, or national significance Projects that materially shape skyline, identity, or urban narrative Completed or substantially completed projects preferred

Design Awards

Best High-Rise Architectural Design

The condos or apartments must be completed in the period between January 2025 and December 2030.
Criteria focuses on: Building form, façade, massing, spatial logic, and integration with site, structural design, elevation, skyline impact, circulation and materials

Best High-Rise Interior Design

The condos or apartments must be completed in the period between January 2025 and before December 2030.
Does not have to be fully furnished. However, a show unit or clear demonstration of interior intent (such as ID packages, staging, or move-in-ready options) is typically required to evaluate design quality, functionality, and user appeal.

Best High-Rise Landscape Design

Open to high-rise residential developments with inspiring landscape designs, celebrate innovative green spaces that promote wellness, sustainability, and urban livability.
The development must be completed in the period between January 2025 and December 2030.

Best Landed Architectural Design

Open to developments with more than 4 units of houses and/or villas. The development must be completed in the period between January 2025 and December 2030.

Retail Architectural Design focuses on the overall structure and exterior of the retail space. It takes into account how the building integrates with its surroundings, the spatial organization that facilitates customer flow, and the architectural elements that contribute to the retail experience. The brand identity is also a key element in how the retail space is perceived.

Retail Interior Design places greater emphasis on the internal aspects that includes layout optimization, customer experience, and aesthetic cohesion within the store. The design of interiors involves selecting furnishings, materials, and lighting that enhance the shopping experience, complement the brand, and ensure comfort.

Best Commercial Landscape Design

Open to commercial projects with outstanding commercial landscape designs that enhance user experience, support business vibrancy with sustainable & durable features.
The development must be completed in the period between January 2025 and December 2030.

Best Office Architectural Design

Open to office projects. The development must be completed in the period between January 2025 and December 2030.
Architecture is about how the building structure and external form support office functionality and future adaptability, including how it fits into the urban ecosystem and applies sustainable strategies.

Best Office Interior Design

Open to office projects. The development must be completed in the period between January 2025 and December 2030.
Interior Design zooms in on workplace experience – enhancing productivity, comfort, and aesthetics inside the building. It’s where culture meets practicality in how people actually use the space day-to-day.

Best Industrial Architectural Design

Open to industrial developments that demonstrate outstanding architectural excellence through functional innovation, visual identity, environmental responsiveness, and adaptability to evolving industrial needs.
The development must be completed in the period between January 2025 and December 2030.

Best Mixed Use Architectural Design

Open to mixed use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2025 and before December 2030.
Mixed-Use Architectural Design focuses on how seamlessly different functions—such as residential, commercial, and public spaces—are integrated into a cohesive, efficient, and vibrant environment.

Best Township Masterplan Design

Open to township developments with at least one completed building in an ongoing project.
Focuses on the blueprint and planning vision before or during early stages of execution. It rewards foresight, integration, and holistic urban planning before full realization.

Best Sales Gallery Design

Open to sales galleries that excel in delivering visually stunning, functional, and immersive brand experiences that captivate visitors and drive engagement.
The Sales Gallery must be completed in the period between January 2025 and December 2030.

Best Clubhouse Design

Open to inspiring and functional clubhouse designs that promote vibrant community living, with outstanding architectural identity, well-planned amenities, and residents experience.
