The pandemic has led Thailand\u2019s resort real estate market to experience a change in buyer profiles, as domestic property buyers jump on the second home market, reported C9\u00a0Hotelworks<\/a>.\u00a0<\/span>\u00a0<\/span><\/p>\n

Gathered data indicates a significant increase in year-to-date online inquiries in the popular Thai seaside resort area of Hua Hin. Looking at consumers\u2019 buying motivation for investment purposes or a holiday home, there have been behavioural changes towards lifestyle purchases in Koh Samui, Phuket, Pattaya, and particularly, Hua Hin. <\/span>\u00a0<\/span><\/p>\n

Boon\u00a0Yongsakul, chairman of Boat\u00a0Pattana, said,\u00a0<\/span>\u201cour Shambala luxury pool villa project in\u00a0Bangtao\u00a0Beach initially targeted legacy overseas buyers in the Laguna Phuket area. But by the middle of last year, we saw a strong influx of Bangkok\u00a0buyers\u00a0and this has continued to drive sales momentum to date\u201d.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cOne of the most notable characteristics in Thai buyers that have changed is the desire for resort living, quality of life, and outdoor areas. If you look back five years, island real estate was focused on investment-type condominiums, but today it’s single-family homes or second residences,\u201d added Yongsakul.<\/span>\u00a0<\/span><\/p>\n

Bill Barnett, managing director at consulting group C9 Hotelworks and jury chairperson of PropertyGuru Asia Property Awards (Greater Niseko), shares some insights on how \u2018new normal\u2019 living impacts Thailand\u2019s resort property market. <\/span>\u00a0<\/span><\/p>\n

He said,\u00a0\u201cBangkok\u2019s worsening pollution problems play a part in real estate purchase values. \u00a0Another is the pandemic \u2018Zoom-factor\u2019 that has created what we expect to be a longer-lasting trend of working from home. Real estate developers are now facing changing consumer tastes for flex-specs and recreational areas.\u201d<\/span>\u00a0<\/span><\/p>\n

Moreover, buyers have been seeking properties that offer a new lifestyle.\u00a0Tjeert\u00a0Kwant, CEO of Banyan Residences, says buyers\u00a0are looking to escape\u00a0the\u00a0city life and enjoy a more healthy, active lifestyle.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cThis for us has been the key driver with families and couples and looking for spacious second homes outside of Bangkok,\u201d said Kwant.\u00a0<\/span>\u00a0<\/span><\/p>\n
