Duncan Simpson, founder of CyberAI, a cybersecurity firm, has spent two decades navigating the risks behind that shift. In his view, buildings are no longer just physical structures. Once connected, they start to behave like platforms, gaining efficiencies while inheriting new dependencies. This is especially true in Asia Pacific, where property firms are digitising at speed and operating across borders. The benefits are easy to spot; the costs of broken trust often remain hidden until something goes wrong.<\/p>\n

Simpson\u2019s perspective comes from the front lines of digital risk at firms such as Symantec and Sophos, rather than from the property mainstream. That background helps explain why he sees cyber not as a technical footnote, but as a commercial issue that shapes uptime, reputation, and long-term value. Too often, he says, the industry adopts the tool first and thinks about safeguards later.<\/p>\n

Innovation itself is not the problem. In practice, most buildings are layered with ageing systems patched together over time rather than rebuilt from scratch. Resilience cannot be an afterthought. If sustainability redefined what counts as a quality asset over the last decade, Simpson believes digital resilience may be next. The real test is how well those connections hold up under pressure.<\/p>\n

We recently spoke with Simpson about where vulnerabilities tend to emerge, how they can affect everything from transactions to tenant confidence, and why digital resilience may become one of commercial real estate\u2019s next defining measures of quality.<\/p>\n

As buildings become smarter, more connected, and more automated, what do you think the sector still tends to miss?<\/strong><\/p>\n

Commercial real estate has become highly digital, but culturally, the industry still tends to see technology as an overlay rather than part of the asset itself. Buildings now behave more like platforms, yet security thinking often stops at the corporate IT perimeter. Once a building is connected, its systems directly affect safety, uptime, tenant trust, and asset value. Cybersecurity now extends to the day-to-day operation of the building itself.<\/p>\n

People in property still tend to hear “cyber risk” and think of it as an IT issue. What are they missing when they look at it that way?<\/strong><\/p>\n

When cyber risk is framed as an IT problem, it becomes someone else’s responsibility rather than a shared commercial risk. Digital vulnerability runs across the entire property lifecycle: building management systems, cloud platforms, data flows, tenant apps, transactions, and third-party suppliers. It appears wherever technology intersects with people, money, and operations. Protect one layer, and the others remain exposed.<\/p>\n

You’ve spoken about protecting people, data, and deals. Where does that equation become most fragile in a property context?<\/strong><\/p>\n

Usually, at the points where trust and integration meet. Data shared among landlords, operators, tenants, brokers, and service providers is often assumed to be safe simply because it is part of normal business practice. Those assumptions break down quickly when assets change hands, when systems are connected without proper redesign, or when information is reused in unintended ways. Deals rely on confidence. Once that cracks, value can leak fast.<\/p>\n

Was there a point when it became clear to you that this was not just a technical issue, but a real business issue for the property?<\/strong><\/p>\n

Yes. Early on, cyber issues in property were seen as IT problems. But once we saw deals delayed, tenant relationships break down, and real money lost to email compromise or identity misuse, it became clear that the consequences were directly commercial.<\/p>\n

If you do not know which systems you rely on, who can access them, or how digital decisions are made, you are carrying risk you cannot properly measure<\/p><\/blockquote>\n

Can you give a simple example of how a digital failure can affect a building, a tenant relationship, or a transaction?<\/strong><\/p>\n

A compromised inbox is a good example. A fake “updated bank details” email is sent, and suddenly, a tenant pays the bond or rent to the wrong account. The building operates normally, but the money is gone, the deal stalls, and trust is damaged before the relationship has even begun. That is how a minor digital failure can quickly escalate into a property problem.<\/p>\n

What are the most common blind spots you see when owners or developers invest in smart systems, AI tools, or connected building technology, especially in assets that are being upgraded rather than built from scratch?<\/strong><\/p>\n

The biggest blind spot is assuming new technology can simply be bolted onto old environments without changing the underlying risk model. Legacy systems were not built for the Internet or AI. Upgrades also tend to create more access than owners realise, through contractors, vendors, APIs, and remote tools, introducing new entry points. The technology may work as intended even as overall exposure increases.<\/p>\n

Which risk do you think the industry still underestimates most?<\/strong><\/p>\n

There is rarely one single threat. People focus on direct cyberattacks, but those are often symptoms rather than root causes. The deeper issues are weak governance, poor data visibility, and too much trust in automation. If you do not know which systems you rely on, who can access them, or how digital decisions are made, you are carrying a risk you cannot properly measure.<\/p>\n

When digital systems fail in a property context, what tends to suffer first?<\/strong><\/p>\n

Operational disruption usually appears first, but tenant confidence and reputation are often the more lasting casualties. A lift outage, access failure, or data breach is more than an inconvenience. It signals a loss of control. When tenants begin to question whether a building is being managed securely, it affects retention, leasing decisions, and future valuations. The financial hit may come later, but it is often more severe.<\/p>\n

Are some asset classes more exposed than others?<\/strong><\/p>\n

Yes, but for different reasons. Offices are people-heavy and data-rich, so the risk often centres on access, identity, tenant systems, and the flow of sensitive information. Logistics assets depend heavily on automation, uptime, and third-party technology, so even a small failure can quickly disrupt operations. Mixed-use developments combine multiple systems, user groups, and service layers in a single environment, making governance more complicated. Ultimately, the level of risk is shaped more by digital complexity, interconnection, and governance than by asset class alone.<\/p>\n

As AI starts shaping building operations and business decisions, where do you think real estate firms are being too confident?<\/strong><\/p>\n

There is confidence in AI’s capabilities, but less clarity around how it learns, which data it uses, and what happens when it fails. Leadership needs to ask: Which decisions does AI influence, which data feeds those decisions, and who is accountable if automation fails? In property, those decisions may affect building operations, access, energy use, tenant experience, or commercial workflows, with real operational and financial consequences. Three years ago, these were theoretical questions. Now they are operational and financial realities.<\/p>\n

Do you think digital resilience will become more evident in due diligence, asset value, and leasing appeal, as sustainability and operational efficiency already have?<\/strong><\/p>\n

Absolutely. Sustainability has shifted from a bonus to a value driver. Digital resilience is likely to do the same. Buyers, lenders, and tenants increasingly want proof that an asset will not become a liability because of preventable failures or unnecessary data exposure. Over time, this is likely to show up more clearly in due diligence, leasing scrutiny, and investment decisions, particularly where institutional capital is involved. Cyber resilience will increasingly help separate premium assets from more fragile ones.<\/p>\n

Why does this matter, especially in the Asia Pacific right now?<\/strong><\/p>\n

Because the region is growing fast, digitising rapidly, and doing more cross-border deals than ever. That creates scale, but it also creates complexity. High transaction volumes, heavy reliance on email, multiple time zones, and large numbers of trusted third parties create ideal conditions for fraud, impersonation, and payment errors. In that environment, a small digital weakness can travel quickly across borders, partners, and systems before anyone realises what has happened.<\/p>\n

For a developer or landlord who wants to become more tech-enabled without becoming more fragile, where would you tell them to start?<\/strong><\/p>\n

Start with visibility and fundamentals, not shiny tools. Understand what systems exist, how they connect, who can access them, and what impact their failure would have. That means being clear not only on the technology itself but also on the dependencies around it: vendors, remote access, data flows, and operational handovers. Put guardrails in place before accelerating innovation. Technology adoption does not need to slow down, but resilience needs to be built in. Strong foundations allow businesses to move faster without breaking trust.<\/p>\n
