A\u00a0portmanteau of \u2018property\u2019 and \u2018technology\u2019<\/span>, proptech will enable efficiencies in waste and resourc<\/span>e management\u2014if cities embrace it <\/span>\u00a0<\/span><\/p>\n

To see just how advanced cities of the future might become, we can turn to the self-described ‘smart city’ initiatives being implemented both in existing urban centre<\/span>s like Danang and Hangzhou, as well as those being built from the ground up on virgin land plots to provide solutions for an increasingly urban population.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

Forty\u00a0<\/span>kilometres<\/span> outside of Seoul, the 600-hectare city of Songdo is one of the world\u2019s leading examples of where proptech\u00a0might eventually take us. Its \u201csmart\u201d technologies range from pneumatic tubes that send trash straight from homes to an underground waste facility, to home control panels that let residents control their indoor environment both for comfort and energy savings.\u00a0<\/span>\u00a0<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cSongdo\u2019s buildings and streets bristle with sensors that monitor everything from energy use to traffic flow, all with an eye toward sustainability,\u201d\u00a0informs\u00a0Christian Dierckxsens, landscape design director at the Hong Kong-based Atkins Global architecture firm. \u201cThis allows authorities to use the data for various purposes. For\u00a0example,\u00a0predicting when buses will be arriving due to traffic patterns, but also analysing which areas have the most crime and increase police patrols\u00a0there,\u201d he continues.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

Technology doesn\u2019t just help Songdo with efficient city governance. It also makes life for its citizens simpler.\u00a0\u201cThe residents can control lighting, heating, air conditioning and more from control panels in their homes. They can even video chat with their neighbours using this system. Residents can control heating through their smartphones, allowing them to raise the temperature when they are on the way\u00a0home,\u00a0for example,\u201d\u00a0says\u00a0Dierckxsens.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

For proptech to realise its true potential, data is key. Chungha Cha, co-founder of Korea\u2019s Re-Imagining Cities Foundation, a non-profit organisation that aims to accelerate green real estate development with technological innovation, emphasises\u00a0how data collection is essential for effective energy management.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cBuildings should be able to monitor key metrics for performance, safety, health,\u00a0and wellbeing,\u00a0and provide feedback so that the building can respond to the needs of its tenants,\u201d\u00a0relates\u00a0Cha. \u201cIf the buildings fall out of the required range of performance for energy, resources,\u00a0and health\u00a0and\u00a0wellbeing metrics, severe penalties should be paid.\u201d<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

But it\u2019s not only new communities that are showing the way for integrated technological solutions. Anderson holds up Taipei as a model of how a developed city can find progressive tech solutions and manage them in league between the government, citizens and private enterprises.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cWhy am I impressed with Taipei? It\u2019s because they\u2019re one of the first that\u2019s moved beyond doing infrastructure-first smart cities to actually trying to deliver citizen-centric value. They\u2019re engaging their citizens and delivering solutions for them. Part of it\u00a0is about collaboration,\u201d\u00a0points out\u00a0Anderson.\u00a0<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cWhat most cities do is,\u00a0inside the government,\u00a0they\u00a0create a PMO,\u00a0a Project Management Office,\u00a0that\u2019s going to manage all these different programs\u00a0they\u2019re\u00a0going to offer,\u201d he\u00a0says. \u201cWhat Taipei did, they made their PMO independent. This is important because their mandate was to go out there and engage the citizens, which they did. They ran a bunch of different programs and captured the needs of 30,000 citizens\u2014what are they looking for? They also engaged the government in a top-down way, getting 20 government agencies to outline what they needed, and asking 400-plus tech vendors for proofs-of-concept in six months, from small companies to IBM.\u201d<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

The result includes initiatives like Taipei\u2019s electric motorised scooter scheme, which aims to replace all of the capital\u2019s gas- and petrol-powered scooters with EVs by 2035, as well as\u00a0piloted schemes for autonomous electric buses to take over transportation at night when conventional public transport halts service.\u00a0<\/span>\u00a0<\/span><\/p>\n
