According to Bangkok Post<\/a>, new condo supply in Bangkok is likely to be dominated by the affordable segment this year, as developers are\u00a0<\/span>shifting to this growing market despite many completed units still unsold.\u00a0<\/span>\u00a0<\/span><\/p>\n

Phattarachai<\/span>\u00a0<\/span>Taweewong<\/span>, research and communication director at property consultant Colliers Thailand, said this year is the first in five years that new condo supply with affordable prices would be the most\u00a0energetic segment.\u00a0<\/span>\u00a0<\/span><\/p>\n

“Condos with affordable prices of lower than 100,000 baht per square\u00a0<\/span>metre<\/span>\u00a0or below\u00a0<\/span>THB3<\/span>\u00a0million a unit will mostly dominate the market as developers plan to launch these units in large numbers,” he said.<\/span>\u00a0<\/span><\/p>\n

Sena<\/span>\u00a0Development Plc, winner of the Best Mid End Condo Architectural Design (Bangkok) and Special Recognition in CSR at the\u00a0<\/span>PropertyGuru<\/span>\u00a0Thailand Property Awards 2019,\u00a0<\/span>has eight new projects scheduled to launch this year with units priced below THB2 million (U<\/span>SD64,212).<\/span>\u00a0<\/span><\/p>\n

Six of these eight projects include units priced lower than THB1 million in city fringe locations, namely Bang\u00a0<\/span>Khae<\/span>,\u00a0<\/span>Theparak<\/span>,\u00a0<\/span>Bang<\/span>\u00a0Bua Thong, Bang Pu, Lat\u00a0<\/span>Krabang<\/span>, and\u00a0<\/span>Rangsit<\/span>\u00a0Klong 4.\u00a0<\/span>\u00a0<\/span><\/p>\n

Kessara<\/span>\u00a0<\/span>Thanyalakpark<\/span>,\u00a0<\/span>Sena’s<\/span>\u00a0managing director, said, “Condo units costing less than\u00a0<\/span>THB<\/span>1 million <\/span>will replace townhouses in the same locations that are not affordable\u00a0<\/span>anymore<\/span>.\u201d<\/span>\u00a0<\/span><\/p>\n

Other developers include\u00a0<\/span>Sansiri<\/span>\u00a0Plc, which aims to launch four new condo projects with units starting at THB1.29 million near\u00a0<\/span>CentralPlaza<\/span>\u00a0<\/span>Bangna<\/span>,\u00a0<\/span>Kasetsart<\/span>\u00a0University,\u00a0<\/span>Ratchayothin<\/span>\u00a0<\/span>skytrain<\/span>\u00a0<\/span>station<\/span>, and\u00a0<\/span>Ramkhamhaeng<\/span>\u00a012 MRT station.\u00a0<\/span>\u00a0<\/span><\/p>\n

“Feasible locations for affordable condos are city fringe areas where new mass transit lines are under construction. Those plots are more available for new development with lower land prices than inner-city areas,” said<\/span>\u00a0<\/span>Phattarachai<\/span>\u00a0of Colliers.<\/span>\u00a0<\/span><\/p>\n

Colliers anticipates more than half of the 4,500 condo units expected to launch in Q2 2021 will be priced at THB50,000-100,000 per square <\/span>metre<\/span>, lower than TH<\/span>B2\u00a0<\/span>million<\/span>\u00a0per unit.\u00a0<\/span>\u00a0<\/span><\/p>\n

Around 46 percent<\/span>\u00a0of new supply in the first quarter was near new mass transit\u00a0<\/span>lines<\/span> under construction, such as the Yellow Line, and in city fringe <\/span>locations<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

“The best seller in the first quarter were units priced between 100,000-150,000 baht per sq m as all of them came from big projects by large developers that wanted to replace units sold last year,” said<\/span>\u00a0<\/span>Phattarachai<\/span>.<\/span>\u00a0<\/span><\/p>\n

According to the Real Estate Information Center (REIC), the number of housing transfers for new condos priced lower than THB3 million rose 1.1 percent from 2020 despite the pandemic.<\/span>\u00a0<\/span><\/p>\n
