The 12th PropertyGuru Asia Awards Malaysia in partnership with iProperty expands with data-driven, consumer-focused categories
Latest edition of the awards combines data insights, public opinion, and expert judging to honour Malaysian real estate excellence in over 70 categories
KUALA LUMPUR, Malaysia — The 12th PropertyGuru Asia Awards Malaysia in partnership with iProperty, presented by Lim Soh & Goonting Advocates & Solicitors, will take place on 8 October 2025 at The St. Regis Kuala Lumpur, bringing together more than 500 real estate leaders and stakeholders for a night of recognition and celebration.
The 12th PropertyGuru Asia Awards Malaysia in partnership with iProperty stands out with the addition of the inaugural Consumer Demand Awards and the latest edition of the People’s Choice Awards: unique forms of recognition that highlight how the programme evolves with the needs of property seekers.
The Consumer Demand Awards are first-of-its-kind, data-driven accolades determined not by a judging panel but by real demand from Malaysians actively searching for property. Winners are identified via the Total Absolute Demand Index, which tracked views and leads across all new and sub-sale property listings on PropertyGuru Malaysia and iProperty Malaysia between 1 January and 31 December 2024. Based on this data, the awards will celebrate the eight most in-demand developments among property seekers nationwide and beyond.
The People’s Choice Awards are categories entirely voted for by the public, giving Malaysians the power to honour the 10 developers they prefer and trust the most. This year, 30 developers were shortlisted for these awards; within just two weeks, the awards garnered an impressive 27,753 votes. The Top 10 Developers in Malaysia, as chosen by the people, will be unveiled on gala night.
Overall, this year’s programme features 73 categories that reflect the full spectrum of Malaysian real estate excellence—from luxury residences to affordable housing, as well as innovative projects across urban and regional markets. A total of 84 submissions in 59 judged categories were evaluated by a panel of 14 independent industry experts.
In July, shortlisted developers presented their projects to these expert judges during a three-day selection process, also known as the Live Judging Days, in Kuala Lumpur. Every score was carefully reviewed, averaged, and verified under the supervision of HLB Ler Lum Chew to uphold transparency and integrity throughout the process.

Among the returning categories are two honours with particular significance for PropertyGuru’s sustainability advocacy: the Low Carbon Champion and Sustainable Design Champion awards. These distinctions celebrate organisations that have embedded Environmental, Social, and Governance (ESG) standards at the core of their business strategies and recognise leaders advancing sustainable practices in Malaysian real estate.
The gala will further distinguish the industry’s most accomplished individuals. Datuk Sr Mohd Salem Kailany, group chief executive officer of KLCC (Holdings) Sdn Bhd, is set to receive the Real Estate Personality of the Year title from the editorial team of Property Report by PropertyGuru. Dato’ Sri Jerry Kwan Aik Khai, founder and managing director of JRK Holdings Berhad, will be honoured as this year’s Rising Star, an award presented by PropertyGuru.com.my and iProperty.com.my.
By combining expert judging, data insights, and public opinion, the PropertyGuru Asia Awards Malaysia stands apart as the most comprehensive platform celebrating real estate excellence in the country.
Malaysia is one of the property markets comprising the PropertyGuru Asia Property Awards series, which culminates in the Grand Final in Bangkok on 12 December 2025. From Malaysia, more than 20 winners will advance to compete for the Best in Asia titles on this international platform. They will be judged alongside entries from 14 other markets by a Grand Final jury, composed of the head judges of all participating markets.
