As offices worldwide embrace the work-from-home <\/span>(WFH)\u00a0<\/span>approach<\/span>\u00a0and new normal practices<\/span>,\u00a0<\/span>Vietnam\u2019s corporate real estate was quick to reopen and return to the status quo<\/span>, not a \u2018new normal\u2019, leading office portfolios to\u00a0<\/span>look into<\/span>\u00a0using the h<\/span>ub-and-spoke model, reported Cushman & Wakefield Vietnam<\/a>.\u00a0<\/span>\u00a0<\/span><\/p>\n

According to Cushman & Wakefield\u2019s insight into the office market in Vietnam, the\u00a0<\/span>country\u2019s\u00a0<\/span>corporate real estate (CRE) strategy\u00a0<\/span>i<\/span>nvolves a conscious shift of when, how, and where\u00a0<\/span>people use the office.\u00a0<\/span>\u00a0<\/span><\/p>\n

Office portfolios may shift to a hub-and-spoke model, commonly used by logistics markets around the world for many years.\u00a0<\/span>\u00a0<\/span><\/p>\n

Downtown headquarters or \u2018<\/span>hubs\u2019<\/span>\u00a0may shrink, but they will remain vital for key meetings, pitches, interaction, as well as a key driver for talent recruitment. The firm has\u00a0<\/span>learned\u00a0<\/span>that the downtown office will still play a critical role i<\/span>n future CRE strategy, as\u00a0<\/span>social interactio<\/span>n<\/span>\u00a0motivates productivity in certain areas of business and is\u00a0critical to corporate culture.\u00a0<\/span>\u00a0<\/span><\/p>\n

The \u2018spokes\u2019 are expected to be comprised of buildings in fringe areas or\u00a0<\/span>decentralised<\/span>\u00a0locations, flexible and closer to the workforce<\/span>. Work-from-anywhere (WFA) may replace work<\/span>–<\/span>from<\/span>–<\/span>home<\/span>, as co-working spaces or informal locations like shopping malls and coffee shops become places for employees to meet, forming part of a formal CRE strategy.\u00a0<\/span>\u00a0<\/span><\/p>\n

The shift to this model will likely depend on the CRE strategies of multinational companies<\/span>, particularly large firms assessing space in Vietnam and the wider Asia Pacific region.\u00a0<\/span>\u00a0<\/span><\/p>\n
