Outstanding companies and individuals define real estate excellence at the 13th PropertyGuru Asia Awards Malaysia with iProperty
Timber Land Group garners highest honour of the year as consumers, experts, and Malaysia’s leading property portals recognise the country’s finest real estate across 62 categories

KUALA LUMPUR, Malaysia – Top developers celebrated the 13th PropertyGuru Asia Awards Malaysia in partnership with iProperty, presented by Lim Soh & Goonting Advocates & Solicitors, at The St. Regis Kuala Lumpur.
Guided by the theme “Defined by Excellence,” the 2026 PropertyGuru Asia Awards Malaysia with iProperty recognised the country’s best in real estate across 62 categories.
From township developers to breakthrough companies, this year’s awards were comprehensive, honouring the best in different real estate segments and regions.
Timber Land Group won the evening’s top honour, Best Developer, marking its first-ever win in the category, in addition to Best Developer (East Malaysia). CPI Land was named Best Developer (Central Malaysia) alongside award-winning project Tuan Straits. Tanah Sutera took both Best Developer (Southern Malaysia) and Best Landed Homes Developer, buoyed by winning project The Seed.
JLand Group, named Best Township Developer, collected the most awards of any company, covering Developer, Development, and Design categories for projects including Arena Larkin; Bandar Tiram; Ibrahim Technopolis (IBTEC) – Aspiration Park; Ibrahim Technopolis (IBTEC) – STeP West; and Medora One.
JRK Holdings Berhad won both Best Breakthrough Developer and Best Boutique Developer. Keck Seng (Malaysia) Berhad was named Best Mixed Use Developer, also winning for the project Daya 1 Residences, Taman Daya. PTL Properties was named Best Lifestyle Developer, supported by award-winning project The Rimbun.

Outstanding real estate figures
The 13th PropertyGuru Asia Awards Malaysia with iProperty celebrated some of the impactful figures in Malaysian real estate.
Tan Sri Dato’ Seri Dr. Jeffrey Cheah KBE AO, founder and chairman of Sunway Group, received the Life Achievement Award. Dato’ Seri Azmir Merican, group managing director and chief executive officer of Sime Darby Property, was named Real Estate Personality of the Year.
Dato’ Sri Edwin Tan Pei Seng, executive chairman of Paragon Globe Berhad, was honoured as Rising Star, while Ms. Maggie Ng Mui Kit, chief executive officer of Kuok Group Property Division (Southern), received the Woman Changemaker Award.
Consumers, catalysts, and consistency
The Consumer Demand Award continued this year, recognising the property that captured the strongest genuine interest from Malaysian property seekers. Determined by consumer views and leads across PropertyGuru.com.my and iProperty.com.my, Leisure Farm Resort by Mulpha International was named Most In-Demand Bungalow/Villa, in addition to winning Best Resort-Style Township Development.
The People’s Choice Awards also continued the tradition of tapping consumer opinion to identify the nation’s 10 favourite developers. This year, 15,383 votes were cast for developers that consumers in Malaysia admire and trust. The winners of the People’s Choice Awards in 2026 are: Berinda Group; Coronade Properties Sdn Bhd; CPI Land; Gunung Impian Development Sdn Bhd; JLand Group; KEB Berhad; Matrix Concepts; Pinnacle Group; Tropicana Corporation Berhad; and UEM Sunrise Berhad.
In addition, PropertyGuru.com.my and iProperty.com.my presented several titles for the first time this year. IIB Experience Centre (IIBEX) by Iskandar Investment Berhad received the inaugural Real Estate Ecosystem Catalyst Award.
The Consistency Excellence Awards also made their debut, recognising companies with consecutive years of wins at the awards. Gunung Impian Development Sdn Bhd won the 4-Year Consistency Excellence Award. Meanwhile, the 3-Year Consistency Excellence Awards were presented to Armani Group; Astaka Padu Sdn Bhd; Berinda Group; Coronade Properties Sdn Bhd; Iskandar Investment Berhad; JLand Group; R&F Development Sdn Bhd; and Tropicana Corporation Berhad.
Live selection process
Winners of the competitive categories were selected during the Live Judging Days from 30 June to 2 July 2026 at the Amari Hotel Kuala Lumpur. The evaluation process, independently supervised by HLB Ler Lum Chew, saw a multi-disciplinary panel from Malaysia’s leading professional bodies assess an expanded lineup of categories.
This year’s panel was chaired by Datuk Ar. Ezumi Harzani Ismail, president of the Malaysian Institute of Architects (PAM) from 2020 to 2022, and included Ir.
