Its knowledge of the nation\u2019s demographics meant it knew what it was doing when it kitted out its ambitious live-work-play showpiece.<\/p>\n<p>As well as the country\u2019s first trampoline and skateboard parks, Urban Village and Factory Phnom Penh features many cultural arts and co-working spaces.<\/p>\n<p>\u201cWe are now employing our third generation of employees,\u201d says Catherine Chan, director of Goldfame Group. \u201cWe did a lot of due diligence work and compared different countries in Southeast Asia. Cambodian people are friendly, energetic, and the population is very young.\u201d<\/p>\n<p>In 2020, Catherine garnered the Real Estate Personality of the Year title, the most prestigious accolade at the <a href=\"https:\/\/www.asiapropertyawards.com\/en\/5th-propertyguru-cambodia-property-awards-returns-to-host-phnom-penh-gala-dinner-to-announce-2020-winners\/\" target=\"_blank\" rel=\"noopener\">5th PropertyGuru Cambodia Property Awards<\/a>. Meanwhile, Urban Village and Factory Phnom Penh took home three major titles, including Best Condo Development (Cambodia) and Best Co-Working Space, as well as two Highly Commended honours at the same event.<\/p>\n<p>With a USD1 billion price tag, the project is regarded as the largest investment by a Hong Kong developer in Cambodia. \u201cAt first, we just wanted to improve the housing for our employees through real estate development,\u201d explains Chan. \u201cIt was getting more difficult to find decent and affordable housing in Phnom Penh due to its rapid growth.\u201d<\/p>\n<figure id=\"attachment_27343\" aria-describedby=\"caption-attachment-27343\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-27343 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DJI_0230.jpg\" alt=\"\" width=\"1000\" height=\"666\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DJI_0230.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DJI_0230-400x266.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DJI_0230-600x400.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DJI_0230-768x511.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-27343\" class=\"wp-caption-text\">Housing plush condominiums, flexible commercial spaces, artisanal f&amp;b businesses, and a spacious creative hub, Urban Village and Factory Phnom Penh is a lynchpin of intellectual, technological development in Cambodia<\/figcaption><\/figure>\n<p>While this is not Goldfame\u2019s first live-work-play project\u2014that honour goes to Urban Loft in Phnom Penh\u2019s fringe Sen Sok district\u2014it is the company\u2019s most centrally located: set between Samdech Hun Sen Boulevard and National Road 2.<\/p>\n<p>Over the last 12 years, Goldfame made moves to acquire and develop the strategically located site. With China Construction (CC3) as contractor and structural consultant, Goldfame was able to complete the first phase of the project last year.<\/p>\n<p>Four 23-storey buildings now tower above the site, offering 828 residences that run the gamut from studios to three-bedroom units.<\/p>\n<p>A second phase, launched in early 2020, will rise even taller: three 51-storey buildings interlinked with a 60-floor tower, housing 1,850 \u201cluxury but affordable\u201d condominiums.<\/p>\n<p>The brownfield site was an industrial complex\u2014Levi\u2019s jeans and Speedo garments used to be manufactured in the factories. But rather than demolish the factory complex, the multi-pronged design team of Atelier Cole, Bloom Architecture, Eden Landscape, and Mutro Design embarked on one of the largest adaptive reuse projects ever witnessed in the country.<\/p>\n<figure id=\"attachment_27349\" aria-describedby=\"caption-attachment-27349\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-27349 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/JMP0464.jpg\" alt=\"\" width=\"1000\" height=\"667\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/JMP0464.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/JMP0464-400x267.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/JMP0464-600x400.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/JMP0464-768x512.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-27349\" class=\"wp-caption-text\">Apart from access to the workspaces at Factory Phnom Penh, Urban Village residents enjoy amenities like a swimming pool, retail street, and even a pet park, a first in the city<\/figcaption><\/figure>\n<p>They have since revitalized the industrial edifices into Cambodia\u2019s citadel of cool: The Factory Phnom Penh.<\/p>\n<p>\u201cAs with any project of this size, the phasing was difficult but the idea to split the project between The Factory and Urban Village proved to be a good one overall,\u201d says David Cole, principal and founder of Atelier Cole. \u201cThe site provides a wonderful connection between National Road 2 or the river and the wider development to the west.\u201d<\/p>\n<p>The 3,500 square metres of award-winning office spaces in The Factory Phnom Penh were converted in part out of a former sewing hall. Bloom architects wanted to \u201cretain the look and feel of a shed,\u201d exposing the hall\u2019s hardwood structure and keeping the cement, concrete, and corrugated steel elements in the material palette. Even a derelict water tower was turned into an oversized \u201cplant pot\u201d for a tree.<\/p>\n<p>\u201cWe did not want to demolish this historical building,\u201d says Cole. \u201cAs much as possible, the building fabric of the factory has been retained. Any addition has been carefully thought through.\u201d<\/p>\n<figure id=\"attachment_27345\" aria-describedby=\"caption-attachment-27345\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-27345 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DSC09610-1.jpg\" alt=\"\" width=\"1000\" height=\"680\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DSC09610-1.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DSC09610-1-400x272.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DSC09610-1-600x408.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/DSC09610-1-768x522.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-27345\" class=\"wp-caption-text\">The developer created generous lobby spaces and incorporated lush planting on every floor in the first phase of Urban Village<\/figcaption><\/figure>\n<p>The Factory Phnom Penh, in hindsight, would not be out of place in Goldfame\u2019s native city Hong Kong where cotton mills and textile factories have similarly been repurposed into creative hubs.<\/p>\n<blockquote><p>Many social integrations in a Khmer village happen outside, in the street or around the market space. The main idea is to create a community rather than a housing development<\/p><\/blockquote>\n<p>The 3.4-hectare complex exudes youthful energy with skateboarders and trampoline gymnasts rubbing shoulders with creative types ranging from artists to dancers to musicians.<\/p>\n<p>The Factory Phnom Penh\u2019s 2,200-square-metre \u201cArtspace\u201d is the nation\u2019s largest creative hub, filled with art galleries and artisanal studios. Outdoors, spectacular murals from Khmer and foreign artists adorn the complex\u2019s alleyways. A fleet of 50 bicycles is available for visitors to ride for free around the campus.<\/p>\n<p><a href=\"https:\/\/www.asiapropertyawards.com\/en\/propertyguru-asia-property-awards-crowns-the-first-female-cambodia-real-estate-personality-of-the-year\/\" target=\"_blank\" rel=\"noopener\"><strong>More: PropertyGuru Asia Property Awards crowns first female Cambodia Real Estate Personality of the Year<\/strong><\/a><\/p>\n<p>The thought process behind Urban Village and The Factory Phnom Penh tries to reconcile life in a traditional Khmer village with Goldfame\u2019s urbanite sensibilities.<\/p>\n<p>\u201cMuch of the social integrations in a Khmer village happen outside, in the street or around the market space,\u201d explains Cole.<\/p>\n<p>\u201cThe main idea is to create a community rather than a housing development. Historically, a village has the elements that provide us with the means to live comfortably. Urbanisation gives us the promise of greater financial stability.\u201d<\/p>\n<figure id=\"attachment_27347\" aria-describedby=\"caption-attachment-27347\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-27347 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/UrbanVillagePhase2.jpg\" alt=\"\" width=\"1000\" height=\"777\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/UrbanVillagePhase2.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/UrbanVillagePhase2-400x311.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/UrbanVillagePhase2-600x466.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/UrbanVillagePhase2-768x597.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-27347\" class=\"wp-caption-text\">The second phase of Urban Village is distinguished by tall, interlinked buildings with large apertures, which help to lighten the wind load and reduce the vertical nature of the block<\/figcaption><\/figure>\n<p>Atelier Cole has taken such communal elements to the next level in Phase 2 of Urban Village, where a podium roof boasts raised gardens and recreation spaces, plus offices, shops, and other conveniences.<\/p>\n<p>\u201cIf the Factory is the soul of the development, then the podium has been designed as the heart,\u201d says Cole. \u201cIt\u2019s a publicly accessible mixture of a town square, high street, and park. The design concept balances the desire to keep an active streetscape level with the need to provide a substantial amount of car parking.\u201d<\/p>\n<p>The upcoming towers in Phase 2 appropriate a ubiquitous quirk of high-rise Hong Kong architecture: larger-than-life building holes. Punctured into the buildings in Phase 2, at heights of 80 metres and 121 metres, respectively, are apertures that facilitate airflow through the interlocked buildings and cool down their exterior walls.<\/p>\n<figure id=\"attachment_27341\" aria-describedby=\"caption-attachment-27341\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-27341 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/Be-Yourself-3.jpg\" alt=\"\" width=\"1000\" height=\"667\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/Be-Yourself-3.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/Be-Yourself-3-400x267.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/Be-Yourself-3-600x400.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/03\/Be-Yourself-3-768x512.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-27341\" class=\"wp-caption-text\">Factory Phnom Penh exemplifies great adaptive reuse, having transformed a defunct manufacturing complex into a vibrant commercial and cultural arts space where startups and subcultures can thrive<\/figcaption><\/figure>\n<p>\u201cThere was a huge amount of optimisation in the design that took inspiration from other high-density cities such as Hong Kong and Singapore,\u201d says Cole. \u201cThe core layouts and circulation were designed to minimise waste of space. By the same token, the mega-development now caters to a different kind of resident beyond homeowners and property seekers.
