As businesses shut down during the\u00a0<\/span>peak of the pandemic<\/span>, most employees were required to work from home, whilst others were<\/span>\u00a0let go. The shift in economic earnings among city dwellers have directly affected the rental market in\u00a0<\/span>India.<\/span><\/p>\n

In the major cities of Delhi, Mumbai, Bengaluru, Chennai and Pune, US-based <\/span>Realty.com<\/span><\/a>\u00a0reported that\u00a0<\/span>a growing number of young professionals have either asked for rent relief or vacated their rental homes and <\/span>paid guest\u00a0<\/span>accommodation<\/span>\u00a0instead.<\/span>\u00a0<\/span><\/p>\n

Several of these tenants have moved back to their hometown or are planning to do so\u00a0<\/span>in the near future<\/span>, particularly with the flexible work schemes offered by companies.<\/span>\u00a0<\/span><\/p>\n

\u201cWhen businesses shut down, some of these employees ha<\/span>d<\/span>\u00a0no choice but to leave Delhi and go back to their home cities<\/span>,<\/span>\u00a0hence driving up vacancies in the rental market and lowering rentals,\u201d said\u00a0<\/span>Amit Khanna, the\u00a0CEO of\u00a0<\/span>InterGlobe<\/span> Real Estate Ventures and chairperson of the esteemed judges of the 1st Asia Property Awards (India)<\/span>.<\/span>\u00a0<\/span><\/p>\n

\u201cThose who continue to have a job and are asked to work from home are feeling the need for larger spaces and given their economic situation, they might be in a position to upgrade their homes in times to come. But at this stage, taking on higher fixed cost for rent is being avoided by such employees.\u201d<\/span>\u00a0<\/span><\/p>\n

The consumer sentiment during these trying times has unfortunately caused the middle layer of the residential rental market <\/span>to collapse.<\/span>\u00a0<\/span><\/p>\n

According to Amit, \u201cthe lower (affordable) end continues to do\u00a0<\/span>well<\/span>\u00a0and luxury is to a large end, unaffected. In the next few quarters though, we can expect further correction in rentals in\u00a0<\/span>residential,<\/span> but it will still relatively continue to be the most stable asset class among office, retail, etc.\u201d<\/span>\u00a0<\/span><\/p>\n

As for Mumbai,\u00a0<\/span>most of the tenants\u00a0<\/span>have re-negotiated their rental agreements, which led to a 10 to 25 percent rent reduction.<\/span>\u00a0<\/span>However,<\/span>\u00a0this highly depended on the property owner, location and type of property.<\/span><\/p>\n

Despite <\/span>all<\/span> these challenges faced by the rental housing market, experts have witnessed <\/span>a growing demand among affluent families who wanted to upgrade to a bigger ho<\/span>me, with four to five bedrooms and an extra study room that can be converted into a home office.\u00a0<\/span><\/p>\n

Studio apartments and\u00a0<\/span>one-bedroom<\/span> units also went through a gradual increase in demand as people who stayed in the same house decided to spread out and move into a smaller <\/span>separate\u00a0<\/span>home.<\/span>\u00a0<\/span><\/p>\n

\u201cOn a broad level, the demand went down for the first two months or so, due to the lockdown and inability of people to move out, but greatly increased as soon as the lockdown restrictions started getting reduced,\u201d shared\u00a0<\/span>Ajai A Kapoor, the CEO of real estate services provider 360 degrees and central panel judge of the 1st Asia Property Awards (India).<\/span><\/p>\n

He also communicated his optimism towards the future of Mumbai\u2019s rental housing market, stating that\u00a0<\/span>it was just a \u201csmall \u2018blip\u2019 in demand, which will soon catch up and balance out.<\/span><\/p>\n

If history is any indication, he said that the rental market in Mumbai has always been strong and robust since <\/span>\u201c<\/span>it\u00a0<\/span>caters to migrants and residents from a number of other cities\u00a0<\/span>in\u00a0<\/span>India, as well as a number of foreigners and expats from all over the world.\u201d<\/span><\/p>\n

Even though many professionals have moved back to their hometowns, causing a<\/span>n<\/span>\u00a0increas<\/span>e in supply and decrease in demand,\u00a0<\/span>he predicts that most of them will want to move back to the city in the next few months or so.<\/span>\u00a0<\/span><\/p>\n

\u201cHence, the residential rental market will eventually survive the loss of the professionals who are currently moving back to their homes.\u201d<\/span>\u00a0<\/span><\/p>\n
