Since the onslaught of the pandemic, warehouses nabbed the property investment spotlight across Asia Pacific.\u00a0<\/span>But since major businesses began to ven<\/span>ture into more traditional asset classes in the first half of the year,\u00a0<\/span>Min<\/span>gtiandi<\/span><\/a>\u00a0<\/span>revealed\u00a0that<\/span>\u00a0the transactions for rental apartments more than tripled<\/span>,<\/span>\u00a0<\/span>which enabled it to reclaim its <\/span>glory<\/span>.<\/span><\/p>\n

Among the\u00a0<\/span>major acquisitions were\u00a0<\/span>conducted\u00a0<\/span>by Allianz Insurance, AXA Investment Management and Blackstone<\/span> that helped Japan <\/span>amass some USD4.9 billion in rental apartment investments from January to June, according to a report<\/span>\u00a0<\/span>by\u00a0<\/span>Real Capital Analytics<\/span>\u00a0(RCA)<\/span>.<\/span>\u00a0<\/span><\/p>\n

In the first half of 2020,\u00a0t<\/span>he\u00a0<\/span>influx\u00a0<\/span>of\u00a0<\/span>cash\u00a0<\/span>into the multi-family assets of Japan dr<\/span>o<\/span>ve inv<\/span>estments in rental apartments\u00a0<\/span>in\u00a0<\/span>Asia Pacific to USD6.5 billion<\/span>, a 157 percent growth compared to the same period a year before<\/span>.<\/span>\u00a0<\/span><\/p>\n

I<\/span>n that same period<\/span>,\u00a0<\/span>however,\u00a0<\/span>transactions in\u00a0<\/span>the industrial sector declined by four percent in the regio<\/span>n<\/span>, while\u00a0<\/span>the volume of office deals dropped by 44 percent, added RCA.<\/span>\u00a0<\/span><\/p>\n

\u201cThere has been a continued trend of institutional and core investors seeking exposure to the Japanese residential sectors, given the stability of income and the relative high cash-on-cash yields,\u201d said Stuart Crow, the chief executive at JLL APAC.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n
