In Japan, after three decades of rates close to zero, it is enough to test assumptions built on borrowing that was almost costless.<\/p>\n<p>A larger mortgage did not necessarily mean punishing monthly repayments. Developers could hold land and carry projects through years of planning and construction without financing costs consuming much of the margin. Even narrow rental yields remained workable.<\/p>\n<p>Those advantages are now being pared back a fraction of a percentage point at a time. On 31 July, the Bank of Japan held its short-term policy rate at around 1%, following a June increase that took it to its highest level in 31 years. Further increases remain possible if inflation and the wider economy develop as expected.<\/p>\n<p>One consequence could be a change in where Japanese households keep their money. Ikuko Samikawa, lead economist at the Japan Centre for Economic Research, says policy rates above 0.5% have historically encouraged households to direct more savings into interest-bearing bank deposits. With the policy rate at 1%, deposits offer savers an alternative that barely existed during the zero-rate era, potentially reducing the relative appeal of property and other risk assets.<\/p>\n<p>The likely result is a more selective market rather than a broad correction. Prices supported by scarcity, rental growth, and genuine demand should prove resilient. Assets reliant on leverage, thin yields, or recent market gains face a harder calculation.<\/p>\n<p>\u201cDomestic buyers using Japanese financing are reviewing monthly debt-service costs more carefully,\u201d says Miwa Urata, manager of global sales and branding at List Sotheby\u2019s International Realty. \u201cThey are taking longer to compare properties and, in some cases, negotiating more firmly where the asking price is not fully supported by the property\u2019s location, quality, or scarcity.\u201d<\/p>\n<p>She adds that the effects of that scrutiny are unlikely to be evenly felt. Prime central districts in Tokyo such as Minato, Shibuya, and Chiyoda should prove particularly resilient, with demand supported by green space, security, international schools, and high-quality amenities. Larger residences with parking and privacy remain scarce, as do well-managed luxury condominiums suited to international families.<\/p>\n<p>Properties whose asking prices have been driven largely by recent market gains may encounter greater resistance. Views, build quality, land value, and genuine end-user demand will carry more weight as buyers become increasingly selective.<\/p>\n<p>Any resulting shift in private residential prices will take time to emerge through completed sales. Listed property offers an earlier indication of how investors are responding to Japan\u2019s changing interest-rate environment.<\/p>\n<p>Japanese real-estate securities fell 4.7% in yen terms during the second quarter, while Japanese equities rose 16.7%, according to US-based global investment manager Principal Asset Management. Higher government-bond yields made J-REIT income less attractive relative to bonds while increasing concerns about developers\u2019 financing costs.<\/p>\n<p>Some commercial sectors have more room to absorb higher debt costs. CBRE expects office rents to continue rising across Japan in 2026 as vacancy remains low and occupier demand holds firm. It also projects rent growth in the four main logistics markets, although supply conditions vary by region. Assets able to translate that demand into rental growth should be better protected. Those with little scope to raise rents remain more exposed.<\/p>\n<p>Direct multifamily investment shows why relatively low rate increases matter in Japan. The country is the only Asia-Pacific market with a substantial and consistently traded supply of established rental apartment buildings. Yet prime Tokyo yields sit at just 3 to 3.5%, according to Savills, leaving investors increasingly exposed as borrowing costs and required returns rise.<\/p>\n<p>\u201cCompressed cap rates in Japan leave thin headroom for value creation post-acquisition,\u201d writes Nicholas Wilson, Savills\u2019 senior director of strategic research and advisory for Asia-Pacific capital markets.<\/p>\n<p>In practical terms, investors demanding higher returns need rents to rise or purchase prices to fall. New build-to-rent projects also carry the added burden of rising construction costs.<\/p>\n<p>The pressure is not uniform, however. For many overseas residential buyers, the more important number has been the yen. Its weakness has lowered Japanese property prices in foreign-currency terms, providing an additional incentive to buy.<\/p>\n<p>Yet Urata says many now regard Japan as \u201ca long-term allocation rather than a short-term foreign-exchange trade\u201d. She attributes that demand to the country\u2019s political stability, infrastructure, and appeal as a place to live and conduct business.<\/p>\n<p>A stronger yen would begin to remove that currency discount, although its effect would vary. Prospective investors converting foreign currency to fund a purchase would face the higher entry cost most directly, while buyers seeking a home for their own use may be more willing to absorb it.<\/p>\n<p>Niseko illustrates the distinction between currency and borrowing costs particularly clearly. Nearly all individual overseas investors in the resort purchase property without borrowing, according to Eddie Guillemette, chief executive of MnK Niseko, a Niseko-based property and hospitality company. Japanese interest rates therefore have little direct bearing on their purchase costs.<\/p>\n<p>Developers are less insulated. Several projects under construction rely on financing, leaving returns exposed to higher debt costs and raising the possibility that some of the additional expense will be passed on through higher prices. Domestic interest has grown since Covid, but Japanese purchasers\u2019 greater reliance on mortgages makes that demand more sensitive to further rate increases.<\/p>\n<p>\u201cWhen policy rate increases are well-telegraphed, gradual, and infrequent, markets typically digest them without significant disruption,\u201d Guillemette says. \u201cConversely, abrupt or continuous rate changes often prompt investors to seek alternative asset classes and can compress developer margins.\u201d<\/p>\n<p>Nor does the yen move Niseko property prices in a straight line. Sellers often adjust their expectations according to their home currencies, complicating the relationship between exchange rate movements and purchasing decisions.<\/p>\n<p>Guillemette expects a gradual, economically supported appreciation towards JPY150 to the US dollar to have little effect. A rapid move towards JPY140 driven by wider risk aversion, however, could substantially dampen sales momentum.<\/p>\n<p>Construction costs present a more direct constraint. Demand for new-build properties has levelled off or receded in parts of Niseko, Guillemette says, while existing homes continue to sell steadily.<\/p>\n<p>Buyers are asking harder questions, too. \u201cIn the past, some buyers committed based on an emotional connection to Niseko, sometimes performing only cursory due diligence given the lower price points relative to their home markets,\u201d Guillemette says. \u201cWe see buyers increasingly focused on professional property management, guest services, location, and build quality.\u201d<\/p>\n<p>Longer sales cycles and closer scrutiny suggest a resort market becoming more discriminating rather than one heading for a substantial correction.<\/p>\n<p>That pattern is likely to become clearer across Japan over the next 12 to 24 months. Scarce central Tokyo homes backed by end-user demand, investments capable of delivering rental growth, and established Niseko properties retain clear reasons to command a premium. Highly leveraged developments, assets with little yield cushion, and asking prices sustained mainly by recent gains leave far less room for error.<\/p>\n<p>At 1%, Japan still has cheap money by international standards.
