From the mass protests that started in October 2019 and has resumed recently to the ongoing conflicts surrounding the US-China trade war to the COVID-19 pandemic that still affects the rest of the globe, businesses and residents of Hong Kong has been through the thick of it all.<\/p>\n

Although, when it comes to the outbreak, local authorities have managed to control the spread despite its close proximity to China where the virus originated. Since the first detected case last 24th of January up until today, the territory recorded 1,108 positive cases and four casualties. But because\u00a0the pandemic has\u00a0disrupted the entire\u00a0world, businesses across Hong Kong still had to shoulder a substantial financial and economic impact \u2013 and that includes the real estate market.<\/p>\n

G<\/span><\/span>rowing property price trend<\/span><\/span>\u00a0in Hong Kong<\/span><\/span>\u00a0<\/span><\/em><\/p>\n

According to Vincent Cheung, the founder and managing director of\u00a0<\/span>Vincorn<\/span>\u00a0Consulting and Appraisal and one of our judges at the\u00a0<\/span>PropertyGuru<\/span>\u00a0Asia Property Awards,<\/span>\u00a0the price<\/span>\u00a0on all property sectors has been growing for\u00a0<\/span>a couple of\u00a0<\/span>decades now.\u00a0<\/span>\u00a0<\/span><\/p>\n

During the second part of\u00a0<\/span>PropertyGuru<\/span>\u00a0Asia Real Estate Summit\u2019s live webinar series titled\u00a0<\/span>China Reopens<\/span><\/i>, he mentioned that the\u00a0<\/span>residential market<\/span>\u00a0price\u00a0<\/span>rose by 121.8 percent between 1997 and 2020.<\/span>\u00a0<\/span>Specifically, the price for retail properties increased by 161.4 percent<\/span>\u00a0and the price for offices grew by 122.3 percent.<\/span>\u00a0<\/span><\/p>\n

\u201cOverall,\u00a0<\/span>the retail property market outperformed the home market and the office market in the past 23 years,\u201d said Vincent.<\/span>\u00a0<\/span><\/p>\n

On the other hand, if we were to compare the growth between 2008 and 2020, particularly after the global financial crisis<\/span>\u00a0(GFC)<\/span>, the residential market price surged by almost three folds<\/span>, the retail market increased by 2.5 times and the office sector by 2.2 times.<\/span>\u00a0<\/span><\/p>\n

T<\/span>he pandemic<\/span>, however,<\/span> has led to a decline in residential market price<\/span>\u00a0<\/span>by less than one percent<\/span>, the retail property price <\/span>by 2.4 percent and the office price <\/span>by 10.7 percent from January to April 2020.\u00a0<\/span>\u00a0<\/span><\/p>\n

Before the outbreak, in the mid of the political protests, the home price already went down by\u00a0<\/span>three percent, the retail price by 7.1 percent and\u00a0<\/span>office<\/span>\u00a0price by 23.1 percent.<\/span>\u00a0<\/span><\/p>\n

\u201cBased on this data, the home price rose faster than other property sectors and it is also more resilient after the unexpected incidents, such as the <\/span>anti extradition<\/span> bill movement and the COVID-19 pandemic,” said Vincent.<\/span>\u00a0<\/span><\/p>\n

Link between money supply and Hong Kong property price\u00a0<\/em><\/p>\n

The property price in Hong Kong, particularly the residential price, has a strong relationship with the territory\u2019s money supply after the money supplied between 1997 and 2020 grew by 4.3 times<\/span>. Vincent also clarified that the supply did increase by 2.4 times after the\u00a0<\/span>GFC<\/span>.<\/span>\u00a0<\/span><\/p>\n

\u201cThe increase in money supply caused the depreciation of the money purchasing power and it also explains why the home price is more resilient to the harsh market conditions, especially the undersupply of housing in Hong Kong<\/span>,<\/span>\u201d he concluded.<\/span><\/p>\n

The state of Australian real estate<\/span><\/i>\u00a0<\/span><\/p>\n

The real estate sector is the country\u2019s leading industry and is considered as an essential industry, which is why authorities have allowed them to open during the pandemic. All projects <\/span>managed to keep operating<\/span>\u00a0<\/span>as long as<\/span>\u00a0protective measures and social distancing were in place.<\/span>\u00a0<\/span><\/p>\n

Ivan Lam, the head of international business at Charter Keck Cramer, said<\/span> the country created a task force committee\u00a0<\/span>who\u00a0<\/span>were in charge of<\/span>\u00a0<\/span>fast-tracking<\/span>\u00a0<\/span>shovel-ready developments<\/span>\u00a0to continue\u00a0<\/span>stimulating<\/span>\u00a0the property industry.<\/span>\u00a0To date, they have approved over AUD1.2 billion<\/span>\u00a0(USD824.9 million)<\/span>\u00a0developments, including a 352<\/span>–<\/span>metre<\/span>\u00a0mixed-use project\u00a0<\/span>with more than 100 floors\u00a0<\/span>that will<\/span>\u00a0eventually<\/span>\u00a0become the tallest building in the Southern hemisphere.<\/span>\u00a0<\/span><\/p>\n

China versus Australia GDP growth<\/span><\/i>\u00a0comparison<\/span><\/i>\u00a0<\/span><\/p>\n

Scott Morrison, the\u00a0<\/span>prime minister of Australia<\/span>, shared a data which revealed Australia’s resilience throughout the outbreak compared to other developed countries, including China.<\/span>\u00a0<\/span>The\u00a0<\/span>\u2018International real GDP growth comparisons’\u00a0<\/span>showed China<\/span>\u2019s GDP<\/span>\u00a0<\/span>d<\/span>rop<\/span> by 9.8 percent in March, while Australia’s <\/span>declined\u00a0by only<\/span>\u00a00.3 percent.<\/span>\u00a0<\/span><\/p>\n

Nevertheless, as China reopens its economy, Ivan said that they will most likely\u00a0<\/span>replicate how they\u00a0<\/span>were able to recover from\u00a0<\/span>the 2003 SARS and\u00a0<\/span>2009 GFC.<\/span>\u00a0<\/span><\/p>\n

\u201cChina will stimulate its internal domestic economy by pumping a lot of money into its economy so trillions of dollars are going to put into the infrastructure to invest into fixed asset investments <\/span>and\u00a0<\/span>greenfield projects in the race to the recovery,\u201d\u00a0<\/span>he\u00a0<\/span>explained.<\/span>\u00a0<\/span><\/p>\n

Ivan\u00a0<\/span>believes that China has the upper hand because they have the ability and resources to invest in infrastructure projects to prepare for the future<\/span>.\u00a0<\/span>He\u00a0<\/span>said that they already have a powerful\u00a0<\/span>tool in the road to<\/span>\u00a0recovery in their midst\u00a0<\/span>since the central government has the control and the people always have their support<\/span>.<\/span>\u00a0<\/span><\/p>\n

Moreover, authorities must learn to balance how t<\/span>o<\/span>\u00a0boost consumption and how t<\/span>o<\/span>\u00a0contain the outbreak<\/span>, especially since\u00a0<\/span>the summer season is coming and people are yearning for outdoor activities and weekend getaways to Macau, for instance.<\/span>\u00a0<\/span><\/p>\n

China and Australia\u2019s strained relationship<\/span><\/i>\u00a0<\/span><\/p>\n

The pandemic has intensified the conflict between China and Australia\u00a0<\/span>when the latter pursued an independent inquiry into the origins of the virus.<\/span>\u00a0<\/span><\/p>\n

China responded by accus<\/span>ing<\/span>\u00a0the latter of running a<\/span>\u00a0politically motivated campaign<\/span>\u00a0<\/span>and increasing the tariff on barley by 80 percent initially.<\/span>\u00a0They also\u00a0<\/span>posted travel warnings,\u00a0<\/span>advis<\/span>ing<\/span>\u00a0citizens and stu<\/span>dents\u00a0<\/span>to avoid visiting\u00a0<\/span>or pursuing their\u00a0<\/span>education<\/span>\u00a0in\u00a0<\/span>the country<\/span>, which will have a huge impact on Australia\u2019s economy.<\/span>\u00a0<\/span><\/p>\n

Down under, local authorities\u00a0<\/span>have<\/span>\u00a0decided to encourage their citizens to stay within the country to stimulate domestic economy<\/span>, especially since developers will most likely have difficulty when investing in China<\/span>.<\/span>\u00a0<\/span><\/p>\n

Fortunately for Victoria, the only Australian state to have signed the Belt and Road initiative despite objections from the federal government, th<\/span>ey can reap the benefits of this seemingly fruitful relationship.<\/span>\u00a0<\/span><\/p>\n
