GuitarPhotographer\/Shutterstock<\/figcaption><\/figure>\n<p>The Japanese government has noticed weaknesses from Hong Kong\u2019s political instability, leading to enforcement of measures that would strengthen Tokyo\u2019s office property market, reported by <a href=\"https:\/\/www.scmp.com\/business\/article\/3110003\/tokyo-posing-challenge-hong-kongs-financial-hub-crown-are-companies-likely\" target=\"_blank\" rel=\"noopener noreferrer\">South China Morning Post<\/a>.<\/p>\n<p>An announcement was made this month by the government that a financial services agency would be introduced to help supervise foreign asset managers from Hong Kong. A company has also been established there to provide consultations to firms considering relocating to Japan. Analysts say that this shouldn\u2019t create any impact towards demand and prices of office properties.<\/p>\n<p>As stated by Kenji Nakanishi, Japan\u2019s vice finance minister, the country has the potential to be a global financial district, seeing Singapore\u2019s new rules on foreign workers and China\u2019s clampdown on Hong Kong.<\/p>\n<p>However, experts are making comments on the matter. Nai Jia Lee, deputy director of the Institute of Real Estate and Urban Studies at the National University of Singapore (NUS), mentioned that for Japan\u2019s efforts to come to fruition, it will take some time.<\/p>\n<p><a href=\"https:\/\/www.asiapropertyawards.com\/en\/land-prices-in-japan-plunge-for-first-time-in-3-years\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>More: Land prices in Japan plunge for first time in 3 years<\/strong><\/a><\/p>\n<p>Associate professor of real estate and finance at the Chinese University of Hong Kong Maggie Hu added, \u201cit will probably attract at most a small percentage of firms out of Hong Kong to Japan.\u201d<\/p>\n<p>Tokyo still accommodates mainly to domestic firms, language barriers haven\u2019t been broken down yet, and it\u2019s improbable that Japan will adopt a low-tax system like Hong Kong in the near future. Many conglomerates still favour Hong Kong\u2019s developed capital markets.<\/p>\n<p>Michael Makdad, the senior equity analyst at Morningstar Tokyo, discussed, \u201cI don\u2019t see Tokyo taking the
