According to Security and Exchange Commission (SEC) officials,\u00a0the\u00a0revised\u00a0tax incentives on the\u00a0Inland Revenue Act\u00a0to\u00a0assist the newly introduced SL-REITs (Sri Lanka Real Estate Investment Trusts)\u00a0have\u00a0motivated\u00a0real estate\u00a0companies\u00a0to hop on board,\u00a0reported\u00a0<\/span>The Sunday Times.<\/span><\/a>\u00a0<\/span><\/p>\n

SEC Chairman\u00a0Viraj\u00a0Dayaratna, said:\u00a0\u201cThe SEC submitted budget proposals and other representations to the Ministry of Finance on SL- REITS and some property companies are quite interested and are awaiting the gazette on the tax.\u201d<\/span>\u00a0<\/span><\/p>\n

Along with SEC proposals, the proposals and recommendations from the listed companies and market participants have been submitted to the Ministry of Finance, which will then verify whether they can be included in the National Budget. <\/span>\u00a0<\/span><\/p>\n

Dayaratna added that the SEC can now authorise a managing company to establish SL-REITs, together with a bank appointed by the company to serve as a trustee for the trust, to be created by a trust deed. Thereafter, the managing company will have to apply for an IPO to be listed on the Colombo Stock Exchange (CSE).<\/span>\u00a0<\/span><\/p>\n

Construction projects\u00a0admissible for SL-REITs are those\u00a0that are\u00a0already\u00a0completed, have at\u00a0least 20 percent occupancy, and\u00a0are\u00a0earning profit.<\/span>\u00a0<\/span><\/p>\n

Meanwhile, the\u00a0final policy to allow Repurchase Agreement\u00a0(REPO)\u00a0transactions\u00a0regarding Corporate Debt Securities on CSE\u2019s Over-The-Counter\u00a0(OTC)\u00a0Platform was\u00a0finalised with the CSE.\u00a0The\u00a0approval in-principle\u00a0was\u00a0accorded\u00a0to the CSE to enforce this\u00a0system.<\/span>\u00a0<\/span><\/p>\n
