The industrial property sector in Malaysia continues<\/span>\u00a0to serve as a ray of light\u00a0<\/span>in\u00a0<\/span>the country\u2019s glum real estate<\/span>, whilst <\/span>hospitality, retail, and other\u00a0<\/span>tourism-reliant sector<\/span>s<\/span>\u00a0battle<\/span>\u00a0the harsh effects of the pandemic<\/span>, shared Foo Geen Jen, the group managing director of CBRE <\/span>| WTW<\/span>,<\/span>\u00a0during the press launch of\u00a0<\/span>\u2018Restart the Uneven Recovery\u2019<\/span><\/a>\u00a0<\/span>Real Estate Market Outlook 202<\/span>1 report<\/span>.<\/span><\/p>\n

In the long term, the main prospects for real estate are<\/span> regional logistics and warehousing, revealed Foo.<\/span>\u00a0He said that<\/span>\u00a0\u201cthe growing demand for last-mile delivery facilities is in line with the expansion of e-commerce and the expectations of an increasingly sophisticated market.\u201d<\/span><\/p>\n

According to the report, the\u00a0<\/span>e-commerce sector<\/span>\u00a0grew rapidly,<\/span>\u00a0<\/span>accumu<\/span>lating\u00a0<\/span>over MYR100 billion (USD<\/span>24.7 billion)\u00a0<\/span>worth of investments in 2020<\/span>, whereas warehouse and logistics<\/span>, as well data centres<\/span>\u00a0<\/span>also\u00a0<\/span>experienced a rise in demand.<\/span>\u00a0<\/span><\/p>\n

\u201cData centres are a niche sector that has received many enquiries in recent years amid digitalisation, with the main contributors being Industrial Revolution 4.0 and e-commerce. As Malaysia is very stable in terms of geography, we are well-positioned for data centres,\u201d <\/span>s<\/span>ai<\/span>d\u00a0<\/span>Foo.<\/span><\/p>\n

Meanwhile,\u00a0<\/span>CBRE | WTW director Jonathan Lo believes that\u00a0<\/span>the\u00a0<\/span>cons<\/span>truction of the Singapore-Johor Bahru Rapid Transit System (RTS)<\/span>, which\u00a0<\/span>began\u00a0<\/span>la<\/span>st November<\/span>\u00a0and<\/span>\u00a0<\/span>is\u00a0<\/span>targeted\u00a0<\/span>to\u00a0<\/span>commence passenger services\u00a0<\/span>by end of 2026<\/span>,\u00a0<\/span>will\u00a0<\/span>have a<\/span>n impact on the majority of real estate subsectors, including hospit<\/span>ality and residential, logistics and manufacturing, tourism, and retail.<\/span>\u00a0<\/span><\/p>\n

\u201cThe kick-off of the RTS is going to boost investor confidence in Iskandar Malaysia,\u201d\u00a0<\/span>he added<\/span>.<\/span><\/p>\n

In Penang,\u00a0<\/span>CBRE | WTW director Peh Seng Yee\u00a0<\/span>anticipates more purpose-built worker dormitories to pop up around\u00a0<\/span>Seberang Perai\u2019s major industrial parks.<\/span>\u00a0<\/span>He explained that \u201cnew manufacturing investments are expected to remain encouraging in 2021. Transaction activities are expected to remain active, while prices and rents remain stable amid the pandemic.\u201d<\/span><\/p>\n

The industrial sector in Sarawak,\u00a0on the other hand,\u00a0<\/span>is forecasted to remain stable this year due to the government\u2019s ongoing support for small and medium enterprises, said Robert K S Ting, managing director of C H Williams Talhar Wong & Yeo Sdn Bhd.<\/span><\/p>\n

\u201cDespite the temporary slowdown in this sector, the supply chain, logistics, warehousing, and distribution hubs still play an important role and see increased demand,\u201d said Robert.<\/span><\/p>\n

Other<\/span>\u00a0industrial projects that are set to take advantage of the growth potential<\/span>\u00a0not only in Penang and Sarawak, but<\/span>\u00a0<\/span>a<\/span>cross the country<\/span>\u00a0include\u00a0<\/span>t<\/span>he 20<\/span>20<\/span>\u00a0<\/span>PropertyGuru Asia Property Awards (Malaysia)<\/span><\/a>\u00a0<\/span>Best Industrial Developer winner<\/span>\u00a0<\/span>AME Development Sdn Bhd<\/span>\u00a0and Best Industrial Development titleholder i-Park@Senai Airport City by iPark Development Sdn Bhd.<\/span>\u00a0<\/span><\/p>\n

As for<\/span>\u00a0the forecasted outlook\u00a0<\/span>of\u00a0<\/span>Malaysia\u2019s economy, Foo said:\u00a0<\/span>\u201cGenerally, we believe the economy\u2019s recovery will either be K- or W-shaped. In the K-shaped recovery, some sectors will do better while others will not, whereas, in the W-shaped recovery, things will yo-yo and go up and down, depending on the C<\/span>OVID<\/span>-19 situation<\/span>.\u201d<\/span><\/p>\n
