Tokyo\u2019s luxury property market has skyrocketed as developers\u00a0<\/span>capture<\/span>\u00a0demand for high-end\u00a0<\/span>homes<\/span>\u00a0<\/span><\/p>\n

As stated by the Real Estate Economic Institute, brand-new apartments priced over JPY100 million (USD955,922) <\/span>released for sale across greater Tokyo\u00a0<\/span>mounted up to\u00a0<\/span>1,<\/span>818<\/span>\u00a0in 2020. The most expensive was a penthouse in Proud\u00a0<\/span>Daikanyama<\/span> Front, valued at JPY690 million, as reported by Japan Property Central<\/a>.\u00a0\u00a0<\/span><\/p>\n

Today\u2019s luxury listings in Tokyo include a JPY500 million<\/span>\u00a0(USD4.8 million)<\/span>\u00a0penthouse in Grand Hills Meguro 1-Chome, a JPY530<\/span>\u00a0(USD5 million)<\/span>\u00a0million a<\/span>partment in\u00a0<\/span>Shirokane<\/span>\u00a0The Sky, as well as a<\/span>\u00a0JPY520 million<\/span>\u00a0(USD4.9 million)<\/span>\u00a0apartment<\/span>\u00a0soon to be sold in\u00a0<\/span>Foretseine<\/span>\u00a0Shibuya\u00a0<\/span>Tomigaya<\/span>.\u00a0<\/span>\u00a0<\/span><\/p>\n

In January, many tenants started moving into the recently completed 39-storey Park Court Shibuya The Tower located near Yoyogi Park.\u00a0<\/span>Apartments were\u00a0<\/span>quoted<\/span>\u00a0<\/span>like<\/span>\u00a0new freehold\u00a0<\/span>construction;<\/span>\u00a0despite being built on the land of the former Shibuya Ward Office.\u00a0<\/span>\u00a0<\/span><\/p>\n

The most expensive room was a 200 square\u00a0<\/span>metre<\/span>\u00a0penthouse worth approximately JPY1.5 billion (USD14.<\/span>3<\/span>\u00a0million)<\/span>. Other apartment units were priced from JPY1,685,000-2,735,000 per square\u00a0<\/span>metre<\/span>\u00a0off-the-plan, varied by the room\u2019s floor,<\/span>\u00a0size, and views.\u00a0<\/span>\u00a0<\/span><\/p>\n

On the resale market,\u00a0<\/span>Tokyo\u00a0<\/span>Kantei<\/span>\u00a0mentioned\u00a0<\/span>a total of\u00a0<\/span>nine buildings with apartments priced over JPY3 million per square\u00a0<\/span>metre<\/span>\u00a0were listed for sale in 2020, five buildings more than 2019.\u00a0<\/span>\u00a0<\/span><\/p>\n

Developers and brokers have a significant number of buyers queued up to purchase high-end homes in selected areas, which they can easily sell <\/span>without needing to <\/span>publicise<\/span>\u00a0on the open market.\u00a0<\/span>\u00a0<\/span><\/p>\n

According to Nomura Research Institute, the net financial assets of Japanese households have consistently <\/span>grown<\/span>\u00a0since 2013.
