The world as we know it is not unfamiliar with\u00a0<\/span>highly infectious diseases, from the Spanish flu that took the lives of 50 million people worldwide to the\u00a0<\/span>Asian and Hong Kong flu that each tallied around 1.1 million deaths<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

However,\u00a0<\/span>the world has changed drastically since then. <\/span>T<\/span>ravelling to different countries\u00a0<\/span>have become <\/span>much cheaper, exporting and importing goods have become <\/span>much easier<\/span>, and the list goes on. This also means that the risk of infection has become much higher. <\/span>\u00a0<\/span><\/p>\n

On the other hand, the way we look at life has\u00a0<\/span>also shifted.\u00a0<\/span>The general population have now become\u00a0<\/span>more conscious\u00a0<\/span>of their health<\/span>.\u00a0<\/span>Because of this need, r<\/span>estaurants have <\/span>added healthy <\/span>options\u00a0<\/span>in their menu and some have even set up shop specially focused on<\/span>\u00a0serving<\/span>\u00a0<\/span>such dishes and beverages.<\/span>\u00a0<\/span><\/p>\n

Aside from\u00a0<\/span>health<\/span>ier<\/span>\u00a0<\/span>consumption<\/span>, the demand for<\/span>\u00a0gyms and<\/span>\u00a0<\/span>wellness\u00a0<\/span>centres<\/span>\u00a0<\/span>have also increased <\/span>dramatically, enabling these establishments to sprout<\/span>\u00a0across<\/span>\u00a0every corner in<\/span>\u00a0<\/span>major locations around the world.<\/span>\u00a0<\/span><\/p>\n

But w<\/span>ith the dawn of the pandemic, the need to eat healthier and live a more active lifestyle <\/span>has become more crucial than ever. <\/span><\/p>\n

Question is, how did t<\/span>he\u00a0<\/span>thriving<\/span>\u00a0industry\u00a0<\/span>of wellness-focused residences\u00a0<\/span>and fitness centres cope<\/span>\u00a0during the pandemic? Did the underlying demand help them in any way?<\/span>\u00a0<\/span><\/p>\n

An ideal escape amid the outbreak<\/span><\/i>\u00a0<\/span><\/p>\n

For the fourth installment of <\/span>the\u00a0<\/span>webinar series\u00a0<\/span>organised<\/span>\u00a0by\u00a0<\/span>PropertyGuru<\/span>\u00a0Asia Real Estate Summit<\/span>, we spoke with<\/span>\u00a0the CEO of Banyan Group Thailand<\/span>\u00a0<\/span>Tjeert<\/span>\u00a0Kwant, who\u00a0<\/span>manages<\/span> Banyan Residences in Hua <\/span>Hin<\/span>, Thailand, a<\/span>n<\/span>\u00a0<\/span>integrated, lifestyle community<\/span>\u00a0that<\/span>\u00a0offer<\/span>s<\/span> a mix of residential, hospitality, leisure, health and wellness facilities and services, making it an<\/span>\u00a0ideal getaway during the pandemic.<\/span>\u00a0<\/span><\/p>\n

T<\/span>he\u00a0<\/span>entire development<\/span>\u00a0—<\/span>\u00a0from the design, layout and facilities<\/span>\u00a0—<\/span>\u00a0w<\/span>as\u00a0<\/span>designed to\u00a0<\/span>ensure that the r<\/span>esidents, members, visitors and Banyan team<\/span>\u00a0<\/span>achieve\u00a0<\/span>optimum wellness <\/span>whilst in the premises<\/span>.<\/span>\u00a0<\/span><\/p>\n

Banyan Residences<\/span>\u00a0is made up of 86 villas for\u00a0rent and for sale, a golf course, a spa<\/span>\u00a0and is within the immediate vicinity of its medical partner Be Well Medical Centre\u00a0that provides primary care<\/span>\u00a0and<\/span>\u00a0nutritional advice,<\/span>\u00a0as well as<\/span>\u00a0physiotherapy, yoga<\/span>\u00a0and<\/span>\u00a0meditation<\/span>.<\/span>\u00a0<\/span><\/p>\n

As golfing is a non-contact sport\u00a0in the lush outdoors, their golf course was one of the first sports facilities that were allowed to open during the pandemic<\/span>.<\/span> Their partnership with Be Well Medical Centre was especially essential duri<\/span>ng these trying times as they have helped Banyan develop preventative measures that ensure the safety and wellbeing of residents, members, visitors and their own team.<\/span>\u00a0<\/span><\/p>\n

According to Tjeert, they also produced visualisations to guide everyone, which became a standard in Hua Hin. <\/span>\u00a0<\/span><\/p>\n

“Both local and regional Golf Associations chose our protocols as the standard for the businesses here in the region. Together with these protocols and the SHA (Safety and Health Administration) certificate that we obtained from the government, which ensures a healthy and safe environment, we can give our residents a comfortable feeling about living, working and visiting Banyan.\u201d<\/span>\u00a0<\/span><\/p>\n

Seeing as second homes and golf clubs were two asset classes that suffered significantly during the\u00a0<\/span>oubtreak<\/span>,\u00a0<\/span>Kristin\u00a0Thorsteins, the\u00a0<\/span>partner at Portman Investment, a member of the Urban Land Institute \u2013 Hotel Development Council & Women\u2019s Leadership Initiative and the moderator of the webinar, <\/span>asked:<\/span>\u00a0<\/span>\u201c<\/span>Do you feel that COVID will give an unexpected boost to these sectors? Are you seeing increased demand for second homes or vacation\u00a0<\/span>homes<\/span>?<\/span>\u201d<\/span>\u00a0<\/span><\/p>\n

Tjeert<\/span>\u00a0explained that\u00a0<\/span>for both the golf course and the residences,\u00a0<\/span>they had to switch from mainly international visitors\u00a0<\/span>to the domestic market<\/span>\u00a0<\/span>since Hua\u00a0Hin\u00a0has become a popular destination for people from Bangkok, w<\/span>hich is only a two-and-a-half-hour drive away. <\/span>\u00a0<\/span><\/p>\n

\u201c<\/span>S<\/span>o<\/span>\u00a0<\/span>for\u00a0<\/span>the domestic market, we can mostly see the increasing interest in having a house in Hua\u00a0<\/span>Hin<\/span>. Pe<\/span>ople<\/span>,<\/span>\u00a0in general<\/span>,<\/span>\u00a0want to escape the crowded cities for many reasons<\/span>.<\/span>\u00a0<\/span>F<\/span>irst of all, is<\/span>\u00a0psychologically<\/span>,<\/span>\u00a0<\/span>but also to get back to nature, bit more social distancing opportunities<\/span>\u00a0—\u00a0<\/span>and Hua\u00a0<\/span>Hin<\/span>\u00a0is offering that<\/span>.\u201d<\/span>\u00a0<\/span><\/p>\n

\u201cP<\/span>eople can leave the Metropole Bangkok and go to Hua\u00a0<\/span>Hin<\/span>\u00a0to enjoy golf, other activities, but also spend time in their second home in nature and in a more relaxed environment.\u00a0<\/span>So<\/span> we can see that from Bangkok for sure,<\/span>\u201d added Tjeert.<\/span>\u00a0<\/span><\/p>\n

For\u00a0<\/span>international clients, he said that they are also seeing increasing interest. He is confident that the d<\/span>emand will soon come, <\/span>most notably due to how the country is successfully dealing with the pandemic. Potential investors will view the kingdom as a safe haven to travel to and\u00a0<\/span>hopefully also purchase a second home.<\/span><\/p>\n

Staying fit in the midst of the pandemic<\/span><\/i>\u00a0<\/span><\/p>\n

When it comes to the current state of fitness\u00a0<\/span>centres<\/span>,<\/span>\u00a0the<\/span>\u00a0<\/span>CEO and founder of award-winning fitness <\/span>centre<\/span>\u00a0The Lab Bangkok<\/span> Richard Cohen, who<\/span> also joined us at said <\/span>webinar, shared<\/span> how they managed to operate during the pandemic, with all the restrictions and precautions in mind<\/span>.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

T<\/span>hroughout the course of the crisis<\/span>, Richard said that some <\/span>landlords offered 50 to 100 percent rent reduction\u00a0<\/span>during the enforced lockdown\u00a0<\/span>and some discounts<\/span>\u00a0during the<\/span> reopening, which definitely helped keep their business afloat.<\/span><\/p>\n

As a business owner, with his clients\u2019 best interest in mind, he understood that most of them were having a hard time as well so he organised a pay-what-you-think-is-worth, donation-based system so payments will be dependent upon them. But that is not the only issue.<\/span><\/p>\n

\u201cThe challenge was, how do we stay connected with our clients during a pandemic? How do we keep our trainers and staff engaged, and provide them with financial support during a lockdown?<\/span> We’re a consulting firm in the debate so how can we solve problems that the clients are facing to maintain their health and fitness levels?” <\/span>reflected Richard.<\/span>\u00a0<\/span><\/p>\n

He took advantage of technology and\u00a0moved most of The Lab’s classes and services online, providing\u00a0about 200 participants in seven countries\u00a0300 hours of online group training. The Lab also has<\/span>\u00a0an online community group\u00a0<\/span>where participants can have virtual coaching and work out with their online trainers. They even hosted a <\/span>women\u2019s only wellness program, which\u00a0<\/span>had\u00a0<\/span>12 women <\/span>participants\u00a0<\/span>from five\u00a0<\/span>countries<\/span>\u00a0across the world<\/span>.<\/span>\u00a0<\/span><\/p>\n

Upon their reopening, they had to abide by<\/span>\u00a0the established COVID-19 preventative measures,\u00a0<\/span>such as contact tracing,\u00a0<\/span>conducting temperature checks,\u00a0<\/span>wearing masks,\u00a0<\/span>deep cleaning\u00a0<\/span>and\u00a0<\/span>sanitising<\/span>\u00a0<\/span>every couple of hours,<\/span>\u00a0enforcing<\/span>\u00a0the<\/span>\u00a0two<\/span>-metre apart rule and<\/span>\u00a0ensuring no equipment\u00a0sharing<\/span>\u00a0or physical contact<\/span>.<\/span>\u00a0<\/span><\/p>\n

However,\u00a0<\/span>fitness facilities operate differently than other establishments because they constantly have people sweating, moving and leaving their sweat on the ground so they also\u00a0<\/span>had to implement stringent <\/span>training measures in place.<\/span>\u00a0<\/span><\/p>\n

As for the future of these fitness facilities, Richard explained that even though he and his team at The Lab do embrace technology in<\/span>\u00a0the modern times, they believe in human connection, which cannot be reproduced at home or on screen.<\/span>\u00a0<\/span><\/p>\n

\u201c<\/span>[<\/span>Nothing will ever replicate<\/span>]<\/span>\u00a0t<\/span>he personal experience or the energy y<\/span>ou get when working out in the same space as others, feeding off their positive energy in a social setting<\/span>.\u201d<\/span>\u00a0<\/span><\/p>\n

\u201c<\/span>Although some people excel and are passionate about working out online, <\/span>meeting a friend, receiving a pat in the back<\/span>\u00a0or<\/span>\u00a0a high five<\/span>\u00a0and [hearing]<\/span>\u00a0<\/span>words of encouragement will never be quite the same as when you\u2019re with other people<\/span>,<\/span>\u201d<\/span>\u00a0concluded Richard.<\/span>\u00a0<\/span><\/p>\n
