The property market<\/span>\u00a0heaves a sigh of relief, but consumers are still delaying their buying\u00a0decisions\u00a0<\/span>\u00a0<\/span><\/p>\n

According to <\/span>DDproperty,<\/span><\/a>\u00a0Thailand\u2019s property market in the first quarter of 2021 still promises various golden opportunities for investors and buyers in t<\/span>erms of prices and low-interest rates. <\/span>\u00a0<\/span><\/p>\n

The Housing Price Index in Bangkok has declined from 201 to 197 points, a <\/span>two percent\u00a0<\/span>decrease from the last quarter and the lowes<\/span>t recorded Price Index since Q2 2018.\u00a0<\/span>\u00a0<\/span><\/p>\n

High household debt, economic downturn, and the massive new COVID-19 wave has led buyers to delay their purchasing decisions. Hence, <\/span>price wars between developers have risen to lure buyers and speed up\u00a0their buying.\u00a0<\/span>\u00a0<\/span><\/p>\n

Districts with\u00a0the highest Price Index growth are those located near BTS stations such as Bang Khen district<\/span>, which increased by seven percent. Lat Phrao district grew by six percent, as well as Lak Si district.\u00a0<\/span>\u00a0<\/span><\/p>\n

On the other hand, the Supply Index is down approximately\u00a0<\/span>six p<\/span>ercent<\/span>\u00a0from 385 to 363 points<\/span>, as a result of developers delaying new project launches<\/span>\u00a0from prolonged consumer decision-making. The market yet remains optimistic for investors\u00a0<\/span>actively seeking\u00a0<\/span>in\u00a0<\/span>this low-interest-rate <\/span>environment<\/span>, plentiful with promotions and discounts.\u00a0<\/span>\u00a0<\/span><\/p>\n

Locations that have experienced the highest supply decline from Q4 2020 are typically in central Bangkok, particularly Wattana district. Phra Khanong\u00a0<\/span>Nuea<\/span>, Khlong Tan\u00a0<\/span>Nuea<\/span>, and\u00a0<\/span>Khlong<\/span>\u00a0Toei\u00a0<\/span>Nuea<\/span>\u00a0subdistricts<\/span>\u00a0saw huge supply cutbacks by 19, 16, and 15 percent, respectively.\u00a0<\/span>\u00a0<\/span><\/p>\n

Price segments that currently dominate the market are the THB5 million (USD167,389) to 10 million segment, the THB3 to 5 million segment, and THB1 to 3 million segment. <\/span>\u00a0<\/span><\/p>\n

The THB1 to 3 million seemed to attract the most attention, but the THB10 million <\/span>experienced<\/span>\u00a0the highest consumer interest growing by seven percent<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201c<\/span>This\u00a0<\/span>show<\/span>s that lower-middle-class consumers are delaying <\/span>buying\u00a0decisions\u00a0<\/span>during<\/span> this period especially for properties in the THB1 to 3 million <\/span>segment<\/span>, while consumers with\u00a0<\/span>higher<\/span> budgets and stronger purchasing power are showing interest in buying and investing in property. Overall, however, most consumers are still delaying decisions to buy property,\u201d said Kamolpat Sawaengkit, c<\/span>ountry\u00a0<\/span>m<\/span>anager of\u00a0DDproperty.<\/span>\u00a0<\/span><\/p>\n

Investors and sellers should\u00a0<\/span>recognise<\/span>\u00a0changes in consumer\u00a0<\/span>behaviour<\/span> and needs when selling or renting out their properties. <\/span>Preferably, they should defer selling for a higher return in the future<\/span>, as there are many promotional campaigns such as free interest rates or free maintenance fees.\u00a0<\/span>\u00a0<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
