21st PropertyGuru Thailand Property Awards anticipates market resilience, emerging opportunities ahead of Bangkok gala

BANGKOK, Thailand — The 21st edition of the PropertyGuru Thailand Property Awards programme officially launched today with a media preview at the Dusit Thani Bangkok Hotel, bringing together industry experts and award-winning developers for an exclusive briefing on the year ahead.
The high-profile event assembled leading voices to deliver a comprehensive update on the Thai property market, with a focus on “Navigating challenges and growth opportunities,” providing market analysis and insights ahead of the prestigious awards ceremony.
The media preview was held in anticipation of the 21st PropertyGuru Thailand Property Awards, which introduces accolades for outstanding projects across an expanded list of categories this year. The gala ceremony will take place on Friday, 18 September 2026 at the Dusit Thani Bangkok. Top winners will then go on to represent Thailand at the PropertyGuru Asia Property Awards Grand Final this December and compete against the best developers from across the region.

The 2026 edition follows the successful gala ceremony of the 20th PropertyGuru Thailand Property Awards last year, marking a historic milestone for the longest-running awards programme in the kingdom.
Where demand is moving
The programme’s return comes amid shifts in Thailand’s real estate sector, with developers recalibrating strategies as market demand moves resiliently against headwinds, in search of new growth opportunities.
The Thai real estate market is moving from speculative activity to genuine end-user demand. This structural shift is expected to play out differently across segments, with landed homes confronting different pressures from the vertical home segment.
Bangkok’s residential market also stands in contrasts to other property hotspots in the kingdom. Buyer behaviour has evolved considerably over the past 12 to 18 months, with affordability becoming the major pressure point for buyers and developers navigating today’s economic environment.

Nevertheless, clear growth opportunities are coming into view on multiple fronts, defined by shifting location preferences toward mass transit extensions. Buyers also increasingly demand larger usable space and more practical layouts better suited to their lifestyle needs. Lifestyle-driven niches are proving resilient, as exemplified by impressive take-up rates for pet-friendly projects and the consistent appeal of developments featuring amenities such as co-working spaces, EV charging stations, and green spaces.
Foreign buyer trends, meanwhile, are diversifying from traditional Chinese investment and into untapped markets from Russia, Myanmar, and Taiwan. Foreign investment is also skewing toward second-home and safe-haven motivations, generating opportunities for developers who have adapted their solutions accordingly.

To reflect the market’s resilience and progress, the 21st PropertyGuru Thailand Property Awards introduces several new award categories, including Best First Home Development, Best Wellness Hospitality Development, Best Marina Development, Best Landmark Development, Best Landmark Design, and Best Sales Gallery Interior Design.
