KUALA LUMPUR, Malaysia — The 13th PropertyGuru Asia Awards Malaysia with iProperty has successfully concluded its highly anticipated Live Judging Days, marking a milestone in the 2026 edition of Malaysia’s premier real estate awards programme.

Held from 30 June to 2 July 2026 at the Amari Hotel Kuala Lumpur, the evaluation process saw an expert panel of industry leaders assess an expanded lineup of categories that reflect the changing dynamics of the Malaysian property market.

The Live Judging Days exemplify the awards programme’s commitment to fairness, transparency, and credibility. Entries were presented to and reviewed by a multi-disciplinary panel of C-suite executives and senior practitioners from Malaysia’s leading professional bodies, ensuring an objective assessment of every submission under the watchful eye of official supervisor HLB Ler Lum Chew. This year’s panel was chaired by Datuk Ar. Ezumi Harzani Ismail, former president of the Malaysian Institute of Architects (PAM).

The 13th PropertyGuru Asia Awards Malaysia with iProperty has introduced an expanded category roster, mirroring market dynamics in a year marked by heightened innovation and sustainable practices among developers. With a focus on recognising excellence across all property segments, this year’s Live Judging Days scrutinised companies and projects in 54 categories, representing diverse geographical regions (Central, Northern, Southern, and East Malaysia) and development types.

From ultra-luxury high-rise residences to first-home landed communities, transit-oriented developments (TOD), industrial projects, and rejuvenated residential schemes, the 2026 celebration is set to recognise the achievements of the real estate industry across the board.

The categories discussed at the Live Judging Days encompassed the full spectrum of Malaysia’s property industry, beginning with the prestigious national-level honours: Best Developer (Malaysia), Best Township Development (Malaysia), Best Landed Development (Malaysia), Best High-Rise Development (Malaysia), Best Commercial Development (Malaysia), and Best Designed Development (Malaysia).

Developer-centric awards were also in focus during the Live Judging Days, including Best Township Developer, Best Mixed Use Developer, Best Lifestyle Developer, Best Landed Homes Developer, Best Boutique Developer, Best Breakthrough Developer, Best Developer (Central Malaysia), Best Developer (Southern Malaysia), and Best Developer (East Malaysia), alongside masterplan and design excellence categories such as Best Township Masterplan Design, Best Mixed Use Architectural Design, Best High-Rise Architectural Design, Best Landed Architectural Design, Best High-Rise Landscape Design, and Best Landed Landscape Design.

Project-centric categories covered an extensive range of developments, starting with sustainability and innovation-focused titles including Best Sustainable High-Rise Development, Best Smart Building Development, Best Transit-Oriented Development (TOD), Best Nature Integrated High-Rise Development, Best Mega Township Development, Best Rejuvenated Residential Development, and Best Industrial Development; lifestyle and integrated living categories such as Best Integrated Lifestyle Development, Best Resort-Style Township Development, Best Lifestyle High-Rise Development, Best Lifestyle Landed Development, Best Lifestyle Low-Rise Development, Best Serviced Apartment Development, Best Retail Development, and Best Waterfront High-Rise Development; regional township accolades comprising Best Township Development (Northern), Best Township Development (Southern), and Best Townhouse Development; a comprehensive range of high-rise development categories broken down by region and segment including Best Ultra Luxury High-Rise Development (Central), Best Luxury High-Rise Development (Southern), Best Premium High-Rise Development (Northern), Best Mass Market High-Rise Development (Central), Best First-Home High-Rise Development, Best Investment High-Rise Development, Best Value-for-Money High-Rise Development (Central), and Best Value-for-Money High-Rise Development (Southern); landed development categories such as Best Luxury Landed Development (Southern), Best Mass Market Landed Development (Central), Best Mass Market Landed Development (Northern), Best First-Home Landed Development, Best Value-for-Money Landed Development (Central), and Best Value-for-Money Landed Development (Southern); and finally the specialised Best Factory Development category.

The People’s judgment

Meanwhile, the People’s Choice Awards continue to receive votes from the public on the developers they perceive as the finest in the country. Nearly 15,000 votes are in so far, highlighting engagement with consumers as they participate in setting the Gold Standard of real estate in Malaysia.

Winners of the competitive categories discussed at the Live Judging Days, as well as special titles like the People’s Choice Awards, will be unveiled at a gala dinner and ceremony on Friday, 2 October 2026 at the St. Regis Kuala Lumpur.

The 13th PropertyGuru Asia Awards Malaysia with iProperty also serves as a qualifying platform for the PropertyGuru Asia Awards Grand Final on 11 December 2026, when Malaysian winners will compete against top developers from across Asia Pacific.
