Hongqiao Qianwan Incity MEGA
Hongqiao Qianwan Incity MEGA is a large-scale retail destination conceived as a future urban retail resort along Suzhou Creek in Shanghai’s Hongqiao Qianwan area. Developed by SCP Group and designed by Lead8, the project spans approximately 256,000 square metres and was completed on 23 December 2025. Positioned within the Hongqiao International Central Business District, the development integrates retail, leisure, wellness, and community life within a naturalised urban setting.
The design vision centres on reimagining the traditional shopping centre as a family-oriented, wellness-focused environment. Lead8’s approach emphasises openness, greenery, and spatial variety, creating settings that encourage lingering and multigenerational use. Rather than functioning solely as a retail venue, the project is conceived as a shared urban playground. This approach has been recognised with the award for Best Retail Architecture Design at the PropertyGuru Asia Property Awards.
Natural elements play a defining role throughout the development. Landscaped outdoor areas, open-air circulation, sunken plazas, and visual connections to Suzhou Creek are woven into the layout. Retail, dining, and leisure offerings are distributed across indoor and outdoor zones, creating a fluid transition between built form and nature.
The project introduces more than 300 brands across fashion, dining, sports, and family categories, with several flagship concepts. Anchoring the leisure experience are an IMAX laser cinema, indoor climbing venues, performance spaces, and curated food markets. Dedicated pet-friendly zones and seasonal event spaces further enrich the experience.
Sustainability underpins the project’s long-term vision. Through its integration of landscape, community-focused spaces, and experiential retail, the project sets a contemporary benchmark for next-generation retail development in Shanghai.
The development won Best Retail Architectural Design (Mainland China) at the 12th PropertyGuru Asia Property Awards (Mainland China, Hong Kong, Macau) and Best Retail Architectural Design (Asia) at the 2025 PropertyGuru Asia Property Awards Grand Final.
