The 12th PropertyGuru Vietnam Property Awards issues final call for entries
To meet rising consumer expectations, developers must prove themselves against industry benchmarks, set by these internationally recognised, independently audited awards
HO CHI MINH CITY, Vietnam — The 12th PropertyGuru Vietnam Property Awards is issuing its final call for entries ahead of the July deadline, setting the stage for the biggest night in Vietnamese real estate this year.
Submissions from developers are still being accepted at AsiaPropertyAwards.com until 31 July 2026.
Entries are still open. Key dates for the 2026 edition are:

- 24 August – 11 September 2026 – Site Inspections
- 16 October 2026 – Gala Dinner and Awards Ceremony in Ho Chi Minh City, Vietnam
- 11 December 2026 – Regional Grand Final Gala Dinner in Bangkok, Thailand
A shifting market
The 12th edition takes place against a backdrop of market headwinds. In the first half of 2026, listing prices across multiple property segments stagnated or declined, according to data from Batdongsan.com.vn, the official portal partner of the awards.
Meanwhile, buyer behaviour has shifted markedly, with consumers growing increasingly discerning about both product quality and developer credibility. The Q1 2026 consumer sentiment survey by Batdongsan.com.vn reveals that 51% of respondents are “temporarily waiting” for ideal market conditions, while over 40% remain ready to purchase, but are far more selective. Among those intending to buy, 64% prioritise properties for personal use or immediate cash flow generation.
As customers raise the bar for both projects and the developers behind them, the PropertyGuru Vietnam Property Awards serve as a seal of quality in an increasingly exacting market. In recent years, a growing number of new developers have recognised this and are actively participating alongside the industry’s most established names.

Jules Kay, managing director of the PropertyGuru Asia Property Awards, observes that the Vietnamese market is “shifting into a state of adjustment and selectivity.” He notes this is a moment when cash-ready buyers hold the upper hand: they can choose, negotiate, and favour reputable developers rather than chasing market frenzies as in previous cycles.
Rigour behind the recognition
The prestige of the PropertyGuru Vietnam Property Awards rests on a meticulous selection and evaluation process.
Entries undergo multiple rounds of appraisal and on-site inspections before they are put to a vote by a professional judging panel, under the supervision of HLB, the global network of independent advisory and accounting firms.
Chairing this year’s judging panel is Thien Duong, general director of GroupGSA Vietnam, who encourages developers to “improve the industry further and showcase what the future and gold standard of real estate look like.” He is joined by leaders from CBRE Vietnam, Avison Young, Savills Hotels, SC Capital Partners, the Vietnam Green Building Council, and other highly regarded organisations: experts who assess projects through the lens of hundreds of transactions.
To emerge from this rigorous screening process as a nominee is an honour for any enterprise, whether an industry veteran or a first-time contender.

For participants, securing a place on the PropertyGuru Vietnam Awards stage is a hard-won race already. CapitaLand Development (Vietnam) has claimed Best Developer four times yet returns each year with well-prepared submissions and continuously refined project quality. Gamuda Land Vietnam, after a record-breaking 13 wins at the 10th edition, returned last year to once again etch its name on the honour roll.
The People’s Choice Awards title, voted on directly by consumers, gives developers the chance to earn validation from property seekers themselves. Introduced in Vietnam in 2025, the awards have been presented to CapitaLand Development (Vietnam), Gamuda Land Vietnam, and Phu Long Real Estate Joint Stock Company.
