In just a year, the <\/span>pandemic has drastically\u00a0<\/span>changed how businesses operate all over the globe,\u00a0<\/span>forcing the office market to reevaluate its strategies<\/span>\u00a0and develop more lucrative solutions<\/span>.<\/span>\u00a0<\/span><\/p>\n

Though the long-term impact is still unknown,\u00a0<\/span>leading international property consultant\u00a0<\/span>CBRE Thailand<\/span><\/a>\u00a0<\/span>revealed that companies <\/span>will have to\u00a0<\/span>redefine how office spaces function,\u00a0<\/span>with\u00a0<\/span>primary\u00a0<\/span>focus on flexibility, community culture, and collaboration.\u00a0<\/span>Above all, they\u00a0predict that \u201cspace optimisation will take centre stage in the years to come.\u201d<\/span>\u00a0<\/span><\/p>\n

Charnwit Pasuwat, the head of design development at CBRE Thailand,\u00a0<\/span>said the office market has visibly transformed over the past five years as businesses\u2019 a<\/span>pproach to workspaces have become more complicated.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

R<\/span>esearch conducted<\/span>\u00a0<\/span>by the consulting firm revealed that\u00a0<\/span>enquiries\u00a0<\/span>received\u00a0<\/span>before<\/span>\u00a02015<\/span>\u00a0<\/span>mostly centred around\u00a0<\/span>\u201c<\/span>office expansion<\/span>\u201d<\/span>\u00a0<\/span>within a provided budget.<\/span>\u00a0The trend started to change between 2015 and 2019 as clients<\/span>\u2019 concern over the \u201ccost-effectiveness”<\/span>\u00a0o<\/span>f the workplace<\/span>\u00a0grew<\/span>, with<\/span>\u00a053 percent\u00a0<\/span>evaluating\u00a0<\/span>how they can grow their business<\/span>\u00a0and<\/span>\u00a0employee headcount in their current office\u00a0<\/span>without the need for<\/span>\u00a0expan<\/span>sion<\/span>.<\/span>\u00a0<\/span><\/p>\n

By 2020,\u00a0<\/span>the primary considerations revolved around risk mitigation and cost<\/span>\u00a0containment.<\/span>\u00a0<\/span>CBRE forecasts that<\/span>\u00a0across Asia Pacific,<\/span>\u00a0\u201cthe trend will shift to some form of remote working\u201d come 2025.<\/span>\u00a0<\/span><\/p>\n

Last year, <\/span>the\u00a0<\/span>office market\u00a0<\/span>was challenged by the pandemic,\u00a0<\/span>as it\u00a0<\/span>led to the biggest remote working shift the world has seen. With the dwindling number\u00a0<\/span>of infections across Thailand and the promise of a vaccine in the coming months, most businesses have returned to normal workflow<\/span>\u00a0and have yet to renounce the office space concept.<\/span>\u00a0<\/span>\u00a0<\/span><\/p>\n

Kasemsubsiri Co., Ltd.\u2019s THE PARQ and\u00a0AIA Company Limited\u2019s\u00a0AIA East Gateway office developments \u2013 which nabbed trophies at\u00a0the\u00a015th\u00a0PropertyGuru\u00a0Thailand\u00a0Property Awards\u00a02020<\/a> \u2013 were among\u00a0th<\/span>e offic<\/span>e\u00a0<\/span>developments\u00a0<\/span>that were able to recover amid the pandemic.<\/span>\u00a0<\/span><\/p>\n

Nevertheless, CBRE believes that establishing the right workplace strategy can help drive workspace efficiency. <\/span>\u00a0<\/span><\/p>\n

\u201cThe Bangkok office market in the economic weather of 2020 witnessed up to 30 percent of space consolidation or contraction from businesses, such as advertising, medical, automobile, and legal,\u201d said the head of advisory and transaction services \u2013 office at CBRE Thailand Roongrat Veeraparkkaroon.<\/span>\u00a0<\/span><\/p>\n

\u201cOn the contrary, e-commerce and logistics businesses expanded their space up to 100 percent and up to 200 percent for technology platform companies, as a result of last year\u2019s rapid online growth.\u201d<\/span>\u00a0<\/span><\/p>\n

For most of last year, businesses have\u00a0<\/span>re-examined their workplace plans and considered whether they should relocate or renew.<\/span>\u00a0<\/span><\/p>\n

\u201cNow, organisations are re-evaluating their business priorities with more realistic expectations to transform their office space effectively. This depends largely on the organisation\u2019s nature of work and space utilisation,\u201d explained Charnwit.<\/span>\u00a0<\/span><\/p>\n

CBRE expects\u00a0<\/span>workpl<\/span>aces to\u00a0<\/span>shift<\/span>\u00a0from\u00a0<\/span>traditional to a more flexible, collaborative space that can accommodate the organisational, as well as social need<\/span>s of\u00a0<\/span>the\u00a0<\/span>hybrid workforce, enabling\u00a0<\/span>businesses\u00a0<\/span>to maximise the use of their office space.<\/span>\u00a0<\/span><\/p>\n

\u201cThe renewed focus in 2021 lies in improving the quality of workplace experience, along with building flexibility to the existing office space. There may be further office trend evolution this year, in addition to space optimisation as organisations continue to determine the most appropriate way forward,\u201d he concluded. <\/span>\u00a0<\/span><\/p>\n
