Experts in real estate gather to discuss\u00a0how innovation can\u00a0help the\u00a0industry\u00a0prepare for the post-pandemic world<\/p>\r\n\r\n

Moderated by Jules Kay, managing director of\u00a0PropertyGuru\u00a0Asia Property Awards & Events,\u00a0and Bill Barnett, managing director at C9\u00a0Hotelworks<\/a>\u00a0and\u00a0jury chairperson of\u00a0the\u00a0PropertyGuru\u00a0Asia Property Awards (Greater Niseko)<\/a>,\u00a0the final webinar of the PropertyGuru\u00a0Asia Real Estate Summit gathered the finest minds in the industry to discuss\u00a0innovation and real estate, as well as future trends the industry will encounter in the post-pandemic world.<\/p>\r\n\r\n\r\n\r\n

Kicking off the webinar was Robert Day, regional managing director Asia Pacific + China at WATG, who spoke on how the pandemic might affect our buildings and its impact on the setting and community aspect. As the work-from-home trend escalates, it is without a doubt that resorts, offices, and other types of real estate will have to adapt to accommodate new demands and lifestyles. For instance, resorts will have to change amenities, provide better WIFI, establish workspaces, and create an environment that feels like home. More importantly, one of the long-term impacts of COVID-19 is mental health. Hence, developers will need to explore the connection between health and nature, and how to incorporate a proper ecosystem into real estate to improve people’s wellbeing.<\/p>\r\n\r\n\r\n\r\n

Stephan Brutti, creative director at Social F&B by Design, provided insights into the food & beverage industry. The industry continues to be a central part of people\u2019s everyday life amid the pandemic, but one of the trends that are emerging is the move of stronger F&B players to areas with \u2018more space\u2019. With more people moving away from the CBD, operators are going after them to be alongside customers. However, players in the industry believe that crowds will return to the city once we reach the end of the pandemic, making social F&B mixes for mixed developments important. Therefore, developers will need to make deals with F&B operators and figure out ways to make their establishments attractive for such businesses.<\/p>\r\n\r\n\r\n\r\n

On the other hand, what do you think about living in a home that is sustainable and provides the ultimate service of a hotel?\u00a0Luca Dotti, founder and managing director at\u00a0HOMA,\u00a0discussed co-living as a real estate asset class. HOMA operates based on four pillars:\u00a0affordability, community, sustainability, and technology. This unique combination helps differentiate the company, including\u00a0attracting\u00a0longer and shorter rentals of all kinds.\u00a0Additionally, by only offering\u00a0tenants the option\u00a0to rent, this is a recurring-income business model that creates stable and predictable cash flows\u00a0for\u00a0the firm.\u00a0All in all,\u00a0Dotti said\u00a0HOMA\u2019s game plan is to \u201ccreate\u00a0a network of\u00a0residential\u00a0projects that will redefine\u00a0the\u00a0rental experience and make sure\u00a0that\u00a0anybody can afford a place that feels like home.\u201d<\/p>\r\n\r\n\r\n\r\n

Patrick Keane, director at\u00a0Enter Projects,\u00a0talked about\u00a0wellness and spa spaces, and how they help with healing and rejuvenation. Construction materials like bricks may seem ancient, but Enter Projects is redefining this perception by blending 3D technology with ancient arts and crafts. Materials can be old-aged, but it is time for designers to rethink\u00a0their\u00a0structure and embrace new technologies. It is now possible to print buildings, such as coral structures that have been printed to help bring\u00a0back marine\u00a0wildlife. It is now the time to take\u00a0the classic materials that we have seen and used for thousands of years and reinterpret them for new uses and applications, which\u00a0most importantly, is\u00a0more\u00a0environmentally friendly.<\/p>\r\n\r\n\r\n\r\n

As consumers\u00a0become\u00a0more\u00a0environmentally conscious, players in real estate must not forget the importance of ESG\u00a0(environmental, social, governance).\u00a0Matthew\u00a0Carlisle, associate director at XCO2,\u00a0explained that ESG is a set of criteria that socially conscious investors, government,\u00a0or\u00a0regulators\u00a0can use to assess\u00a0the\u00a0sustainability performance of a company, fund, trust, or portfolio. ESG investment has become an undeniable trend, with almost\u00a0USD1\u00a0trillion\u00a0invested in ESG, so it is evidently no longer niche.\u00a0With more than 40 percent of global emissions coming from the construction sector, ESG is considered a golden opportunity for real estate investors.\u00a0There are\u00a0various\u00a0commercial benefits,\u00a0including\u00a0higher tenancy rates, lower operational costs, increased\u00a0resilience of\u00a0assets, and access to green funding.<\/p>\r\n\r\n\r\n\r\n

Lastly,\u00a0Scott\u00a0Dyde, director at\u00a0SALA\u00a0Design Group, shared five current trends in residential landscape\u00a0–\u00a0green walls,\u00a0sky gardens,\u00a0hydrotherapy pools, outdoor cooking amenities, and\u00a0customised\u00a0adventure playground.\u00a0Green walls\u00a0are\u00a0trending\u00a0not only\u00a0because of their aesthetics,\u00a0but\u00a0it helps\u00a0maximise\u00a0greenery and nature within the development to create a landscape that provides\u00a0a sense\u00a0of escape from the hustle and bustle of the city.\u00a0Sky gardens offer stunning views and give residents\u00a0an outdoor space\u00a0to\u00a0feel\u00a0the\u00a0breeze\u00a0and socialize with\u00a0neighbours,\u00a0building\u00a0stronger communities in the residential projects. Additionally, outdoor hydrotherapy pools\u00a0have become increasingly popular, particularly to the health- and wellbeing-conscious folk,\u00a0with developments\u00a0extending\u00a0onto\u00a0yoga lawns and meditation decks to\u00a0capitalise\u00a0on the outward trend.\u00a0As the pandemic induces people\u2019s cravings to gather with family and friends, outdoor cooking amenities\u00a0that are designed luxuriously\u00a0are\u00a0an emerging trend.\u00a0Finally,\u00a0customised\u00a0adventure playgrounds are an incredible selling point in residential products geared\u00a0towards young families. Not only are they stunning children-friendly\u00a0fixtures,\u00a0but also an iconic sculpture element within the residential landscape.<\/p>\r\n\r\n\r\n\r\n
