Malaysia’s ex-mining province, Kajang, will soon become an affordable urban living area
Kajang is cropping up as new urban living area due to close distance to Kuala Lumpur
The capital of Hulu Langat, Kajang, is emerging as the new affordable living district. Aside from its close proximity to Kuala Lumpur, the cost of living is also lower, attracting demand to Malaysia’s southern region.
Located only 21 kilometres away from the vibrant city centre, the small township Kajang has grown notably and analysts are starting to recognise price changes in high-rise apartments, as reported by FMT News.
According to Property Advisor’s analysis, high-rise residence transactions in Kajang have already dropped since 2018. Due to the COVID-19 pandemic, sales have decreased even further, up to 79 percent from the first half of 2019 to 2020. Nevertheless, prices of such residences surprisingly rose at the same time, by 25 percent, in spite of the reduced sales.
Property Advisor also mentioned that 2020 homebuyers are, in effect, paying more compared to those in 2019, particularly with first-time home buyers.

Experts have been suggesting citizens to relocate from Malaysia’s city centre to the southern region due to various reasons.
“The need for education and medical centre is greater in this area. As you can see, people have started to move to Kajang and Cheras although these areas are not too close to the city centre,” said Regina Ng, real estate senior negotiator from The Roof Realty.
“It is due to the lower cost of living there compared with the town area. Education and medical centres are playing an important role in boosting this area.”
Landed property is currently in high demand, but Kajang will still require further infrastructure and transportation developments.
