Sydney, Brisbane, and Canberra recorded the highest clearance rates for the month of August\u00a0<\/span>\u00a0<\/span><\/p>\n

Despite Australia\u2019s two biggest capital city markets\u00a0under lockdown, Australians continued to buy property at record prices during August, reported Domain<\/a>.\u00a0<\/span>\u00a0<\/span><\/p>\n

The latest Domain Auction report revealed that\u00a0Sydney\u2019s auction median reached AUD1.92 million\u00a0(USD1.41 million)\u00a0and Melbourne at AUD1.19 million\u00a0(USD876,619), while\u00a0Sydney, Brisbane, and Canberra recorded the highest clearance rates for August.\u00a0<\/span>\u00a0<\/span><\/p>\n

Nicola Powell, chief of research and economics at Domain, said capital city auction markets showed unusually intense competition and demand.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cIt\u2019s phenomenal. For some buyers, lockdowns\u00a0aren\u2019t\u00a0deterring,\u201d she said.<\/span>\u00a0<\/span>\u201cThe fact is, lockdowns or not, some people still need to buy; they could be in between houses, they could have missed out earlier in the year, and now they\u2019re ploughing ahead and making a strong offer.\u201d<\/span>\u00a0<\/span><\/p>\n

However,\u00a0Melbourne\u2019s\u00a0median\u00a0auction price\u00a0may be\u00a0up, but the\u00a0city\u2019s ban on one-on-one inspections has caused the\u00a0withdrawal rate\u00a0to double and the clearance rate to plunge 52.5 percent.\u00a0<\/span>\u00a0<\/span><\/p>\n

Powell said Melbourne\u2019s median auction price increased only because there wasn\u2019t enough supply to satisfy demand.\u00a0<\/span>\u00a0<\/span><\/p>\n

Most Melbournians said they would hold off selling until in-person inspections were allowed again, which is expected to resume on September 19\u00a0with 70 percent of Victoria\u2019s eligible population vaccinated with at least one dose.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cThat, in itself, is great news for the market,\u201d Powell said. \u201cIt gives so much clarity for buyers and sellers and means sellers are postponing rather than withdrawing. Before that date, they were withdrawing because there was no end in sight.\u201d<\/span>\u00a0<\/span><\/p>\n

In Brisbane,\u00a0Peter Burgin, chief auctioneer at Place Estate Agents, said auctions had well and truly cemented their place in the property market in 2021.<\/span>\u00a0<\/span><\/p>\n

\u201cEverything about August was unprecedented. In terms of volume, it was unprecedented; the number of buyers was unprecedented. We\u2019re now averaging eight people for every auction. That number last year would have been three, possibly four,\u201d he said.<\/span>\u00a0<\/span><\/p>\n

\u201cThe market is exceeding vendor expectations.\u00a0Every week you go into another bunch of auctions and say, is this the week the market is going to give us a bit of a black eye \u2013 but no, bang, it\u2019s back on. People are going with fairly aggressive bids and bidding competitively.\u201d<\/span>\u00a0<\/span><\/p>\n
