As reported by APREA<\/a>, major economies are experiencing their first contractions in more than a decade after the arrival of the COVID-19 pandemic,\u00a0<\/span>but\u00a0<\/span>real assets,\u00a0<\/span>i<\/span>nfrastructure investments<\/span>,<\/span>\u00a0and REITs<\/span>\u00a0<\/span>are\u00a0<\/span>calculated to help drive the region\u2019s recovery and secure its economic future.\u00a0<\/span>\u00a0<\/span><\/p>\n

The report, prepared by Sigrid Zialcita, <\/span>APREA\u2019s\u00a0<\/span>chief executive officer<\/span>\u00a0<\/span>and a former speaker at ARES in Bangkok and\u00a0<\/span>a few\u00a0<\/span>PropertyGuru\u00a0events in\u00a0<\/span>Singapore, indicates that i<\/span>nfrastructure investment is a powerful force that governments can use<\/span>\u00a0to stimulate the economy<\/span>. It\u00a0<\/span>boost<\/span>s<\/span>\u00a0short-term demand, as well as\u00a0lays the foundation for future economic growth<\/span>.\u00a0<\/span>Not only do these investments generate significant multiplier\u00a0effects, but collectively, the region can become\u00a0<\/span>stronger\u00a0<\/span>via sustained\u00a0<\/span>infrastructure<\/span>\u00a0<\/span>investment<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

Many countries in the region have economic ambitions to power infrastructure spending and uplift the<\/span>mselves out of this plunge.\u00a0<\/span>For instance,\u00a0<\/span>China announced plans to develop \u201cnew infrastructure\u201d, requiring<\/span>\u00a0nearly U<\/span>S<\/span>D<\/span>7 trillion for the next five to seven years.\u00a0<\/span>The Indian government\u00a0<\/span>also\u00a0<\/span>recently pledge to expand expenditure into its USD1.5 trillion infrastructure pipeline.\u00a0<\/span>In Southeast Asia, ambitious infrastructure projects are set in stone, such as President Duterte\u2019s \u201c<\/span>Build!,<\/span>\u00a0<\/span>Build!,<\/span>\u00a0Build!\u201d plan in the\u00a0<\/span>Philippines<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

Another drive to the infrastructure boom is the integration of the region\u2019s economies, namely China\u2019s Belt Road Initiative<\/span> and Japan\u2019s reformulation of its strategies to target supply-side policies to speed up and\u00a0<\/span>sustain<\/span>\u00a0<\/span>economic<\/span>\u00a0growth.\u00a0<\/span>\u00a0<\/span><\/p>\n

Moreover, the pandemic has impacted real estate, steering a new era for the industry<\/span>\u00a0and necessitating a reset to redefine real estate\u2019s place in the city\u00a0<\/span>and<\/span>\u00a0the economy.\u00a0<\/span>\u00a0<\/span><\/p>\n

REITs have potential beyond its entity of listed security in the region, but it is a catalyst for sustained <\/span>urbanisation<\/span>. As a funding source substitute\u00a0<\/span>now<\/span>, REITs are emerging to be a vital tool to\u00a0<\/span>revitalise<\/span>\u00a0economies.\u00a0<\/span>\u00a0<\/span><\/p>\n
