According to The Phnom Penh Post<\/a>, rents for serviced apartments in the <\/span>capital\u00a0<\/span>have plunged about 20 percent year-on-year by the end of 2020, <\/span>due to the drop in the number of overseas workers and investments in the midst of the pandemic.\u00a0<\/span>\u00a0<\/span><\/p>\n

CBRE Cambodia stated in a recent real estate study that the average monthly rent for \u201cGrade A\u201d\u00a0<\/span>one-bedroom apartments were USD900 to 1,500, while two-bedroom units were USD800 to 2,300 as of the end of last year<\/span>, down\u00a018.74 percent year-on-year.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cGrade B\u201d studios and one-bedroom apartments were USD500 to 1,000 per month, while two-bedroom units were USD1,200-1,600, down 18.21 percent year-on-year. <\/span>\u00a0<\/span><\/p>\n

Kim\u00a0<\/span>Kinkesa<\/span>, CBRE Cambodia senior manager, said that rents for serviced apartments in Phnom Penh<\/span>\u00a0have gradually declined since the end of Q1 2021,<\/span>\u00a0pinning the situation on foreign residents that have not returned due to travel restrictions.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cAccording to research, apartment rental prices in 2021 may decline even further seeing that the number of foreigners travelling to Cambodia will not be as large as before,\u201d said\u00a0Kinkesa.\u00a0<\/span>\u00a0<\/span><\/p>\n

She added that \u201ccompetition in <\/span>rental<\/span>\u00a0prices will only intensify as the number of apartments and condominiums entering the\u00a0<\/span>market<\/span>\u00a0increase in 2021.\u201d\u00a0<\/span>\u00a0<\/span><\/p>\n

As prices are currently at an all-time low,\u00a0<\/span>Kinkesa<\/span>\u00a0expressed optimism that the decline rate would ease this year.\u00a0<\/span>\u00a0<\/span><\/p>\n

Sam\u00a0<\/span>Soknoeun<\/span>, Global Real Estate Association president, said that Cambodia\u2019s apartment rental market is highly dependent on foreigners<\/span>, and the pandemic has placed the market in a rut. <\/span>\u00a0<\/span><\/p>\n

\u201cRents and occupancy rate for apartments in Cambodia have been falling since February last year, as scores of foreign consumers have <\/span>returned<\/span> to their home countries and the number entering\u00a0<\/span>Cambodia<\/span>\u00a0during the period is nigh on nil,\u201d said\u00a0<\/span>Soknoeun<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

Successful control of the outbreak and a pre-pandemic travel environment would induce occupancy rates and rents to <\/span>strengthen<\/span>\u00a0again.\u00a0<\/span>\u00a0<\/span><\/p>\n
