Best Developer

Must have completed at least 5 residential, commercial, hospitality developments in Thailand since January 2016. 
*Companies that enter Developer categories must also enter at least 1 development or design category. 

Best Boutique Developer

Must have completed at least 2 boutique residential, commercial or hospitality developments in Thailand since January 2016. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Sustainability Developer

Must have completed at least 2 sustainable developments in Thailand since 2016. Sustainable developers consistently implement environmentally sensitive design features, use low impact construction materials, and install energy, waste efficient systems. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Breakthrough Developer

Must have launched first project during or after 2020 and have at least one new project in the pipeline to be launched before the end of 2021. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Lifestyle Developer

Must have completed at least 2 lifestyle developments in Thailand from 2016 to present. Lifestyle developers offer additional facilities in all their projects for residents to enhance their living experience, such as swimming pools, health and fitness areas, social spaces, children’s playgrounds, convenience stores. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Commercial Developer

Must have completed at least 2 commercial developments in Thailand from 2016 to present. Commercial developments include office and/or retail projects. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Hospitality Developer

Must have completed at least 2 hospitality developments in Thailand from 2016 to present. Hospitality developments include hotel and resort projects. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Industrial Developer

Must have completed at least 2 industrial developments in Thailand from 2016 to present. Industrial developments include manufacturing and/or logistics sector projects. 
*Companies that enter Developer categories must also enter at least 1 development or design category. 

Best Mixed Use Developer

Must have completed at least 2 mixed use developments in Thailand from 2016 to present. Mixed-Use developments should include a minimum of two interconnected components: residential, retail, office, hospitality, medical, entertainment etc. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Developer (Eastern Seaboard)

Must have completed at least 3 residential, commercial, hospitality developments in Eastern Seaboard since January 2016. 
*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Developer (Phuket)

Must have completed at least 3 residential, commercial, hospitality developments in Phuket since January 2016 
 *Companies that enter Developer categories must also enter at least 1 development or design category.

Best Developer (Samui)

Must have completed at least 3 residential, commercial, hospitality developments in Samui since January 2016

Special Recognition Awards

Special Recognition in ESG     

All shortlisted developers will be invited to submit details of their ESG activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes: 

  • Environmental features, systems and technology 
  • Social responsibility and diversity approaches 
  • Corporate governance and employee benefits 

Special Recognition in Sustainable Design and Construction

All shortlisted developers will be invited to submit details of their Sustainable Design activities. There is no direct entry for this category.  The criteria used to judge developers’ eligibility for this award includes: 

  • Environmentally friendly design features 
  • Low impact materials selection 
  • Design durability and lifecycle assessment 

Best Ultra Luxury Condo Development (Bangkok)

Open to condominiums and apartments with an average price per sqm. starting at 300,000 THB per sqm. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in the Bangkok metropolitan area.     

Best Luxury Condo Development (Bangkok)

Open to condominiums and apartments with an average price per sqm. of 220,000 - 300,000 THB per sqm. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in the Bangkok metropolitan area.      

Best High End Condo Development (Bangkok)

Open to condominiums and apartments with an average price per sqm. of 180,000 - 220,000 THB per sqm. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in the Bangkok metropolitan area.    

Best Mid End Condo Development (Bangkok)

Open to condominiums and apartments with an average price per sqm. of 120,000 - 180,000 THB per sqm. The development must be completed in the period between January 2020 and before December 2024. Must have show unit. Must be located in the Bangkok metropolitan area. 

Best Affordable Condo Development (Bangkok)

Open to condominiums and apartments with an average price per sqm. of less than 120,000 THB per sqm. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in the Bangkok metropolitan area.      

Best Housing Development (Bangkok)

Open to houses and/or villas with more than 4 units of houses. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in the Bangkok metropolitan area.  

Best Housing Development (Phuket)

Open to houses and/or villas with more than 4 units of houses. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in Phuket Province.  

Best Condo Development (Phuket)

Open to condominiums and apartments. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in Phuket Province.    

Best Residential Development (Samui)

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in Samui island area.    

Best Residential Development (Phang-Nga and Krabi)

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in Phang-Nga and Krabi province.

Best Housing Development (Eastern Seaboard)      

Open to houses and villas with more than 4 units of houses The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in Chon Buri, Chanthaburi, Rayong or Trat Provinces.  

Best Condo Development (Eastern Seaboard)      

Open to condominiums and apartments. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in Chon Buri, Chanthaburi, Rayong or Trat Provinces.  

Best Condo Development (Hua Hin)   

Open to condominiums and Apartment. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in Prachuap Khiri Khan Province. 

Best Housing Development (Hua Hin)     

Open to houses and villas. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in Prachuap Khiri Khan Province. 

Best Residential Development (Southern)  

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Phases of multiphase development are eligible for entry and should be located in below Hua Hin, excepts “Phuket, Samui, Phang-Nga and Krabi”.  

Best Residential Development (Chiang Mai)     

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in Chiang Mai province.  

Best Condo Development (Khao Yai)     

Open to condominiums and apartments. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in Nakhon Ratchasima Province. 

Best Housing/Villa Development (Khao Yai)      

Open to houses and villas with more than 4 units of houses. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in Nakhon Ratchasima Province.

Best Housing Development (North East)   

Open to condominiums, apartments, houses and villas. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. Eligible projects should be located in North East of Thailand. 

Best Wellness Lifestyle Development      

Open to residential projects that include a variety of facilities that cater to residents health and wellbeing. The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit.

Best Health and Wellness Development     

Open to residential projects that include a variety of facilities that cater to residents health and wellbeing. The development must be completed in the period between January 2020 and before December 2024.  Must have a show unit.

Best Hotel Managed Residence   

Open to hotel managed property. The development must be completed in the period between January 2020 and before December 2024. Must have a show unit. 

Best Club Facilities Development

Open to development which provide club facilities. The development must be completed in the period between January 2020 and before December 2024

Best Office Development  

Open to Office project. The development must be completed in the period between January 2019 and before December 2024.  

Best Retail Development

Open to Retail development with more than 20,000 GFA. The development must be completed in the period between January 2019 and before December 2024.   

Best Hotel Development

Open to Mixed Use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2019 and before December 2024.      

Best Mixed Use Development

Open to Mixed Use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2019 and before December 2024.  

Best Mega Mixed Use Development 

Open to Mixed use development with  4 or more integrated residential and commercial components. The development must be completed in the period between January 2019 and before December 2024. 

Best Serviced Apartment Development

Open to service apartment development. The development must be completed in the period between January 2019 and before December 2024.  

Best Smart Building Development     

Open to residential and commercial development. The development must be innovative in the use of technology and be completed in the period between January 2019 and before December 2025. Must have a show unit. 

Best Green Development

Open for Residential and Commercial Project. The development must be completed in the period between January 2019 and before December 2024. Open to developments with internationally recognized green certification (granted). Development must include relevant documents, images and certifications to support each entry as evidence of:  -Energy saving systems  -Water management systems  -Waste management systems  -Health related features. 

Design Awards

Best Condo Architectural Design

The development must be completed in the period between January 2020 and December 2024. General criteria include conceptform, use of space, design innovation, materials selection, longevity, environmental impact. 

Best Housing Architectural Design

The development must be completed in the period between January 2020 and December 2024. Criteria is applied to the full masterplan design and includes aesthetics, variety, accessibility, design innovation, materials selectionlongevity, environmental impact. 

Best Residential Interior Design

The development must be completed in the period between January 2020 and December 2024. General criteria include interior themes, colours, textures, finishing, functionality, relevance, innovation, safety, health, ease of maintenance. 

Best Health and Wellness Architectural Design

The development must be completed in the period between January 2019 and December 2024. General criteria include interior themes, colours, textures, finishing, functionality, relevance, innovation, safety, health, ease of maintenance

Best Retail Architectural Design  

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, form, shape, use of space, design innovation, materials selection, longevity, environmental impact. 

Best Office Architectural Design  

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, form, shape, use of space, design innovation, longevity, materials selection, longevity, environmental impact. 

Best Mixed Use Architectural Design  

The development must be completed in the period between January 2019 and before December 2024. General criteria include concept, form, shape, use of space, design innovation, longevity, materials selection, longevity, environmental impact. 

Best Hotel Architectural Design

The development must be completed in the period between January 2019 and December 2024. General criteria include concept, form, shape, use of space, design innovation, longevity, materials selection, longevity, environmental impact.

Best Hotel Interior Design

The development must be completed in the period between January 2019 and December 2024. General criteria include theme, colour, texture, finishing, comfort, functionality, relevance, innovation, maintenance, health and safety.

Best Landscape Architectural Design

Open to both residential and commercial projects. The development must be completed in the period between January 2019 and December 2024. General criteria include consistency (flora & outdoor features), proportion, plant variety, innovation, accessibility, segmentation, special transition, ease of maintenance, environmental impact. 
 

Best Flexible Space    

Open to development with all space operated by third-party flexible office operators including traditional serviced offices. The development must be completed in the period between January 2019 and December 2024. General criteria include theme, colour, texture, finishing, comfort, functionality, relevance, innovation, maintenance, health and safety. 

Best Club Facilities Design

Open to development which provide club facilities.  The development must be completed in the period between January 2020 and before December 2024
