According to JTC Corp, an industrial land and infrastructure agency,\u00a0<\/span>rentals and prices of industrial spaces dropped year on year in the second quarter of the year<\/span>. Moreover, they expect the downward slump\u00a0<\/span>to continue in the next quarters\u00a0<\/span>because\u00a0<\/span>of the <\/span>pandemic<\/span>, reported\u00a0<\/span>The Straits Times<\/span><\/a>.\u00a0<\/span>\u00a0<\/span><\/p>\n

T<\/span>he p<\/span>rices of industrial spaces<\/span>\u00a0<\/span>plummeted<\/span>\u00a0by 1.7 percent year on year and 1.1 percent quarter on quarter, whereas the rents\u00a0<\/span>fell by 0.8 percent year on year\u00a0<\/span>and 0.7 percent quarter on quarter.\u00a0<\/span>\u00a0<\/span><\/p>\n

On the other hand, the occupancy rates withstood the pressure by increasing\u00a0<\/span>around\u00a0<\/span>0.1 percent<\/span>age point year on year and 0.2 percentage point quarter on quarter to 89.4 percent, boosted primarily by warehouse spaces and single-use factories.<\/span>\u00a0<\/span><\/p>\n

“Some transactions were pre-committed before the ‘circuit-breaker’ measures, and there was a relative lack of recent market transactions,\u201d JTC emphasised since some of the data might not have properly\u00a0<\/span>shown <\/span>the economic impact brought by the pandemic.<\/span>\u00a0<\/span><\/p>\n

The agency added that the \u201ccircuit breaker\u201d has impeded<\/span>\u00a0<\/span>most construction activities and some project owners could not\u00a0<\/span>offer full evaluations on the progress of construction.\u00a0<\/span>As a means of data collection and reporting, JTC said that the forecasted completion\u00a0<\/span>date\u00a0<\/span>of projects\u00a0<\/span>should be extended for another three months\u00a0from the\u00a0<\/span>initially\u00a0schedule<\/span>d completion\u00a0<\/span>date<\/span>.<\/span>\u00a0<\/span><\/p>\n

By the<\/span>\u00a0end of June, approximately 1.3 million square metres of new industrial space\u00a0<\/span>was<\/span>\u00a0predicted to be completed in the second half of 2020<\/span>. However,\u00a0<\/span>the\u00a0<\/span>latest figures reveal that\u00a0<\/span>only 0.2 million sqm of new industrial space was complet<\/span>ed in the second quarter<\/span>, suggesting that new industrial spaces won\u2019t accomplish the\u00a0<\/span>earlier estimation of 2.1 million sqm for 2020<\/span>.<\/span>\u00a0<\/span><\/p>\n
