After experiencing political unrest in 2019 and the COVID-19 pandemic, Hong Kong\u2019s office rental market is finally starting to show recovery signs, says South China Morning Post<\/a>.\u00a0<\/span>\u00a0<\/span><\/p>\n

According to Cushman & Wakefield, the three months to September saw “net absorption\u201d for the first time in two years, meaning more space was taken up than left empty.\u00a0<\/span>\u00a0<\/span><\/p>\n

The company halved its forecast for the overall average rental decline to between four to six percent, from a range of eight to 13 percent.\u00a0<\/span>\u00a0<\/span><\/p>\n

In Q3 2021, the average rent per square foot in Hong Kong has already decreased by 26.4 percent from a high of HKD75.9 in April 2019\u00a0to HKD55.9.\u00a0<\/span>\u00a0<\/span><\/p>\n

Keith\u00a0Hemshall, Cushman & Wakefield\u2019s head of office services, Hong Kong, said, \u201cCompared to the relatively low levels of tenant movement in the second quarter, we saw a\u00a0resurgence of transaction activity\u00a0in the third quarter with several notable deals concluded by tenants from within the banking and finance, insurance and business\u00a0centre\u00a0[and] co-working sectors.\u201d<\/span>\u00a0<\/span><\/p>\n

Hence, the amount of office space being surrendered \u2013\u00a0abandoning\u00a0offices before contract expiration \u2013 dropped 12 percent from the previous quarter, a total\u00a0reduction of 62,000 square feet.\u00a0<\/span>\u00a0<\/span><\/p>\n

Further, Cushman & Wakefield says that the overall office space availability rate slightly dropped to 13.9 percent in Q3 and will likely continue to\u00a0decline at a similar pace throughout 2021.\u00a0<\/span>\u00a0<\/span><\/p>\n

Looking at the retail market, insurance\u00a0companies\u00a0were boosting the sector by exploiting lower rents to expand.\u00a0<\/span>\u00a0<\/span><\/p>\n

Kevin Lam, Cushman &\u00a0Wakefield\u2018s executive director, head of retail services, Hong Kong, said, \u201cWe are seeing more insurance companies actively expanding, aiming to engage with potential and existing customers further. We anticipate insurance service\u00a0centres\u00a0may be an upcoming trend, taking advantage of the lowered retail rentals.\u201d\u00a0<\/span>\u00a0<\/span><\/p>\n

Lam said that most\u00a0districts saw improvement in retail space occupancy levels, with Central and\u00a0Mong\u00a0Kok coming out on top.\u00a0<\/span>\u00a0<\/span><\/p>\n

Moreover, Cushman & Wakefield managing director John Siu mentioned that the government\u2019s recent plans to develop the Northern New Territories will lead to a rise in the white-collar working population, followed by\u00a0higher demand for office buildings.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cIt will also stimulate the local retail and food and beverage [sector],\u201d Siu added.<\/span>\u00a0<\/span><\/p>\n
