Despite concerns over\u00a0hosting\u00a0the Tokyo Olympics,\u00a0investors suggest\u00a0carrying it on as\u00a0it is\u00a0helping fuel expectations for Japan\u2019s real estate investment trusts\u00a0(J-REITs), reported\u00a0<\/span>The Japan Times<\/span><\/a>.\u00a0<\/span>\u00a0<\/span><\/p>\n

According to an analyst, the event provides a \u201cshow window\u201d for Tokyo\u2019s real estate, whether\u00a0an\u00a0audience\u00a0is allowed or not. Along with the games, the\u00a0increasing\u00a0pace of Japan\u2019s COVID-19 vaccination campaign is also helping\u00a0boost\u00a0expectations for J-REITs.\u00a0<\/span>\u00a0<\/span><\/p>\n

Eiji\u00a0Kinouchi, Daiwa Securities Co. analyst, said, \u201cShould the Olympics and Paralympics move forward\u00a0with\u00a0the\u00a0help of vaccines, it\u2019s highly\u00a0likely\u00a0that money will flow into J-REITs globally \u2013 even if the games are held without spectators.\u201d\u00a0<\/span>\u00a0<\/span><\/p>\n

Seeing that the\u00a0Olympics\u00a0is starting in less than 50 days, the debate\u00a0around the merits of the\u00a0event continues.\u00a0<\/span>\u00a0<\/span><\/p>\n

While foreigners won\u2019t be attending the games, the global TV audience is estimated at more than 3 billion viewers, offering a golden opportunity for Tokyo\u2019s booming real estate sector to display itself\u00a0to the world.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cHistorically, countries that host the Olympics and Paralympics see their REIT indexes gain for two years, starting from the year they host the games,\u201d\u00a0Kinouchi\u00a0said. \u201cIt could be due to a \u2018show window effect,\u2019 as investors worldwide see the city rebuilt beautifully on screen,\u201d he said.<\/span>\u00a0<\/span><\/p>\n

The Tokyo Stock Exchange REIT Index has been experiencing a positive outlook, booking gains every month this year.
