Must have completed at least 5 residential, commercial, hospitality developments in Malaysia since January 2016.

Must have completed at least 2 Affordable developments in Malaysia since January 2016.

Best Lifestyle Developer

Must have completed at least 2 lifestyle developments in Malaysia from 2016 to present. Lifestyle developers offer additional facilities in all their projects for residents to enhance their living experience, such as swimming pools, health and fitness areas, social spaces, children’s playgrounds, convenience stores.

Best Commercial Developer

Must have completed at least 2 commercial developments in Malaysia from 2016 to present. Commercial developments include office and/or retail projects.

*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Township Developer

Must have completed at least 2 township developments in Malaysia since January 2016.  

*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Industrial/Logistics Developer

Must have completed at least 2 industrial developments in Malaysia from 2016 to present. Industrial developments include manufacturing and/or logistics sector projects. 

*Companies that enter Developer categories must also enter at least 1 development or design category.

Best Breakthrough Developer

Must have launched first project during or after 2020 and have at least one new project in the pipeline to be launched before the end of 2021.

*Companies that enter Developer categories must also enter at least 1 development or design category.

Special recognition awards

Special Recognition for ESG

All shortlisted developers will be invited to submit details of their ESG activities.There is no direct entry for this category. The criteria used to judge developers eligibility for this award includes: 

  • Environmental features, systems and technology 
  • Social responsibility and diversity approaches 
  • Corporate governance and employee benefits 

Special Recognition in Sustainable Design and Construction

All shortlisted developers will be invited to submit details of their Sustainable Design activities.There is no direct entry for this category. The criteria used to judge developers eligibility for this award includes: 

  • Environmentally friendly design features 
  • Low impact materials selection 
  • Design durability and lifecycle assessment 

Special Recognition for CSR     

All shortlisted developers will be invited to submit details of their CSR activities. There is no direct entry for this category. The criteria used to judge developers’ eligibility for this award includes:    

  • Charitable donations and activities 
  • Positive social impact  
  • Company funded advocacy 

Best Luxury Landed Development

Open to houses and villas with an average unit price of more than RM 1,000 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best High End Landed Development

Open to houses and villas with an average unit price of RM 500-1,000 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best Landed Development (Central)

Open to development with more than 4 units of houses and/or villas with an average unit price of less than RM 500 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual. Eligible projects should be located in Central of Malaysia.

Best Landed Development (Southern)

Open to development with more than 4 units of houses and/or villas. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual. Eligible projects should be located in Southern of Malaysia

Best Luxury Condo/ Apartment Development

Open to condominiums and apartments with an average unit price of more than RM 1800 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best High End Condo/Apartment Development (Central)

Open to condominiums and apartments with an average unit price of up to RM 1,500 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best Mid End Condo/Apartment Development (Central)

Open to condominiums and apartments with an average unit price of up to RM 1,000 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best Mass Market Condo/Apartment Development (Central)

Open to condominiums and apartments with an average unit price of up to RM 600 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best Condo/Apartment Development (Northern)

Open to condominiums and apartments with an average unit price of more than RM 500 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best Mass Market Condo/Apartment Development (Northern)

Open to condominiums and apartments with an average unit price of less than RM 500 per sqft. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best Condo/Apartment Development (Southern)

Open to condominiums and apartments. The development must be completed in the period between January 2020 and December 2025. Must have a show unit, can be physical or virtual.

Best Mega Township Development (over 500 acres)

Open to township developments with at least one completed building in an ongoing project with over 500 acres. The development must include landed residential, retail, educational and/or medical facilities. The development must be completed in the period between January 2019 and December 2025.

Best Township Development (up to 500 acres)

Open to township developments with at least one completed building in an ongoing project with up to 500 acres. The development must include landed residential, retail, educational and/or medical facilities. The development must be completed in the period between January 2019 and December 2025.

Best Waterfront Development

Open to residential project in any region. The development must be completed in the period between January 2020 and December 2025. Must have a show unit and facing body of water, can be physical or virtual.

Best Smart Home Development   

Open to residential projects that use internet-connected devices to enable the remote monitoring and management of appliances and systems, such as lighting, temperature and security. The development must be completed in the period between January 2020 and before December 2025. All shortlisted residential developments are eligible.  

Best Integrated WFH Development

Open to a project with shared and own workspace amenity as part of a housing/apartment/condo project that can be used only by residents/tenants. The development must be completed in the period between January 2020 and before December 2025.

Best Investment Development

Open to a housing/apartment/condo project with a range of facilities and management services that allow owners to successfully rent out their property to long term tenants or as a holiday home. The development must be completed in the period between January 2020 and before December 2025.

Best Senior Living Development

Open to residential projects that offer facilities and services that especially cater to senior citizens, such as daily fitness activities, onsite healthcare, senior-friendly surroundings and social programmes. The development must be completed in the period between January 2020 and before December 2025. Must have a show unit.

Best Retail Development

Open to retail developments with more than 20,000 GFA. The development must be completed in the period between January 2019 and December 2025. 

Best Hotel Development

Open to hotel developments. The development must be completed in the period between January 2019 and December 2025. 

Best Mixed Use Development

Open to mixed use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2019 and December 2025. 

Best Office Development

Open to office development. The development must be completed in the period between January 2019 and December 2025. 

Best Industrial Development

Open to Industrial developments. The development must be completed in the period between January 2019 and December 2025. Industrial developments include manufacturing and/or logistics sector projects.

Best Green Development

Open for Residential and Commercial Projects. The development must be completed in the period between January 2019 and December 2025. Open to developments with internationally recognized green certification (granted). The developer must submit relevant documents, images and certifications to support each entry as evidence of: - Energy saving systems - Water management systems - Waste management systems - Health related features

Design Awards

Best Condo/Apartment Architectural Design 

The development must be completed in the period between January 2020 and December 2025General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact. 

Best Housing Architectural Design 

The development must be completed in the period between January 2020 and December 2025Criteria is applied to the full masterplan design and includes aesthetics, variety, accessibility, design innovation, materials selection, longevity, environmental impact. 

Best Residential Interior Design  

The development must be completed in the period between January 2020 and before December 2025. General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact. 

Best Smart Building Design  

The development must be completed in the period between January 2019 and December 2025. General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact. 

Best Landscape Architectural Design 

Open to both residential and commercial projects. The development must be completed in the period between January 2019 and December 2025. General criteria include consistency (flora & outdoor features), proportion, plant variety, innovation, accessibility, segmentation, special transition, ease of maintenance, environmental impact. 

Best Co-Working Space 

The development must be completed in the period between January 2019 and December 2025General criteria include concept, space planning, functionality, communal area design, private area design, colour, texture, finishing, comfort, materials selection, longevity, environmental impact. 

Best Co-Living Development

Open to project with co living space. The development must be completed in the period between January 2020 and December 2025. General criteria include concept, space planning, functionality, communal area design, private area design, colour, texture, finishing, comfort, materials selection, longevity, environmental impact.  

Best Clubhouse Design

Open for project with clubhouse (amenity) design within a housing/apartment/condo complex. The development must be completed in the period between January 2020 and December 2025 

Best Pandemic Respond/ New Normal Design

The development must be completed in the period between January 2020 and December 2025. 

Best Commercial Interior Design

Open to commercial projects. The development must be completed in the period between January 2020 and December 2025. General criteria include concept, form, use of space, design innovation, materials selection, longevity, environmental impact.
