Once confined to the realm<\/span>\u00a0of science fiction,\u00a0<\/span>disruptive technolog<\/span>y advances\u00a0<\/span>like artificial intelligence\u00a0<\/span>(AI)\u00a0<\/span>have not only arrived but come closer to home in Southeast Asia. From<\/span>\u00a0Bangkok to Singapore, smart homes\u2014dwellings\u00a0<\/span>equipped with lighting, heating and electronic<\/span>\u00a0devices\u00a0<\/span>that\u00a0<\/span>can\u00a0<\/span>be remotely controlled\u00a0<\/span>by a phone or computer\u2014are gaining traction.\u00a0<\/span>\u00a0<\/span><\/p>\n

In Asia,\u00a0management consultancy AT Kearney\u00a0predicts\u00a0the market for smart homes\u00a0will hit\u00a0nearly\u00a0USD120\u00a0billion\u00a0by 2030\u00a0or more than 25 percent of the global smart home market. This year alone, Asia-Pacific will account for 36.9 percent of global spending on the internet of things (IoT), the bedrock on which smart homes stand, with countries in the\u00a0region\u00a0in\u00a0different\u00a0paces\u00a0of adoption.\u00a0<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

While\u00a0forward-thinking \u2018Smart Nation\u2019 Singapore\u00a0<\/span>remains the\u00a0<\/span>hotbed for IoT innovation<\/span>,\u00a0<\/span>Thailand<\/span>\u00a0is catching up, with its<\/span>\u00a0telecommunications infrastructure<\/span>, especially in narrow-band IoT (NB-IoT) systems and long-range wide-area networks (LoRaWAN)<\/span>, maturing in recent years<\/span>.<\/span>\u00a0<\/span>In both markets, \u201cs<\/span>mart home<\/span>\u201d<\/span>\u00a0is\u00a0<\/span>as much a buzzword as\u00a0<\/span>it is\u00a0<\/span>a badge of honour<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

Facial recognition systems installed from the lift lobby and up ensure a safe journey for residents from curb to home<\/span>.<\/span>\u00a0Home owners can use the tech to screen guests downstairs<\/span>, while<\/span>\u00a0<\/span>a<\/span>n all-seeing doorbell\u00a0<\/span>helps\u00a0<\/span>vet unfamiliar faces from their phones when\u00a0<\/span>away from<\/span>\u00a0home<\/span><\/p><\/blockquote>\n

Set to complete by 2023 on the former site of the Shunfu Ville estate acquired by Qingjian Realty\u00a0Marymount) Pte Ltd\u00a0for\u00a0SGD638 million (USD472,000) in 2016,\u00a0Jadescape\u00a0won Best Smart Building Development at the PropertyGuru Asia Property Awards (Singapore) shortly after its launch\u00a0last\u00a0September.\u00a0<\/span>\u00a0<\/span><\/p>\n

A\u00a0seven-tower\u00a0private condominium project\u00a0designed by\u00a0Japanese architect Paul Noritaka Tange,\u00a0Jadescape showcases\u00a0a brand of smart\u00a0that hinges\u00a0primarily\u00a0on hyper-security.\u00a0Facial recognition systems installed from the lift lobby and up ensure a safe journey for residents from curb to home.\u00a0Homeowners can use the tech to screen guests downstairs, while\u00a0an all-seeing doorbell\u00a0helps\u00a0vet unfamiliar faces from their phones when\u00a0away from\u00a0home.\u00a0An extra veneer of security is given parents, as\u00a0Jadescape units\u00a0come\u00a0equipped with a PTZ (pan-tilt-zoom) camera\u00a0that features\u00a0two-way audio, enabling them to monitor\u00a0and talk to\u00a0their kids while\u00a0away from home.\u00a0<\/span>\u00a0<\/span><\/p>\n

Jadescape\u00a0comes with<\/span>\u00a0<\/span>an exclusive app<\/span>\u00a0called\u00a0<\/span>hiLife<\/span>, which<\/span>\u00a0<\/span>turns\u00a0<\/span>a\u00a0<\/span>homeowner\u2019s<\/span>\u00a0<\/span>phone\u00a0<\/span>into\u00a0<\/span>a virtual doorman<\/span>\u00a0that can<\/span>\u00a0<\/span>lock and<\/span>\u00a0unlock<\/span>\u00a0<\/span>doors remotely<\/span>,<\/span>\u00a0notify<\/span>\u00a0security personnel of\u00a0<\/span>incoming guests<\/span>,<\/span>\u00a0<\/span>and\u00a0<\/span>generate<\/span>\u00a0<\/span>unique<\/span>\u00a0QR code<\/span>s<\/span>\u00a0<\/span>to grant\u00a0<\/span>friends and family\u00a0<\/span>access<\/span>\u00a0to the main gate and lift lobby<\/span>.<\/span>\u00a0<\/span>Homeowners<\/span>\u00a0can<\/span>\u00a0also\u00a0<\/span>book\u00a0<\/span>any of the 100 common\u00a0<\/span>facilities\u00a0<\/span>or<\/span>\u00a0flag areas for repairs<\/span>\u00a0through<\/span>\u00a0hiLife<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

The grand plaza in Jadescape offers a good first impression on guests, who are given special QR codes by homeowners to ensure smooth but secure access to the property<\/figcaption><\/figure>\n

Lights, aircon, and various devices are\u00a0responsive to voice commands.\u00a0Kitchens\u00a0feature integrated top-loading dishwashers and water purifiers that notify residents when dishwashing is done\u00a0and\u00a0when the purifier cartridges need to be changed. Through ultrasonic technology,\u00a0dishwashers can double as fruit and vegetable sanitisers, while\u00a0smart purifiers dispense clear alkaline drinking water for the family.\u00a0Air-conditioners are smart, saving\u00a0residents\u00a0up to 35 percent in electricity\u00a0bills\u00a0by capturing excess heat from their\u00a0condensers and using it to warm the shower water tank.\u00a0There is also\u00a0the option\u00a0to install\u00a0a SMART Sleep Sensor, which can monitor and analyse their sleep patterns.\u00a0<\/span>\u00a0<\/span><\/p>\n

Such\u00a0value proposition,\u00a0on top of\u00a0its\u00a0choice location\u2014Jadescape stands between\u00a0the MacRitchie Reservoir and the Bishan-Ang Mo Kio parks\u2014is\u00a0drawing\u00a0Singaporeans to invest. Around 60 percent of\u00a0Jadescape\u2019s\u00a0more than 1,200 units on offer were snapped up over the launch weekend. \u201cJadescape has enjoyed steady sales and a good mix of buyer profiles due to the mature estate and good connectivity,\u201d says Yen Chong, deputy general manager of Qingjian Realty (Marymount) Pte Ltd.<\/span>\u00a0<\/span><\/p>\n

Similar developments\u00a0are springing up\u00a0in Bangkok, with\u00a0Thai developer Origin Property Public Company Limited given a Special Recognition for Smart Home Development at the\u00a02018\u00a0PropertyGuru Thailand Property Awards for its luxury condo project Park Origin Phayathai.\u00a0<\/span><\/p>\n

Origin hired Singapore-based architectural firm Ong&Ong Pte Ltd, alongside interior stylists DWP, to bring the company\u2019s <\/span>vision<\/span>\u00a0to life<\/span>:<\/span>\u00a0to\u00a0<\/span>make Park Origin Phayathai\u00a0<\/span>a complete, self-contained<\/span>,<\/span>\u00a0intelligent ecosystem. \u201cWe believe that\u00a0<\/span>smart feature<\/span>s<\/span>\u00a0<\/span>go beyond\u00a0<\/span>technology<\/span>.<\/span>\u00a0<\/span>W<\/span>e created a concept called \u2018A Perfect Living Platform,\u2019 expressed through three essential living components<\/span>\u2014<\/span>n<\/span>ature,\u00a0<\/span>c<\/span>ommunity, and\u00a0<\/span>t<\/span>echnology<\/span>,\u201d says Dilogrerk Soommart, product development manager at Origin.<\/span>\u00a0<\/span><\/p>\n

The platform\u00a0enables home automation via personal mobile devices and promises to facilitate cashless payments in the future.\u00a0Judges at the Thailand Property Awards\u00a0singled out\u00a0Park Origin Phayathai\u2019s smart mirrors, providing residents access to news, entertainment, and essential day-to-day info.\u00a0<\/span>\u00a0<\/span><\/p>\n

More than a smart home development, Park Origin Phayathai is a transit-oriented project.\u00a0Rising 35\u00a0storeys, Park Origin Phayathai\u00a0stands on a 3,720-square-metrefs plot\u00a0close to the Phayathai station of the BTS Skytrain system, an interchange point for the train link leading to the airport.\u00a0\u201cThe\u00a0location\u00a0is a rare find\u00a0in inner Bangkok,\u201d\u00a0says\u00a0Dilogrerk.\u00a0<\/span>\u00a0<\/span><\/p>\n

Like Jadescape,\u00a0sales\u00a0take-up\u00a0for\u00a0Park Origin Phayathai\u00a0has been\u00a0fast.\u00a0Set to be completed in 2021, more than 80 percent of the 550 units at Park Origin Phayathai have been sold.\u00a0The fact that the\u00a0development\u00a0is quickly\u00a0selling\u00a0at\u00a0THB265,000 (USD8,500) per\u00a0sqm\u00a0for the average unit, is indicative\u00a0that smart seems to be the new luxury in Thailand.\u00a0\u00a0<\/span>\u00a0<\/span><\/p>\n

However,\u00a0smart\u00a0homes\u00a0hitting\u00a0the mainstream\u00a0may still be far off.\u00a0Dilogrerk\u00a0points out\u00a0access to high-tech homes remain mostly confined to\u00a0the\u00a0Thai\u00a0upper crust, with economic factors in the next year\u00a0possibly \u201creducing\u00a0purchasing power in the Bangkok real estate market.\u201d\u00a0But the fact that the factors showing intelligent homes are\u00a0set for take-off\u00a0already\u00a0exist\u2014seamless\u00a0connectivity,\u00a0device interoperability, and\u00a0declining technology costs,\u00a0among\u00a0them\u2014makes\u00a0building\u00a0and investing in\u00a0smart homes\u00a0a\u00a0wise\u00a0move\u00a0indeed.\u00a0\u00a0<\/span>\u00a0<\/span><\/p>\n
