In India, the Re<\/span>al Estate Investment Trust (REIT) sector is\u00a0<\/span>expected to enter<\/span>\u00a0a\u00a0<\/span>stretch\u00a0<\/span>of long-term\u00a0<\/span>growth<\/span>,<\/span>\u00a0with approximately USD36 billion listings\u00a0<\/span>anticipated<\/span>\u00a0<\/span>in 2021\u00a0<\/span>and beyond,\u00a0<\/span>reported\u00a0<\/span>The Economic Times<\/span><\/a>,<\/span>\u00a0citing data published by\u00a0<\/span>global real estate services firm\u00a0<\/span>JLL.<\/span>\u00a0<\/span><\/p>\n

The surge of REIT listings in the country is predicted to lead to <\/span>a substantially higher number of buyers and sellers<\/span>, which, in turn, will further\u00a0<\/span>multiply<\/span>\u00a0<\/span>market liquidity and yield compression, and st<\/span>imulate the securitisation of real estate assets.<\/span>\u00a0<\/span><\/p>\n

Samantak Das, chief economist and head research & REIS at JLL, said:\u00a0“India\u2019s current office markets across seven major cities have potential space of\u00a0284\u00a0million sq. ft. that could be securitised with an estimated value of USD36 billion.<\/span>\u00a0<\/span><\/p>\n

This estimate was based on buildings that meet two important criteria – single ownership and large floor space with high occupancy rate.” <\/span>\u00a0<\/span><\/p>\n

With office deals accumulatin<\/span>g<\/span>\u00a0USD3.1 billion in 2020,\u00a0<\/span>he\u00a0<\/span>explained that the office market has been\u00a0<\/span>at the forefront among the asset classes in the country<\/span>, highlighting its value to upcoming REIT listings<\/span>.<\/span>\u00a0<\/span><\/p>\n

Brookfield Properties\u2019 Candor TechSpace in Sector 21, Gurugram, India\u00a0<\/span>will be among the office developments that will benefit from this optimistic outlook, particularly\u00a0<\/span>with\u00a0<\/span>the\u00a0<\/span>PropertyGuru Asia Property Awards (India) 2020<\/span><\/a>\u00a0<\/span>Best Breakthrough Developer,\u00a0Best Office Development, and\u00a0Best Green Development\u00a0<\/span>prestige titles\u00a0<\/span>under its belt.<\/span>\u00a0<\/span><\/p>\n

The report from J<\/span>LL also noted Bengaluru as the biggest source<\/span> for <\/span>prospected assets\u00a0<\/span>available for securitisation,\u00a0<\/span>amounting to 31 percent or 88 million sq ft of potential REIT assets,\u00a0<\/span>with an estimated worth of USD11.16 billion.<\/span>\u00a0<\/span><\/p>\n

The city is home to massive IT spaces\u00a0<\/span>with global occupiers,\u00a0<\/span>enabling\u00a0<\/span>th<\/span>e sector<\/span>\u00a0<\/span>to be the<\/span>\u00a0frontrunner for\u00a0<\/span>newly listed REITs and <\/span>permitting the aggregation of assets into managed structures<\/span>, particularly since\u00a0<\/span>large funds or developers own\u00a0<\/span>the majority of assets<\/span>.<\/span>\u00a0<\/span><\/p>\n

The prediction for the growth in listings came shortly after the<\/span>\u00a0<\/span>impressive\u00a0<\/span>launch of the\u00a0<\/span>country\u2019s\u00a0<\/span>third<\/span>\u00a0sponsored REIT in early 2021.<\/span>\u00a0<\/span><\/p>\n

Following India\u2019s listing of\u00a0<\/span>its\u00a0<\/span>first REIT in 2019,\u00a0<\/span>a system to enhance corporate governance, liquidity, and transparency was formed to help REITs flourish.<\/span>\u00a0<\/span><\/p>\n

\u201cIndia\u2019s REIT evolution has been both rapid and revolutionary for the real estate sector. The fact that the closing of transactions was made possible even amidst a pandemic has demonstrated the maturity of the market and transformed India\u2019s real estate corporate finance landscape and market liquidity,” said Priyank Shah, the director of capital markets in Asia Pacific at JLL.<\/span>\u00a0<\/span><\/p>\n

The structural composition will provide plenty of opportunities\u00a0<\/span>for<\/span>\u00a0institutio<\/span>nal investors\u00a0<\/span>to be part of,\u00a0<\/span>perhaps by\u00a0<\/span>co-investing with existent platforms before the Initial Public Offering or gathering complementary\u00a0<\/span>portfolios for securitisation into REITs.<\/span>\u00a0<\/span><\/p>\n
