Among the sectors\u00a0<\/span><span data-contrast=\"auto\">that<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">had to power through<\/span><span data-contrast=\"auto\"> the<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">public health crisis<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">is the real estate industry<\/span><span data-contrast=\"auto\">, which\u00a0<\/span><span data-contrast=\"auto\">has adopted unconventional means <\/span><span data-contrast=\"auto\">of staying afloat<\/span><span data-contrast=\"auto\">.<\/span><span we\u2019re already seeing<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">signs of recovery across the Asia Pacific region, particularly in Mainland China<\/span><span data-contrast=\"auto\">\u00a0where the virus was first detected<\/span><span data-contrast=\"auto\">,\u00a0<\/span><span data-contrast=\"auto\">the second part of\u00a0<\/span><span data-contrast=\"auto\">PropertyGuru<\/span><span data-contrast=\"auto\">\u00a0Asia Real Estate Summit<\/span><span data-contrast=\"auto\">\u2019s live webinar series<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">focused on\u00a0<\/span><span data-contrast=\"auto\">how<\/span><span data-contrast=\"auto\"> the\u00a0<\/span><span data-contrast=\"auto\">industry is<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">co<\/span><span data-contrast=\"auto\">p<\/span><span data-contrast=\"auto\">ing<\/span><span data-contrast=\"auto\"> as <em>China Reopens<\/em><\/span><span data-contrast=\"auto\">.<\/span><span data-contrast=\"auto\">\u00a0<\/span><\/p>\n<p><i><span data-contrast=\"auto\">Ren<\/span><\/i><i><span data-contrast=\"auto\">t r<\/span><\/i><i><span data-contrast=\"auto\">e<\/span><\/i><i><span data-contrast=\"auto\">ne<\/span><\/i><i><span data-contrast=\"auto\">wals versus relocations<\/span><\/i><i><span data-contrast=\"auto\">\u00a0in prime cities<\/span><\/i><\/p>\n<p><span data-contrast=\"auto\">James Macdonald, the head of research at Savills China, shared that not much has changed when it came to occupancy rates and rent in the first quarter of the year.\u00a0The occupancy rates <\/span><span data-contrast=\"auto\">surged <\/span><span data-contrast=\"auto\">for\u00a0<\/span><span data-contrast=\"auto\">more or less 0.5 percent<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">in <\/span><span data-contrast=\"auto\">Xian<\/span><span data-contrast=\"auto\">,\u00a0<\/span><span data-contrast=\"auto\">Shanghai<\/span><span data-contrast=\"auto\">,<\/span><span data-contrast=\"auto\">\u00a0Wuhan and Nanjin<\/span><span data-contrast=\"auto\">g because of the new supply that arrived in January before the pandemic escalated. <\/span><span data-contrast=\"auto\">Meanwhile,<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">the\u00a0<\/span><span data-contrast=\"auto\">vacancy<\/span><span data-contrast=\"auto\">\u00a0rates\u00a0<\/span><span data-contrast=\"auto\">slightly declined\u00a0<\/span><span data-contrast=\"auto\">by\u00a0<\/span><span data-contrast=\"auto\">two percent in Chongqing and 1.5 percent in Shenzhen and Chengdu, which didn&#8217;t receive any new supply.<\/span><\/p>\n<p><span data-contrast=\"auto\">On the other hand,\u00a0<\/span><span data-contrast=\"auto\">the rents in most markets dropped,<\/span><span data-contrast=\"auto\">\u00a0including Shenzhen\u00a0<\/span><span data-contrast=\"auto\">and Guangzhou\u00a0<\/span><span data-contrast=\"auto\">at 1.5 percent,<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">but th<\/span><span data-contrast=\"auto\">is was mostly because of a\u00a0<\/span><span data-contrast=\"auto\">longer-term<\/span><span data-contrast=\"auto\">\u00a0trend that\u00a0<\/span><span data-contrast=\"auto\">they have<\/span><span data-contrast=\"auto\">\u00a0witnes<\/span><span data-contrast=\"auto\">sed<\/span><span data-contrast=\"auto\">\u00a0over the last year.<\/span><span data-contrast=\"auto\">\u00a0The numbers indicated that most tenants chose to stay instead of relocating to a new place amid the\u00a0<\/span><span data-contrast=\"auto\">economic data-contrast=\"auto\">Unsurprisingly, the travel restrictions, close sales offices and lockdowns across the globe have led to minimal domestic and foreign<\/span><span data-contrast=\"auto\">\u00a0investment<\/span><span data-contrast=\"auto\">s in February.<\/span><span data-contrast=\"auto\"> The first quarter of 2020 ended up with a 41.2 percent decline in year on year growth in first-tier cities and a 34.5 percent year on year drop in second-tier<\/span><span data-contrast=\"auto\">\u00a0cities.<\/span><span data-contrast=\"auto\">The transaction volumes managed to recover by mid of May and the sales volumes surged, exceeding the weekly\u00a0<\/span><span data-contrast=\"auto\">median<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">average\u00a0<\/span><span data-contrast=\"auto\">by early June<\/span><span data-contrast=\"auto\">.<\/span><span though it began making a recovery in March which carried through and strengthened further in April, particularly in second- and third-tier cities.\u201d<\/span><span since they did not see the same rebound in price growth.<\/span><span Understandably, because of the pandemic, the sales dropped significantly by around 20\u00a0<\/span><span data-contrast=\"auto\">percent<\/span><span data-contrast=\"auto\">\u00a0in the first two months of 2020.<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335551550&quot;:1,&quot;335551620&quot;:1,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">T<\/span><span data-contrast=\"auto\">he said <\/span><span data-contrast=\"auto\">decline<\/span><span data-contrast=\"auto\">\u00a0affected consumer categories differently.<\/span><span data-contrast=\"auto\">\u00a0Food consumption<\/span><span data-contrast=\"auto\">, for one,<\/span><span data-contrast=\"auto\">\u00a0rose by 20 percent<\/span><span data-contrast=\"auto\">.<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">C<\/span><span data-contrast=\"auto\">ommunications, medicine, daily goods and cosmetics\u00a0<\/span><span data-contrast=\"auto\">grew\u00a0<\/span><span data-contrast=\"auto\">by around 10 percent.<\/span><span data-contrast=\"auto\"> Other more discretionary purchases, like automobiles, furniture and jewellery were\u00a0<\/span><span data-contrast=\"auto\">heavily impacted.<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335551550&quot;:1,&quot;335551620&quot;:1,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">\u201cSome of those did see a rebound [<\/span><span data-contrast=\"auto\">in terms of<\/span><span data-contrast=\"auto\">] deferred purchase versus just more destructive purchases. media\u00a0<\/span><span data-contrast=\"auto\">platforms, such as short<\/span><span data-contrast=\"auto\">-form video\u00a0<\/span><span data-contrast=\"auto\">sharing platform\u00a0<\/span><span
