According to Domain<\/a>,\u00a0property investors are\u00a0pondering over\u00a0the\u00a0efficacy of\u00a0new green energy infrastructure\u00a0and whether it is a new, worthy opportunity.\u00a0<\/span>\u00a0<\/span><\/p>\n

Traditionally, the opening of new mines or old ones and the finding of new reserves of gas drive investment into homes and businesses nearby in\u00a0hopes to bring in\u00a0big workforces.\u00a0What about the\u00a0announcement of new green energy infrastructure?\u00a0<\/span>\u00a0<\/span><\/p>\n

Christine Williams, Smarter Property Investing principal, said, \u201cThat doesn\u2019t tend to do much at all for an area.\u201d\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cIf you think about South Gippsland in Victoria, the owners of the land on which the wind farms are placed receive substantial leasing fees, but the townships nearby don\u2019t receive much,\u201d she added.\u00a0\u201cThey might grow a little because of the maintenance people needed to look after the equipment, but once the renewable plants are up, they don\u2019t require much\u00a0labour\u00a0at all. It\u2019s like the Sydney Harbour Bridge; it needed a huge\u00a0labour\u00a0force to build it, and then you only have maintenance people looking after it.\u201d<\/span>\u00a0<\/span><\/p>\n

Hence,\u00a0those with confidence in a green future are moving towards investing in individual energy-efficient buildings instead.\u00a0<\/span>\u00a0<\/span><\/p>\n

Rooney said, \u201cWe are seeing a huge difference in investment drivers as property leans into net-zero buildings, which means that there is a lot smaller market for gas as these are highly efficient buildings powered by renewables.\u201d\u00a0<\/span>\u00a0<\/span><\/p>\n

Similarly, many investors in the residential market favour more energy-efficient houses, seeing that tenants experience clear benefits such as lower power bills, better-designed and comfortable homes, and higher environmental responsibility.<\/span>\u00a0<\/span><\/p>\n

\u201cThe financial benefits are more tangible now,\u201d said Michael Di Russo, director and joint head of property at the Clean Energy Finance Corporation.\u00a0\u201cInvestors understand that and, if customer demand is there, then they will follow.\u201d\u00a0<\/span>\u00a0<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
