The kingdom’s finest developers excel at the 21st PropertyGuru Thailand Property Awards
Four-time Best Developer winner Sansiri leads with multiple honours, while peers define a new decade of excellence in diverse asset types and locations
BANGKOK, Thailand — The 21st Annual PropertyGuru Thailand Property Awards tonight celebrated the kingdom’s finest real estate achievements across approximately 60 categories during a black-tie gala celebration held at Dusit Thani Bangkok.
The long-running real estate awards programme, presented this year under the theme “Defined by Excellence,” honoured the nation’s leading developers across residential, commercial, hospitality, and mixed-use developments, with recognitions encompassing Bangkok, Phuket, the Eastern Seaboard, Hua Hin, Southern Thailand, and beyond.
Residential developers dominated the 2026 PropertyGuru Thailand Property Awards, reflecting the diversifying, discerning preferences of the Thai home-buying market. Sansiri Public Company Limited garnered the coveted Best Developer title—its fourth win in this category—alongside Best Ultra Luxury Developer and a string of project wins including Best Luxury Condo Development (Bangkok) for Via 61, Best Residential Development (Bangkok) for The Monument Sathon, and Best Luxury Wellbeing Condo Development for valles Haus.
AP (Thailand) Public Company Limited also proved dominant, claiming Best Luxury Developer, Best Condo Developer, and Best Housing Developer, supported by victories for Beon Kaset – Nawamin, which earned both Best Luxury Housing Development (Bangkok) and the prestigious Best Housing Development (Thailand) accolade.
A wide distribution of honours
Honours were distributed across luxury residences, branded residences, wellness-oriented developments, multigenerational living, lifestyle condominiums, sustainable properties, and resort-market projects, demonstrating the widening reach of Thailand’s best real estate offerings.

Outstanding individuals
The 21st PropertyGuru Thailand Property Awards also honoured outstanding individual contributions to Thailand’s property sector. In a special moment, Charoen Sirivadhanabhakdi and Family, led by Wallapa Traisorat of Asset World Corporation, were presented with the Life Achievement Award, honouring their enduring contributions to Thailand’s real estate sector alongside TCC Group.
Chanavat Uahwatanasakul, president and chief executive officer of Central Pattana Public Company Limited, was named Real Estate Personality of the Year, recognising his outsized leadership in Thailand’s retail and property sectors.

Ratchayud Nunthachotsophol, president of AP (Thailand) Public Company Limited, received the Changemaker Award for his transformative impact on the industry.
Honouring the public’s favourites
The People’s Choice Awards, which tapped consumer opinion to identify the kingdom’s favourite developers, recognised 10 outstanding companies. Public voting took place from 3 to 16 August 2026, with numerous consumers casting their votes for the developers they admire and trust.
The winners of the People’s Choice Awards in 2026 are: AP (Thailand) Public Company Limited; AssetWise Public Company Limited; Central Pattana Public Company Limited; Frasers Property (Thailand) Public Company Limited; L.P.N. Jules Kay, managing director of PropertyGuru Asia Property Awards and Events, said: “Congratulations to the awardees honoured in the 21st Thailand Property Awards. Two decades of recognising excellence clearly demonstrate that longevity belongs to those who adapt. This year, clarity of purpose also stands out. Whether in wellness, hospitality, or first-home design, Thai developers strive to master a specific craft, understand a specific buyer, and serve a specific place. They read where demand is genuinely heading, and they embed sustainability into the fabric of what they build. Collectively, they show that the Kingdom’s real estate future follows vision, not volume, responding to genuine demand. Our winners prove that resilience, as much as strategic focus, redefines excellence in this sector.”
Suphin Mechuchep said: “Now in its 21st edition, the Thailand Property Awards continues to evolve alongside the industry. This year, we are pleased to introduce new award categories recognising branded residences, wellness-focused living, student accommodation, multigenerational housing, and specialised design across marina and oceanview developments. What impressed the judging panel was not only the scale and ambition of the winning projects, but also the thoughtfulness, precision, and clear understanding of evolving market needs demonstrated in their execution. At a time when genuine demand, long-term value, and quality of life matter more than ever, these winners have shown that successful development is defined not by volume alone, but by relevance, excellence, and lasting impact. My fellow judges and I are honoured to recognise and celebrate their achievements.”
The selection process was independently supervised by HLB Thailand, led by Paul Ashburn of HLB International Real Estate Group and Sakanphon Fueangwong of audit and assurance services at HLB Thailand.
Winners may advance to the PropertyGuru Asia Property Awards Grand Final, recognising the Best in Asia on 11 December 2026 at The Athenee Hotel, a Luxury Collection Hotel, Bangkok.
