Based on the recent report by the <a href=\"https:\/\/www.scmp.com\/business\/article\/3111156\/desperate-hong-kong-office-landlords-may-ditch-fixed-monthly-rent\" target=\"_blank\" rel=\"noopener noreferrer\">South China Morning Post<\/a>, landlords in Hong Kong\u2019s office rental market are intensely competing for corporate tenants. As renters encounter new work habits, landlords are considering shifting from charging fixed rent to \u201ctiered membership\u201d model to draw in tenants.<\/p>\n<p>Usually, corporate occupiers would pay fixed monthly rent according to the duration of the contract and the size of the space leased. However, consequent to the pandemic, corporate tenants are cutting back expenditure and embracing work-from-home arrangements.<\/p>\n<p>According to JLL, landlords are trying to persuade tenants by adopting a new rental model, where occupants are offered various \u2018membership\u2019 levels depending on the services they use in the building. Big cities like London and Sydney have already started utilizing this concept.<\/p>\n<p><a href=\"https:\/\/www.asiapropertyawards.com\/en\/veteran-investor-proposes-to-finance-12-8-billion-in-hong-kongs-lantau-tomorrow-vision-project\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>More: Veteran investor proposes to finance $12.8 billion in Hong Kong\u2019s Lantau Tomorrow Vision project<\/strong><\/a><\/p>\n<p>Chief operating officer in Greater China and managing director at Hong Kong-based JLL Gavin Morgan mentioned, \u201cas a user in an [office building], I want to have a car parking space, I want a gym membership, a club membership and a place for fine dining. I have to sign five contracts if I also want to have a flexible office space, as well.\u201d<\/p>\n<p>Similar to what co-working space providers employ, the model would charge tenants based on the services used. For example, a gold membership might provide members with gyms, restaurants, and flexible meeting rooms and office spaces, while silver members would have the same access excluding the gym.<\/p>\n<p>Morgan added, \u201cwith more corporates in the mainland and Hong Kong adopting flexible working arrangements, tenants are looking for more cost-efficient and productive ways to utilise space.\u201d<br \/>\nThis flexible model could help increase landlords\u2019 cash flow, satisfy \u201cnew normal\u201d working habits, and increase office demand that has been eroded by work-from-home
