But with the pandemic corralling cashed-up shoppers\u2014they purchased CNY47bn (USD55bn) in luxury goods within the mainland last year\u2014business is booming for China\u2019s retail sector.<\/p>\n<p>In a Chongqing shopping mall, it is also blooming.<\/p>\n<p>Inside The Ring Chongqing, the new retail destination by Hongkong Land, grows a 6,000-square-metre botanical garden, one of China\u2019s largest. The 430,000-sqm development in Chongqing\u2019s Jinzhou business district is the first of many \u201cRings\u201d that, according to Hongkong Land chief executive Robert Wong, will herald \u201cthe future of retail.\u201d<\/p>\n<p>China\u2019s largest automobile manufacturing base and producer of one-third of the world\u2019s laptops, the 31-million-strong city of Chongqing has enough purchasing power to propel mall culture forward. The Ring Chongqing has a built-in consumer base in adjacent Yorkville North, Hongkong Land\u2019s 9,800-unit residential project bordering Zhaomushan forest.<\/p>\n<p>Featuring a ring-like, L-shaped layout from Hong Kong architecture firm PH Alpha Design, the mall fronts a 14,000-sqm retail street and a 111,000-sqm office complex. The site showcases China\u2019s taste for \u201ca new form of commercial space,\u201d says PH Alpha Design director Ping Xu in a statement.<\/p>\n<p>Design studio Lead8 stepped in the project in 2018 for a \u201cmajor design intervention.\u201d<\/p>\n<p>\u201cIn the pre-Covid-19 days, a lot of shopping centres to us felt very monotonous,\u201d says Lead8 co-founder and executive director Simon Chua. \u201cThe experience is the same from city to city. They don\u2019t take on too much of a different identity apart from the tenant mix and the shops. The IP is not good enough anymore.\u201d<\/p>\n<p>In a sketch, Chua et al ideated something unique: a botanical park contorted into a 154,000-sqm mall. That was the turning point,\u201d Chua says. \u201cThe client looked at it on the wall and said, \u2018Wow, we never thought about that before.\u2019\u201d<\/p>\n<p>With China Construction Third Engineering Bureau, builder of the 354m-high Raffles City Chongqing, on board, the project broke ground by July 2019. The plot, accessed from Jinzhou Avenue and Huangjue East Road, lent itself well to building the seven-level mall.<\/p>\n<p>\u201cA lot of the foundation was really solid granite like in Hong Kong,\u201d says Chua.<\/p>\n<p>\u201cWe didn\u2019t have to drill down and bury hundreds and hundreds of metres of piles. The challenges are there but the city has a very good foundation.\u201d<\/p>\n<p>The project called for sufficient tonnages of quality soil, especially in the microclimate-controlled sunken plaza where many of the flora would take root. \u201cWe didn\u2019t believe in putting plants in a box,\u201d says Chua. Procuring a nutritious soil mix was also key to success. As was timing: The plants were procured early, then taken to a designated space for observation in transit to the mall.<\/p>\n<figure id=\"attachment_26724\" aria-describedby=\"caption-attachment-26724\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-26724 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Open-Lab-Cultural-Forum-Credit-Lead8.jpg\" alt=\"\" width=\"1000\" height=\"762\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Open-Lab-Cultural-Forum-Credit-Lead8.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Open-Lab-Cultural-Forum-Credit-Lead8-400x305.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Open-Lab-Cultural-Forum-Credit-Lead8-600x457.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Open-Lab-Cultural-Forum-Credit-Lead8-768x585.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-26724\" class=\"wp-caption-text\">The indoor botanical park complements special activity hubs like open lab, a space for reading and leisurely gathering<\/figcaption><\/figure>\n<p>\u201cMoving plants around too often can be very damaging for them,\u201d explains Chua. \u201cA lot of time was spent thinking about how they could adjust to the climate on the site before we moved them into a permanent space.\u201d<\/p>\n<blockquote><p>The elevated walkways all help to create intimacy with nature and extend the gardens vertically. It\u2019s not just the idea of being in the botanical park but also how the botanical park can coexist with the commercial space<\/p><\/blockquote>\n<p>With Shenzhen-based interior landscaper Popjoy Design, Lead8 sourced some 70,000 plants across 300 species for the project, with \u201cthousands more\u201d scrapped due to budget and practicalities like plant height and adaptability to indoor environments. The gardenscapes run almost the entire height of the mall, from the sunken plaza on Basement One (B1) to the L6 level. Mature trees are suspended from above as hanging fixtures, creating an \u201caerial forest.\u201d<\/p>\n<p>Seeing such a tableau of greenery only from a worm\u2019s-eye view would have been an awful waste of space.<\/p>\n<p>Spiralling up the garden is an interconnected series of vertiginous steel ramps, the Oasis Walk, designed by Lead8 to have shoppers engage with the garden at all levels. \u201cThe elevated walkways all help to create intimacy with nature and extend the gardens vertically,\u201d says Chua. \u201cIt\u2019s not just the idea of being in the botanical park but also how the botanical park can coexist with the commercial space.\u201d<\/p>\n<figure id=\"attachment_26718\" aria-describedby=\"caption-attachment-26718\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-26718 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Interiors-Credit-Lead8.jpg\" alt=\"\" width=\"1000\" height=\"707\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Interiors-Credit-Lead8.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Interiors-Credit-Lead8-400x283.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Interiors-Credit-Lead8-600x424.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Interiors-Credit-Lead8-768x543.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-26718\" class=\"wp-caption-text\">Hong Kong design practice lead8 made sure to curate the retail flow in the ring Chongqing from the moment shoppers step out of Chongqing Metro Line 5, to which the mall has a direct connection<\/figcaption><\/figure>\n<p>Ratcheting up the biophilic factor are 24m-high waterfalls, distributing humidity around the foliage, its cascading sounds soothing shoppers. At night, 3D projections are mapped out on the falls, further eliciting visceral responses from people. Sensors, which work with the HVAC systems to optimise temperatures and ventilation around the garden, detect anomalies in humidity.<\/p>\n<p>\u201cHumidity is the biggest enemy for retail, but it is also the friendliest element to the plants,\u201d says Chua. \u201cYou\u2019ve got to look after both.\u201d<\/p>\n<p>See-through curtain walls, punctuated by multi-level reading and social spaces called Open Lab, keep the garden sunlit. They also provide a visual connection to the retail street outside, landscaped by Australia\u2019s Aspect Studios. The walls shoot up to a 42m-high dome, reinforced by vertical steel frames.<\/p>\n<p>\u201cIt was very challenging to keep the vertical frame in place without bending because it does create a very strong torsional effect on the structure,\u201d says Chua. \u201cWe had to use a lot of temporary structures during the construction stage to stop it from bending.\u201d<\/p>\n<p>The mall is made to recall a \u201cmountain city,\u201d with curved ceramic tiles and striated aluminium panels on its fa\u00e7ade symbolising breeze, wind and cloud. The mountain theme continues inside, to the stepped design of the garden-facing balconies. The terracing of the balconies generates more sightlines around the garden.<\/p>\n<figure id=\"attachment_26726\" aria-describedby=\"caption-attachment-26726\" style=\"width: 1000px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-26726 size-full\" src=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Signage-Design-Credit-Lead8.jpg\" alt=\"\" width=\"1000\" height=\"707\" srcset=\"https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Signage-Design-Credit-Lead8.jpg 1000w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Signage-Design-Credit-Lead8-400x283.jpg 400w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Signage-Design-Credit-Lead8-600x424.jpg 600w, https:\/\/www.asiapropertyawards.com\/wp-content\/uploads\/2022\/01\/The-Ring-Signage-Design-Credit-Lead8-768x543.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><figcaption id=\"caption-attachment-26726\" class=\"wp-caption-text\">As the mall\u2019s retail planner and interior designer, Lead8 optimises navigability through the built space with well-designed, conspicuous signages<\/figcaption><\/figure>\n<p>\u201cIf you have such a beautiful space in the building, it will be a waste for some of the floors above not to see everything,\u201d says Chua.<\/p>\n<p>Speciality areas anchor every level of The Ring Chongqing, which holds 74,000 sqm in net leasable areas. These include a \u201ccommune village\u201d on the L4 and L5 levels with interlocking, double-storey shopfronts for F&amp;B tenants. On the L2 level is a 3,000-sqm STEAM (Science, Technology, Engineering, Arts and Mathematics) play centre, Kidzplorer. It fell on Lead8 to curate the retail journey from the moment customers alight at Chongguang station, below basement level. \u201cAnd before you know it, the botanical garden is right in front of you,\u201d Chua says. \u201cThe fact that people discover a botanical park inside a building\u2014it\u2019s the least of what you expect when you go into any commercial space.\u201d<\/p>\n<p>Lead8 holds out hope for the mainstreaming of biophilic retail environments after the pandemic. For Chua, it lets younger people comprehend their place in the greater scheme of the biosphere. \u201cI know I\u2019ll have to bring my children because the garden has educational value in addition to just the experience of shopping.\u201d<\/p>\n<p>It becomes a learning experience for his demographic cohorts, too. \u201cYou will be seeing a lot of biophilic thinking and design coming very, very soon,\u201d says Chua. \u201cBut it\u2019s inevitable. People need nature.
